2026 Tax Bills Are Live; the Next Major Payment Date Is in November

2026 first-half property tax was due April 30 and that deadline has passed. Owners who paid the first half on time can pay the remaining second half by the statutory October 31 deadline. Because October 31, 2026 is a Saturday and Thurston County moves a weekend deadline to the following Monday, the practical 2026 second-half deadline is Monday, November 2, 2026.

How Thurston County’s Assessment Year and Tax Year Fit Together

Assessment date Real property is valued to reflect true and fair market value as of January 1, 2025.
Assessor revaluation Values are analyzed and enrolled during Assessment Year 2025.

What Happens When Thurston County Property Tax Is Late?

Monthly interest Washington law requires interest to be charged on delinquent property tax.
June penalty A 3% penalty may be added June 1 to delinquent current-year tax.
December penalty An additional 8% penalty may be added December 1.
Interest is not prorated by day. The Treasurer states that simple interest and penalty are added on the first day of the month according to state law.
Prior-year delinquency: the Treasurer can arrange payment plans for delinquent prior-year real-property taxes. Current-year taxes generally require the full amount legally due rather than a custom installment plan.

Why this changed: Washington’s 2026 ESSB 6162 substantially expanded the senior/disabled/veteran property-tax relief program. The law became effective June 11, 2026 and applies to property taxes levied for collection beginning in 2027.
New standard-deduction option: the new law provides a $7,500 standard deduction for the claimant plus another $7,500 for a spouse or domestic partner. Thurston County explains that this can allow a two-person household with income below roughly $98,000 to fall under the new $83,000 top threshold after the optional deduction.
Two sets of numbers are therefore visible in 2026. The county’s older $59,000 page reflects the current collection cycle, while the new $62,000 / $72,000 / $83,000 tiers apply to taxes collected in 2027–2029.

How a Thurston County Property Assessment Appeal Works

Do not invent a generic 2026 deadline. Thurston County’s rule is the later filing deadline stated by law: July 1 of the assessment year or within 60 days of the date the Assessor mails the Value Notice. The actual appeal deadline is printed on the Value Notice.
Review A+ data Check land, buildings, sales, use code and property characteristics.
Contact Assessor Ask about factual errors or valuation methodology, but do not let discussion consume the filing period.
File BOE petition Use the prescribed petition, hand-sign it and attach the front page of the Value Notice.
Prepare evidence Submit supporting evidence no later than 21 business days before the scheduled hearing.
Calling or emailing is not an appeal. The Board requires a properly completed petition. A letter, email or telephone call does not replace the petition.
No electronic BOE filing: the Board’s current instructions say appeals are not accepted by email or fax. Mail or deliver the signed petition and required Value Notice copy.

Strong evidence: comparable sales, appraisal reports, photographs, cost-to-cure bids, measurement corrections and other evidence showing the property’s true and fair market value.
Weak or legally irrelevant arguments: the BOE says it cannot decide the appeal based on the amount of tax, the percentage increase, personal hardship or simply the assessed value of another property.
Late filing is limited. Washington permits narrow exceptions involving serious illness/death, prolonged absence, incorrect written county advice, natural disaster, documented Postal Service problems and certain other circumstances. Do not treat these exceptions as an ordinary extension.

How to Use Neighborhood Sales Before Questioning a Value

Neighborhood search A+ can display transfers within the Assessor neighborhood associated with the selected parcel.
Verify codes matter Not every transfer represents a valid open-market sale for appraisal purposes.
“Used for Neighborhood Analysis” Transactions marked Yes were used to determine the most recent assessed values in that neighborhood.
Do not build an appeal around every sale you see. Transfers marked No can include non-market transactions, sales used in another valuation year or sales the Assessor determined were not representative of the market.
Useful comparison method: select sales that are close in location, use, site size, living area, age and condition, then explain material differences instead of choosing only the lowest sale price.

Copy the property number and owner names from A+. These give you useful search clues.

How to Change a Thurston County Property Mailing Address

Tax-statement address The Treasurer accepts mailing-address corrections by tax remittance stub, email or the county’s electronic address-change form.
Assessment notice address Keep the Assessor record current because Value Notices and appeal deadlines can depend on when notices are mailed to the address appearing on the assessment roll.
A wrong mailing address can become an appeal problem. The BOE says taxpayers are responsible for notifying the Assessor of address changes, although limited late-filing remedies can exist when a notice is not timely received.
Legal name or ownership changes are different. A mailing-address request does not replace recording the appropriate deed or other legal instrument.
