Sarpy County Valuation Appeal and Tax Status
The regular 2026 protest period has closed. Sarpy County accepted Form 422 valuation protests from June 1 through June 30. The published final-determination meeting was held July 21, 2026. Owners who timely filed locally and remain dissatisfied should immediately review the Board’s final action and the separate 30-day TERC appeal period.
Filed a 2026 protest
Locate the final determination, compare it with the requested value and calculate any TERC appeal deadline from the applicable final action.
Did not file by June 30
Do not assume a normal value protest remains available. Contact the Assessor about factual corrections and review whether another notice-specific or statutory remedy applies.
Unpaid 2025 real-estate taxes
The normal March 31 and July 31 installment dates have passed. Open the live Treasurer account for the current delinquent balance and interest.
TERC eligibility rule: The county states that an owner generally must have filed a timely protest with the Sarpy County Board of Equalization before taking the valuation dispute to the Nebraska Tax Equalization and Review Commission.
Start with the correct custodian

How to Search Sarpy County Property Records
Choose the best search method.
Use parcel number for an exact match, address for a known location or owner name when locating several properties.
Simplify an address search.
Start with the street number and primary street name. Remove punctuation, apartment information, directions or suffixes when no result appears.
Search owner names broadly.
Begin with the last name or main company name. Try trusts, LLCs, prior owners and alternative spellings.
Open every plausible result.
One owner may have a residence, commercial property, vacant land, tangible personal property or several adjoining parcels.
Review the property-details page.
Compare owner, mailing address, legal description, recent deed information, tax-district codes, drawings, photos and valuation.
Save the nine-digit parcel number.
This is the cleanest identifier for tax search, receipts, protest records and cross-checking other county systems.
Print a dated property-record file.
Use the Property Record File link and select the historical year needed for comparison or evidence.
Fastest search order: Nine-digit parcel number → simplified property address → owner surname or business name.
Match These Six Fields Before Paying, Filing or Appealing

Match all nine digits.
Owner
Check current and prior ownership.
Property address
Confirm the physical location.

How Sarpy County Property Value Becomes a Tax
Actual or market value
Most real property is assessed at 100% of actual value under Nebraska rules.
Compare qualified sales and property characteristics.
Assessed value
The value entered on the county assessment roll for the tax year.
Review land, improvements and classification.
Tax rate
Local subdivision budgets are divided by taxable value to produce rates.
The Assessor does not set the rate.
Property tax
Taxable value is multiplied by the consolidated rate for the tax district.
The Treasurer collects the result.
Residential or commercial property
Nebraska generally assesses real property at 100% of actual value.
Agricultural or horticultural land
Qualifying agricultural or horticultural real property is generally assessed at 75% of actual value.
Special valuation
Qualifying agricultural land influenced by nonagricultural development may require Form 456 review.
Tax-rate distinction: The Assessor values property. School districts, cities, fire districts, SIDs and other local subdivisions adopt budgets and levies that contribute to the tax rate.

The second half was due July 31, 2026 and became delinquent August 1.
