Find Josephine County Property Values, Tax Lots & Tax Records
Josephine County’s public property system combines assessment and property-tax data in one searchable account. Use it to identify a house, commercial parcel, farm, forest property or vacant lot by property ID, street address or Oregon tax-lot/map number, then review ownership, valuation, sales and tax history.
The county also provides an interactive parcel map, payment tools and a separate Digital Research Room for deeds and recorded real-estate documents.
How to Search Josephine County Assessor Property Records
The public search is designed to work even when you do not know every detail about the property. The most reliable method is to begin with one strong identifier and add information only when necessary.
Go to the official Property Assessment & Tax Data portal.
If you know the account number, include its alphabetic prefix. The county gives R310276 as an example.
Enter the street number and street name. If a complete address fails, remove extra address information.
Josephine County tax-lot searches require the township, range and section portions and use dashes between fields.
Compare the Property ID, situs address, map number and legal description before using values or tax information.
The detailed property page connects assessment data with tax bills and payment history.
Josephine County Property Search by Address
Address searching is usually the fastest option for a home or improved parcel in Grants Pass, Merlin, Cave Junction, Williams, Murphy, Selma or other developed areas.
| If this does not work… | Try this instead | Reason |
|---|---|---|
| Complete mailing-style address | Street number + street name | Josephine County specifically notes that “less is more” with address searches. |
| Address including ZIP code | Remove city/state/ZIP | The physical-address format may differ from your mailing format. |
| Address with unit information | Remove unit text | Find the primary property account first. |
| Newly assigned address | Search Property ID or map number | Parcel identifiers are often more stable than address formatting. |
| Rural property | Use tax lot or interactive map | Many rural parcels do not have a conventional situs address. |
How to Find Josephine County Vacant Land
Vacant acreage can be difficult to find because there may be no assigned street number. Josephine County provides a practical search workaround.
Use Tax Lot
If you have a deed, title report, prior tax statement or land listing that provides the Oregon map/tax-lot number, search that identifier first.
Use the Parcel Map
If you know approximately where the land sits but lack a valid identifier, use the county’s interactive Property Data map.
Verify Before Buying
A parcel appearing on the tax map does not establish legal road access, water availability, septic approval or buildability.
Josephine County Property Data Interactive Map
Josephine County GIS provides an interactive Property Data map along with flood, imagery and other geographic resources.
Use GIS for
- Finding tax lots
- Viewing approximate parcel location
- Comparing neighboring parcels
- Road and address context
- General planning research
- Connecting a rural parcel to the Assessor record
Do not use GIS as
- A professional survey
- Proof of legal boundaries
- Proof of road access
- A title report
- Final zoning confirmation
- Investment-grade measurement data

Understanding Josephine County 2026 Property Values
This is useful for seeing where an assessment is headed, but the fall tax bill is based on the completed tax roll and applicable taxing-district rates.
Real Market Value
Oregon’s Real Market Value is the Assessor’s estimate of what the property would sell for in an arm’s-length transaction as of the applicable assessment date, subject to state law.
Maximum Assessed Value
Oregon limits annual growth in Maximum Assessed Value to generally 3% unless an exception applies, such as qualifying new construction, subdivision or another statutory change.
Assessed Value
The taxable assessed value is generally the lower of Real Market Value or Maximum Assessed Value, subject to Oregon’s property-tax rules.
Why Josephine County Tax Bills Differ Between Similar Homes
Two similar houses can have different Maximum Assessed and Assessed Values.
School, fire, city, library and other district boundaries can change the taxes applied to a parcel.
Forest, wildfire-protection, sewer or other assessments can appear separately from ordinary ad valorem property tax.
Qualifying exemptions, deferrals or special-use assessments can affect the amount ultimately collected.
How to Look Up Josephine County Property Taxes
You do not need to leave the property account to begin researching its tax history. The Public Access page contains tax summaries, installment information and payment history.
Search by Property ID, physical address or tax-lot/map number.
Check its address, legal description and owner information before reading taxes.
Review annual total billed, ad valorem taxes, special assessments, principal and interest.
Oregon permits annual taxes to be paid in installments, so confirm which installment has been paid or remains due.
The account can display older tax years and outstanding prior-year balances where applicable.
For a payoff or delinquent amount, call Treasury & Tax at 541-474-5175. County accounts are updated on business days.

- Write the account number on the payment.
- Do not mail cash.
- Do not staple or paperclip the check to the payment stub.

How to Appeal a Josephine County Property Value
Oregon property-value appeals generally begin after the annual property-tax statement is mailed. In Josephine County the appeal goes to the county Property Value Appeals Board (PVAB), formerly commonly called BOPTA.
Compare Real Market Value and Assessed Value with the online parcel details.
Look for incorrect square footage, improvements, land classification, acreage or other material errors.
Discuss the valuation with Appraisal & Valuation at 541-474-5152 before assuming a formal appeal is necessary.
Useful evidence may include comparable sales, an appraisal, photos, repair estimates or documentation correcting the Assessor’s facts.
Submit the correct Oregon petition through the Josephine County Clerk by the deadline.
Save your petition, comparable evidence, tax statement, photographs and filing proof.
Josephine County Property Tax Exemptions & Deferral
Different programs have different qualifications and deadlines. Filing one exemption application does not automatically enroll a property in every form of Oregon tax relief.
| Program | Typical county deadline | Who should review it |
|---|---|---|
| Disabled Veteran | April 1 | Qualifying honorably discharged veterans meeting disability and other requirements. |
| Veteran Surviving Spouse | April 1 | Qualifying surviving spouses under Oregon exemption rules. |
| Senior / Disabled Deferral | Jan. 1–April 15; late filing may continue through Dec. 1 with fee | Qualifying senior or disabled homeowners meeting state requirements. |
| Nonprofit Exemption | April 1 | Qualifying nonprofit, religious, charitable or other exempt organizations. |
| Farmland Special Assessment | April 1 | Qualifying agricultural landowners. |
| Forestland | April 1 | Qualifying designated forestland or Small Tract Forestland owners. |
Senior & Disabled Property Tax Deferral
Oregon’s deferral program is not the same as eliminating the tax. When approved, the Oregon Department of Revenue pays qualifying property taxes to the county and places a lien/security interest on the property.
Normal Filing
Josephine County accepts completed senior/disabled deferral applications from January 1 through April 15.
Late Filing
Applications can generally be filed from April 16 through December 1 with the applicable late filing fee if eligibility requirements are met.
Disabled Veteran & Surviving Spouse Exemption
Josephine County states that qualifying disabled veterans whose primary residence is in the county may be eligible when they meet the required military-service, discharge and disability criteria.
- Primary residence must be in Josephine County.
- The veteran must meet qualifying disability requirements.
- Honorably discharged status is required.
- Some applicants may also need to satisfy income requirements.
- Qualifying surviving spouses may also apply under the separate surviving-spouse provisions.
Josephine County Farm & Forest Special Assessments
Special assessment can substantially change how qualifying natural-resource land appears in the property record. Buyers should identify this status before closing because disqualification can create additional tax liability.
Farmland
Qualifying land may receive farmland special assessment. Josephine County’s published application deadline is April 1.
The county currently lists a $75 application fee plus $5 per acre for applicable new farmland applications.
Designated Forestland
Qualifying forestland owners may apply for designated forestland treatment when stocking/species and timber-management requirements are satisfied.
Applications must generally be received by April 1. The county lists a $75 fee plus $5 per acre.
Small Tract Forestland
STF allows qualifying small woodland owners to pay annual property tax based on a reduced portion of the forestland special-assessment value, with a severance tax when timber is harvested.
The county lists an April 1 deadline and no STF application fee, although the property must first qualify as designated forestland.
Conservation Easement Special Assessment
Land subject to a qualifying perpetual conservation easement may qualify for special assessment when applicable federal and Oregon requirements are satisfied.
How to Change the Property Tax Mailing Address
Moving does not automatically update the mailing address used for the county property-tax account.
The online request asks for the owner name, requester information, Property ID/account number, new mailing address and an electronic signature. An authorized agent acting for an owner, trust or business may need to attach documentation proving authority.
Manufactured Home Property Records
Manufactured-home ownership changes, movement and affixture can involve additional Assessor paperwork that is different from an ordinary residential deed transaction.
Ownership Change
The Assessor may require the Oregon Ownership Document Application and supporting evidence such as a Certificate of Origin for a new manufactured home.
Taxes Must Be Cleared
Depending on the transaction, outstanding property taxes, interest and fees may need to be paid before the manufactured-home ownership or movement process can be completed.
Assessor Property Record vs Recorded Deed
The Assessor property record is designed for assessment and tax administration. The County Clerk Recording Division maintains the actual recorded real-estate documents.
| If you need… | Use… | Why |
|---|---|---|
| Property ID or tax lot | Assessor Public Access | Fastest parcel identification. |
| Assessed / Real Market Value | Assessor | Official county valuation function. |
| Current property-tax balance | Treasury & Tax | Official collection and payment function. |
| Recorded deed | County Clerk Digital Research Room | Contains the actual recorded document. |
| Mortgage or lien | County Clerk Recording | Recorded-document research is required. |
| Recorded easement | County Clerk Recording | GIS does not establish legal easement rights. |
| Certified document copy | Digital Research Room / Clerk | The Clerk provides official and certified copies. |
Free Property Recording Alert Service
Josephine County Clerk provides a Property Recording Alert Service that can notify registered users when a new recorded document matches a monitored name.
The alert is a fraud-awareness tool rather than a title-protection guarantee. If an unfamiliar document appears, review it through the Digital Research Room and seek appropriate legal or law-enforcement assistance if fraud is suspected.
Josephine County Property Search Not Working?
| Problem | Best next step |
|---|---|
| Account number not found | Include the alphabetic prefix, such as R310276. |
| Tax-lot search fails | Confirm township, range and section are present and every field is separated with a dash. |
| Full address gives no result | Enter only the street number and street name. |
| Vacant land has no street number | Use an asterisk in place of the number or switch to the interactive property map. |
| 2026 value looks unfinished | Check whether it is labeled “In Process” and compare it with the certified prior year. |
| Owner appears outdated | Search the recorded deed through the Clerk’s Digital Research Room and contact the Assessor if necessary. |
| Tax amount does not match an old statement | Review interest, special assessments and payment history, then call Treasury & Tax. |
| Need exact delinquent payoff | Call 541-474-5175 rather than relying only on the displayed Total Due. |
| Parcel boundary seems wrong | Do not rely on GIS measurements; review recorded surveys and title documents. |
| Need zoning/buildability information | Contact Josephine County Planning rather than treating Assessor property use as final land-use approval. |
