Virginia Beach is an independent city, not a county. The local equivalent of a county assessor is the City of Virginia Beach Real Estate Assessor, currently Sue Cunningham. Her office maintains the annual real-estate assessment record, ownership data, parcel characteristics and property values used for City taxation.

Virginia Beach reassesses real estate every year. The current FY 2027 assessment became effective July 1, 2026, while the City Treasurer collects the resulting annual tax in two installments. 2026 Appeals Are Closed, but BOE Hearings and a Delinquent-Tax Auction Are Active

Virginia Beach is already operating under the July 1, 2026 real-estate values. The Assessor-level reappraisal deadline was April 30 and the Board of Equalization application deadline was June 30. Current BOE hearings for July 1, 2026 values began August 6 and continue through October as needed.

Next normal tax installment The December 5, 2026 due date falls on Saturday, so under the City’s next-business-day rule the practical deadline is Monday, December 7.

Oldest debt first Treasurer applies incoming payments to the most delinquent account first when required by Virginia law.

The Circuit Court Clerk records, indexes and permanently stores the City’s real-estate documents. The office handles deeds, deeds of trust, plats, judgments, UCC financing statements, satisfactions and other land records.

Identify the correct property first. Use the Assessor’s parcel record and GPIN before beginning title research.
Open the Circuit Court land-record service. Start from Virginia Beach Real Estate Records.
Research the recorded deed. Compare owner names and legal description against the Assessor record.
Check deeds of trust, satisfactions and liens. A paid mortgage should eventually have a recorded certificate of satisfaction.
