The County Clerk records deeds, liens, plats and other official land documents.

Current 2026 record position
Nueces County Property-Tax Status in August 2026
The NCAD live search currently still labels 2026 appraisal values as preliminary.
The property-search portal states that 2026 values remain subject to change prior to certification. If you are making a closing, appeal, financing or tax-budget decision, save the current record but verify whether the appraisal roll has since been certified before treating the displayed value as final.
Unpaid 2025 taxes
The normal payment period has passed. Search the live Tax Office account for base tax, penalty, interest and any collection charges instead of using the original statement.
2026 protest question
The ordinary May 15 protest deadline has passed. A later notice or a qualifying late statutory remedy can create a different deadline, so contact NCAD immediately rather than assuming all protest rights are gone.
2026 final tax bill
NCAD determines taxable appraisal information first. Taxing units adopt rates later, and the Tax Assessor-Collector generally mails annual statements in the fall.
Do not confuse estimated tax with final tax:
the NCAD property record can display taxing jurisdictions, tax rates or estimated tax information for a selected year, but the Tax Assessor-Collector is the source for the actual payable account and current balance.

Tax Assessor-Collector
Use for tax statements, payable balances, online payments, receipts, tax certificates, payment contracts, delinquency and collection questions.
County Clerk
Use for deeds, liens, releases, plats, trustee-sale notices and other recorded official public records.
Appraisal Review Board
The independent ARB hears taxpayer disputes about appraisal matters properly submitted to it. It does not perform NCAD’s everyday appraisal work.
Office-routing rule:
NCAD can reduce or correct an appraisal record, but the Tax Office issues a revised bill only after receiving the certified adjustment. Paying the Tax Office does not create a protest of the underlying value.

How to Search Nueces County Property Appraisal Records
Nueces CAD’s official property search supports owner, address, ID, ARB and advanced search modes. Use the narrowest reliable identifier you already have.
Start with Property ID when available.
Copy the complete appraisal Property ID from an appraisal notice, saved record or other NCAD document.
Use Owner Search for broader research.
NCAD gives the example format “Last Name First Name.” If an exact name fails, the portal recommends trying only the first or last name.
Keep address searches simple.
NCAD specifically recommends using a simpler search such as only the street name when a complete address produces no result.
Use Geographic ID for an additional exact identifier.
Property ID and Geographic ID are separate fields. Save both when a record will be used for a protest, closing or multi-system verification.
Open every plausible result.
Condominiums, mobile homes, multiple lots, business personal property and adjoining tracts can create several related records.
Match location and ownership fields.
Compare situs address, owner, mailing address, subdivision, neighborhood, map ID and legal description.
Review values and limitations.
Separate Market Value, Appraised Value and Assessed Value and check HS Cap Loss, Circuit Breaker and agricultural-use fields.
Save the property record before moving on.
Print or save a dated copy showing Property ID, Geographic ID, values, exemptions and taxing jurisdictions.

The physical location of the property. It can differ from the owner’s mailing address.

Neighborhood
Appraisal grouping that can help identify comparable properties used in valuation research.
HS Cap Loss
Difference created by the Texas residence-homestead appraisal limitation when applicable.
Circuit Breaker
Separate limitation field for qualifying non-homestead real property under Texas Tax Code Section 23.231.

NCAD states that not all exemptions are displayed online for privacy reasons. If the exemption shown online appears incomplete, verify the account directly with the appraisal district.
Read the value card correctly
Market Value, Appraised Value, Assessed Value and Taxable Value
Market value
NCAD’s opinion of the property’s market value before applicable appraisal limitations.
This is commonly the value challenged in a market-value protest.
Appraised value
Market value after applicable statutory appraisal limitations or special valuation treatment.
It may be lower than market value.
Assessed value
NCAD’s record can separately display assessed value after applicable limitation calculations.
Do not automatically call this the final taxable value for every jurisdiction.
Taxable value
Each taxing unit applies its own exemptions and limitations before applying its tax rate.
Taxable value can differ by entity.
Two separate appraisal limits can appear in Nueces County records
Residence Homestead Cap
A qualifying residence homestead’s appraised value is generally limited to the lesser of market value or the prior appraised value plus 10%, plus qualifying new improvements.
The limitation generally begins January 1 of the tax year after the first year the owner qualifies the property for the residence-homestead exemption.
2026 Non-Homestead Circuit Breaker
For 2026, qualifying non-residence-homestead real property valued at $5,320,000 or less can receive the temporary 20% appraisal limitation.
Agricultural and other listed special-appraisal property is excluded. The current statutory circuit-breaker provision expires after the 2026 tax year unless changed by law.
Do not confuse a cap with frozen taxes:
an appraisal limitation controls a value calculation. It does not guarantee that every taxing jurisdiction’s levy or final tax bill remains unchanged.

Coastal Property Search: Add Floodplain, Access and Permit Research
An appraisal record is only one layer of due diligence in Nueces County. Coastal, barrier-island and waterfront property can involve flood hazard, storm surge, dune protection, road or beach access, windstorm requirements, elevation and development restrictions that do not appear completely on an appraisal property card.

Nueces County identifies areas generally on Mustang and Padre islands where high-velocity tidal surge and hurricane-wave requirements can apply.
Floodplain development permit
Development in regulated flood-hazard areas can require a Floodplain Development Permit and, for certain structures, an Elevation Certificate.
City vs unincorporated county
Nueces County’s floodplain ordinance applies outside incorporated cities. City permitting rules can differ inside municipal boundaries.
Do not use NCAD acreage or map geometry as legal boundary evidence.
NCAD itself warns that legal descriptions and acreage should be verified before legal use.

Nueces County Tax Assessor-Collector Kevin Kieschnick’s office collects ad valorem property taxes for Nueces County and 31 other taxing entities. These include municipalities, school districts and special districts.

Search and identify the correct account.
Match owner, property address, appraisal reference or account information before selecting a payable record.
Check every tax year shown.
A current-year payment does not automatically resolve an older delinquent tax year.
Compare taxing jurisdictions.
Depending on location, the account can include Nueces County, a city, school district, Del Mar College, hospital, drainage, emergency-service or other special districts.

Postmark planning changed nationally in 2026:
the U.S. Postal Service changed how postmarks can be applied during processing. For a deadline-sensitive mailed tax payment, consider requesting a postmark at a Postal Service retail counter and keep proof rather than assuming the envelope will receive the date you dropped it in a collection box.

Texas property-tax liens attach to taxable property at the beginning of the tax year.
Rendition deadline
Most business personal-property renditions are due, subject to available extensions.
Many application deadlines
Several exemption and special-appraisal applications use an April 30 deadline, although homestead rules include important late and midyear provisions.
Typical protest deadline
Most protests are due May 15 or 30 days after the appraisal notice is mailed, whichever is later.
Tax statements
Nueces County states that property-tax statements are generally mailed by October.
Regular payment deadline
Taxes should generally be paid by January 31 of the following year, subject to statutory weekend, holiday or delayed-bill rules.
2026-to-2027 planning:
January 31, 2027 falls on a Sunday. Texas property-tax deadlines generally move to the next regular business day when the last day falls on a weekend or legal holiday, but use the date printed on the actual Nueces County tax statement.

Penalty and Interest Can Grow Quickly on an Unpaid Nueces County Tax Account

Attorney-fee warning:
Texas law can add substantial collection penalties when delinquent accounts are turned over to contract attorneys. Use the live Tax Office balance before paying.
Nueces County allows delinquent payment contracts:
the county FAQ says monthly payments may be arranged, but a written payment contract with the Nueces County Tax Office is required to help avoid a tax-lien foreclosure lawsuit.

Four-Payment Option, Tax Deferral, Payment Contract and Tax Certificate
Four-installment option
Qualifying residence-homestead owners who are age 65 or older, disabled, or meet other statutory categories can pay eligible taxes in four installments without ordinary penalty and interest when requirements are met.
Residence-homestead deferral
Texas law allows qualifying age-65-or-older, disabled and certain disabled-veteran homeowners to defer collection of residence-homestead taxes.
Delinquent payment contract
Nueces County says monthly delinquent-tax payments can be arranged through a written Tax Office contract.
Tax certificate
A tax certificate formally states the current status of taxes on a specific property and shows delinquent penalty and interest when applicable.
Certificate fee
Nueces County currently lists a $10 fee for each tax certificate, with prepayment required.
Current Texas deferral interest
Texas Comptroller’s current statewide guidance states that a Tax Code Section 33.06 homestead deferral accrues interest at 5% annually.

older Nueces County FAQ text still references an 8% deferral rate. Current Texas Comptroller guidance states 5% under the current Section 33.06 rule. Use the current state form and current Tax Office instructions before filing.
File with NCAD, not the Tax Office
Nueces County Homestead, Senior, Disability and Veteran Exemptions
Residence homestead
Reduces taxable value for qualifying principal-residence owners and activates the residence-homestead appraisal limitation after the applicable qualification period.
Age 65 or older
Can provide additional exemptions, tax ceilings for certain taxing units, installment options and possible deferral rights.
Disabled homeowner
Qualifying owners can receive additional exemption treatment and may qualify for installment or deferral options.
Disabled veteran
Texas provides exemption amounts based on qualifying disability status, with separate rules for certain 100% disabled veterans and survivors.
Surviving spouse
Some exemption or tax-ceiling protections may continue when statutory eligibility requirements are met.
Midyear homestead eligibility
Current Texas law allows qualifying owners who acquire a residence after January 1 to receive a homestead exemption for the applicable part of that year when statutory conditions are satisfied.

Nueces CAD states that the deadline is May 15 or within 30 days after delivery of the Notice of Appraised Value, whichever is later.
August 2026:
the ordinary May 15 deadline has passed. Texas law provides limited late-protest or correction routes in specific circumstances, including certain notice failures and statutory appraisal-roll correction motions. Contact NCAD immediately rather than assuming a late market-value protest will automatically be accepted.
Comparable sales
Use truly comparable Corpus Christi, Port Aransas, Robstown, rural or coastal properties from the relevant valuation period.
Condition evidence
Photographs, inspection findings and repair estimates can document physical problems that affect market value.
Property-data errors
Check building area, land, property type, improvement characteristics and other appraisal fields.
Unequal appraisal
Compare similarly situated properties rather than relying only on one neighboring property.
Coastal differences
Waterfront location, elevation, flood exposure, access, condition and development limitations can make two nearby properties materially different.

Upload evidence.
NCAD specifically recommends evidence such as photographs or estimates when property condition is part of the claim.
Save the submission email.

Rural land and business accounts
Agricultural Appraisal and Business Personal Property in Nueces County
Open-space agricultural appraisal
Qualified agricultural or open-space land is appraised according to productivity rather than ordinary market value when statutory use and history requirements are met.
2026 agricultural cap rate
Texas appraisal districts use a 10.00% capitalization rate for qualified agricultural or open-space land in 2026.
Rollback exposure
If specially appraised land changes to a non-agricultural use, Texas law can impose rollback taxes for the previous three years based on the difference between productivity taxation and market-value taxation.
Buyer warning:
do not assume an agricultural value shown by NCAD automatically continues after a sale, subdivision or change in use.
Business personal property
NCAD appraises real property and taxable business personal property within Nueces County.
Typical rendition deadline
Most Texas business personal-property renditions are due April 15, with an extension to May 15 available upon timely written request.
What may be reported
Furniture, fixtures, machinery, equipment, inventory and other taxable tangible property used to produce income can be subject to rendition.

2. What is the difference between Nueces CAD and the Nueces County Tax Assessor-Collector?
Nueces CAD appraises property, maintains appraisal records, administers exemptions and handles appraisal protests. The Tax Assessor-Collector calculates and collects property taxes, maintains tax balances and payments, issues tax certificates and handles delinquent tax collection questions.
3. Are 2026 Nueces County appraisal values final?
The live NCAD property-search portal currently states that 2026 appraisal values are preliminary and subject to change prior to certification. Verify the current certification status before using a 2026 value for a closing, appeal, financing or final tax estimate.
4. What do Property ID and Geographic ID mean in Nueces CAD?
Property ID is NCAD’s primary property-level appraisal identifier. Geographic ID is a separate geographic account identifier displayed on the property detail page. Saving both makes it easier to verify the same property across appraisal, protest and tax research.
5. What are the online Nueces County property-tax payment fees?
Nueces County currently publishes a $0.50 online check or ACH fee and a credit-card processing fee of 2.15% of the payment amount with a $2 minimum. Review the live checkout screen before submitting because processor fees can change.
