Bradley County Assessment and Tax Status Right Now
The regular Bradley County 2026 Local Board of Equalization scheduling window is closed. The Board began meeting June 1, 2026, and June 17 was the final date to schedule an appointment for the regular 2026 session.
2026 property values
Owners whose appraisal or classification changed were scheduled to receive Assessment Change Notices beginning May 20, 2026.
2026 county tax rate
Bradley County adopted a county base property-tax rate of $1.0772 per $100 of assessed value effective for the fiscal year beginning July 1, 2026.
Cleveland city rate
Property inside Cleveland has a separate 2026 municipal rate of $1.2632 per $100 assessed value in addition to applicable county tax.
Do not treat $1.0772 as the final rate for every county-only parcel. Bradley County also levies a separate fire-district tax on qualifying property in the county fire districts. Use the GIS Fire District map and the actual Trustee bill to determine whether an additional fire levy applies.
Inside Cleveland? Tennessee uses two separate bills: Bradley County tax plus City of Cleveland tax. Cleveland city property is not simply billed at the city rate alone.

How to Search Bradley County Property Records
Select Bradley County.
The state system contains assessment data supplied by the Bradley County Assessor.
Start with a property address.
Enter the street number and main street name. Simplify the address if an exact entry returns no match.
Search by owner when the address is uncertain.
Try the last name first or the main words of a trust, estate, LLC or company.
Use Parcel ID for the cleanest match.
Copy the ID from a prior assessment record, deed, tax bill or map.
Use Advanced Search when basic search is too broad.
Filter by owner, address, subdivision, classification, sale-date range, Parcel ID, control map, group and parcel.
Confirm the property identity.
Match address, owner, Parcel ID, legal description, classification and sale information.
Review the appraisal and assessment.
Do not confuse full appraised market value with the lower assessed value to which the tax rate is applied.
Open the Tennessee Property Viewer when map context matters.
Use the
Property Viewer to understand parcel location and surrounding property.
Move to the Trustee only after the parcel is verified.
The Trustee answers billing, payment and receipt questions; the Assessor answers appraisal and classification questions.
Useful search sequence: Parcel ID → exact address → owner name → Advanced Search by subdivision, classification or sale date.

2025 reappraisal → 2029 next cycle
How Bradley County’s 2025 Reappraisal Affects 2026
2021
Previous Bradley County countywide reappraisal.
2025
Latest state-mandated reappraisal completed using more than 2,200 qualified 2024 real-estate sales.
2026
Non-reappraisal year, but individual parcels can change for additions, damage, corrections or changed use/classification.
2029
Expected next countywide cycle under Bradley County’s continuous four-year reappraisal program.
The 2025 reappraisal estimated fair market value as of January 1, 2025. A 2026 change does not mean another full countywide reappraisal occurred.
A reappraisal increase does not automatically equal the same percentage tax increase. Tax rates are adopted separately after appraisal and equalization processes.

How to Search and Pay Bradley County Property Taxes
Open the official Trustee page.
Go to
Bradley County Trustee and choose Search and Pay Bradley County Property Tax.
Search the correct parcel.
Use Parcel ID, owner or the available property search fields in the county-linked payment portal.
Check the tax year.
Confirm that you are viewing the intended 2026 bill once the new tax roll is released in October.
Review the actual rate and district charges.
County-only property may show a fire-district charge in addition to the base county levy.
Check prior balances.
Do not assume a current-year record means every earlier year has been paid.
Save the payment receipt.
Keep confirmation until the Trustee tax record reflects the transaction.
Partial payments
Current-year partial payments are available through permitted Trustee methods, but the full balance must be paid by the February deadline.
Online partial-payment limitation: the Trustee’s current guidance says online payments require the full current amount. Contact the office if you need the county’s partial-payment option.
Separate municipal bill
How Cleveland Property Tax Works
2026 city tax rate
$1.2632 per $100 of assessed value.
Bills mailed
Cleveland states that current calendar-year property-tax bills are mailed during the first week of October.
Penalty-free period
Current-year Cleveland property taxes can be paid from October 1 through February 28 of the following year without penalty or interest.
Confirm the property is inside Cleveland city limits.
The Assessor/GIS and City of Cleveland mapping can help confirm municipal jurisdiction.
Search the 2026 bill.
Use the bill number, owner, property information or other current portal fields.
Check the assessed value.
It should tie back to the certified assessment received from Bradley County.
Pay the city bill separately.
Do not assume payment to Bradley County Trustee satisfies the Cleveland balance.
Save city proof of payment separately.
Keep both county and Cleveland receipts when the parcel is inside city limits.
Cleveland delinquency: if a city bill remains unpaid after February 28, Cleveland adds 1.5% penalty and interest beginning March 1 and each month thereafter, up to the city’s stated 18% annual maximum before older delinquent accounts are transferred for collection.
City payment choices: Cleveland accepts payments by mail, at the Municipal Building, through its drop box and online. The city also describes a partial-payment option.

2026 elderly / disabled relief
Maximum market value on which state relief is calculated is $33,600. The $38,470 income limit uses 2025 household income.
Tax Freeze
A qualifying owner must generally be 65 or older, own the principal residence and meet Bradley County’s $42,340 2026 income ceiling. Freeze participation requires annual qualification.
Tax Relief is not an exemption. Tennessee pays or reimburses an eligible portion of property tax. The taxpayer still receives the tax bill and must satisfy the required balance.
When to apply for 2026 Tax Relief: Tennessee’s 2026 brochure says to apply when the 2026 tax bill is received. The deadline is 35 days after the jurisdiction’s delinquency date, and taxes must also be paid by that deadline.
Do not reuse the prior tax-year April 2026 deadline for the new 2026 bill. The Trustee’s older message center reflects the previous collection cycle. For the 2026 tax year, follow the new voucher/application instructions issued with the fall 2026 bill.

Bradley County Greenbelt Deadlines and Late-Filing Rule
Regular deadline
March 15 is Tennessee’s normal deadline for a Greenbelt application for the current assessment year.
2026 status
March 15, 2026 has passed. A new applicant should not assume a standard 2026 application can still be filed.
Continuation exception
When continuing a prior Greenbelt classification, the Assessor can accept a late application within 30 days after a disqualification notice, with the statutory $50 late fee.
Ownership changes matter. Tennessee generally requires a new Greenbelt application when ownership as of the January 1 assessment date changes.
Approved applications are recorded. The owner is responsible for the applicable Register of Deeds recording fee.

What Bradley County Owners Can Still Do About a 2026 Assessment
Check Assessor record
Verify value, classification, dimensions, use and physical characteristics.
Local Board
Regular 2026 hearings began June 1; June 17 was the final scheduling date.
Board decision
A timely county appellant should save the written action notice and date it was sent.
State Board
Further appeal is generally due by August 1 or within 45 days after the local decision notice, whichever is later.
August 1 has already passed. As of August 7, a property owner should not assume a new ordinary State Board appeal can be started. A timely local appellant may still be inside the 45-day window depending on when the Board decision notice was sent.
Limited direct-appeal exceptions exist. Tennessee identifies circumstances such as no proper assessment-change notice, late notice, reasonable cause, a correction dispute, or certain commercial/industrial consent situations. These are exceptions, not automatic extensions.
Evidence worth preparing
- Parcel ID
- 2026 assessment record
- Assessment Change Notice
- Owner’s market-value opinion
- Comparable arm’s-length sales
- Independent appraisal
- Condition photographs
- Repair estimates
- Square-footage or acreage corrections
- Classification evidence
State appeal evidence must be submitted again. Evidence presented to the County Board does not automatically become part of the State Board administrative record.
“I am reviewing Bradley County Parcel ID __________ for tax year 2026. The county appraised value is __________ and my supported market value is __________. I appeared before the Local Board on __________ and the decision notice was sent on __________. Please confirm whether my 45-day State Board filing period is still open.”
