County Board Tennessee generally requires taxpayers to begin a formal assessment appeal with the County Board of Equalization.
State Board The general deadline is August 1 or 45 days after the County Board action notice, whichever is later.
Current position: the ordinary June County Board season and general August 1 State Board date have passed. But if your County Board decision was mailed recently, count 45 days from that notice before assuming the state appeal is closed.

A tax complaint is not enough. “My taxes increased” does not establish that market appraisal is wrong. Focus the valuation appeal on market value, classification, physical facts or assessment equity.

When a Warren County Error Can Be Corrected Outside the Normal Appeal

Tennessee law distinguishes a true clerical or factual error from a disagreement with appraisal judgment. That difference matters when the ordinary appeal window has closed.

Agricultural, forest and open-space land

Warren County Greenbelt Use-Value Assessment

Greenbelt can be especially important in Warren County because qualifying land is assessed according to its qualifying current use rather than a potentially higher development-market value. Warren County is specifically included among Tennessee counties with approved county Greenbelt forms.

Agricultural land Generally requires at least 15 acres and active agricultural use, subject to Tennessee’s alternative qualification provisions.
$1,500 presumption Average gross agricultural income of at least $1,500 per year during a qualifying three-year period can create a presumption of agricultural use, but it is not the only way land can qualify.
Forest land Generally requires at least 15 acres and an appropriate forest-management plan.
Open-space land Can begin at three acres but requires the additional statutory designation/easement conditions.
March 15 Normal first-time filing deadline for that tax year.
Recording required Approved applications must be recorded through the Register of Deeds and a recording fee applies.
Buyer warning: Greenbelt is not a permanent no-strings-attached exemption. A sale, parcel split, development or change in qualifying use can trigger disqualification and rollback-tax consequences.
Late continuing application: Tennessee allows a limited late route after a disqualification notice for certain continuing classifications, generally within 30 days and with a $50 late fee payable to the Trustee.

Tax Relief for Warren County Elderly, Disabled and Veteran Homeowners

Tennessee Property Tax Relief is a state-funded reimbursement program. It does not erase the tax bill or convert the property into tax-exempt property. Warren County applications are handled locally through Trustee Darlene Bryant and reviewed under Tennessee Comptroller rules.

Prepare documentation: elderly and disabled applicants should be ready to document all household income sources. Disabled-veteran and qualifying surviving-spouse applications require the applicable VA consent/certification documentation.

Does Warren County Have the Tennessee Senior Property Tax Freeze?

No countywide Warren County Property Tax Freeze is listed for 2026. Tennessee’s current participating-jurisdiction list contains 28 counties, and Warren County is not one of them. McMinnville also is not listed among the participating municipalities.
Property Tax Relief State reimbursement program available statewide to qualifying elderly, disabled, disabled-veteran and surviving-spouse homeowners.
Property Tax Freeze Optional program that a county or municipality must formally adopt. Warren County has not adopted the countywide program for 2026.

Open Sale Information. Note the transaction date, price, instrument and deed book/page when available.
