The Normal Hickman County Assessment Appeal Cycle Is Mostly Past—But Check Your Notice Date

Do not assume every 2026 appeal expired on August 1. A timely State Board appeal can still depend on the date the County Board decision was actually sent. Count the applicable 45-day period from that notice and verify immediately if you received a late decision.

2026 Hickman County Property Tax Freeze

Hickman County adopted Tennessee’s local-option Property Tax Freeze in 2008. Qualifying homeowners can freeze the amount of county property tax on their principal residence at a base amount, subject to continued annual eligibility.

Age Applicant must be age 65 or older by the end of the year for which the application is filed.
2026 Hickman Income Limit $38,470 Income from all owners and applicable sources is considered under program rules.
Apply Every Year Tax Freeze is not a one-time permanent enrollment. The homeowner must reapply annually.
Apply through Trustee Lisa Hellmann’s office. Tennessee assigns administration of the Tax Freeze to the property-tax collecting official.
Freeze is not the same as freezing the Assessor’s value. Assessments continue to be made. The program generally freezes the qualifying tax amount, subject to adjustments for improvements and other program rules.
For farm or Greenbelt property, the freeze applies only to the qualifying residential portion and related home-site acreage, not the entire agricultural or forest tract.

Tennessee Property Tax Relief in Hickman County

Tennessee also operates a state-funded Property Tax Relief program for qualifying low-income elderly homeowners, qualifying disabled homeowners, certain disabled veterans and eligible surviving spouses.

A taxpayer may potentially qualify for both Tax Relief and the Hickman County Tax Freeze, but a separate Tax Freeze application is still required.

Hickman County Business Personal Property

Tennessee businesses must report taxable tangible personal property such as qualifying machinery, furniture, computers, equipment and other business assets to the Property Assessor.
