Grayson County CAD Property Search, Appraised Values, Tax Bills & 2026 Records
Grayson County does not use one traditional county “property assessor” office. Grayson Central Appraisal District (GCAD) determines market value, appraised value, exemptions, agricultural valuation and property characteristics. The elected Grayson County Tax Assessor-Collector handles tax statements, balances and payments for the accounts it collects.
The 2026 GCAD database is already searchable by owner, address, Property ID, Geographic ID, subdivision, neighborhood and other advanced fields. But 2026 tax rates are a separate process: local cities, school districts, Grayson County, Grayson College and special districts propose and adopt rates during late summer before bills are mailed in late October or early November.

The appraisal district’s public database is displaying 2026 property values, and GCAD also publishes a 2026 certified appraisal data export.
Protest season mostly ended
The majority of ordinary 2026 protest deadlines were May 15 or 30 days from the appraisal notice date, whichever was later.
2026 rates are still moving
Grayson CAD says the Truth in Taxation database is updated throughout August and September as local elected bodies propose and adopt tax rates.
Do not copy a 2025 rate into a 2026 calculator. GCAD’s historical/current tax-rate page still identifies the available entity-rate table as 2025 Entity Tax Rates. Use the 2026 Truth in Taxation database for proposed/adopted rates and the later official tax bill for the final amount.

Grayson County Residence Homestead Exemptions
$140,000 school exemption
Texas school districts must exempt $140,000 of qualifying residence-homestead value under the current statewide requirement.
Additional $60,000
Qualifying homeowners age 65 or older or disabled receive an additional $60,000 school-district homestead exemption.
School tax ceiling
An age-65-or-older or disabled homestead can receive the statutory school-tax limitation/ceiling.
10% appraisal cap
The residence-homestead appraisal limitation generally takes effect the year after the property first qualifies.
One principal residence
The homeowner must own and occupy the property as the principal residence and cannot claim another residence homestead.
Usually not annual
GCAD says a normal homestead application is generally filed once unless the residence changes or the district requests an updated application.
Homestead cap formula: once applicable, the appraised value generally cannot exceed the prior year’s appraised value plus 10% of that prior value plus the market value of qualifying new improvements.
Missed the regular deadline? Texas allows qualifying residence-homestead applications to be filed late under statutory rules, including certain filings up to two years after taxes become delinquent.

Texas 20% Circuit Breaker for Grayson County Property
A separate appraisal limitation can apply to qualifying real property that is not a residence homestead.
20% annual limitation
Qualifying property is generally limited to the prior appraised value plus 20% plus qualifying new-improvement value, or market value if lower.
2026 value ceiling
The property’s market value must be $5,320,000 or less for the 2026 limitation.
Not every property qualifies
Agricultural, timber and several other specially appraised land categories are excluded.
2026 is currently the final scheduled year. The statutory circuit-breaker limitation is set to expire December 31, 2026 unless Texas law changes.

There is no single tax rate that applies to every Grayson County parcel. The final bill depends on the taxing entities attached to that property.

When Are Grayson County Property Taxes Due?
Grayson County says annual property-tax statements are normally mailed in late October or early November and are due when received.
January 31
Normal final day to pay the annual bill without penalty and interest.
February 1
Unpaid annual tax becomes delinquent and penalty/interest begins.
Weekend extension
If January 31 falls on a weekend, the county says payment is timely on the next business day.
For the 2026 tax bill: January 31, 2027 falls on a Sunday, so under the county’s published weekend rule the practical no-penalty payment deadline moves to the next business day.

Partial payments are accepted. The Tax Assessor-Collector says taxpayers may pay any partial amount, but any balance remaining after the January payment deadline accrues statutory penalty and interest.

Who can qualify: the tax office lists residence homesteads with an Over-65 exemption or Disability exemption, plus certain qualifying property damaged in a declared disaster area.
Payment notation: Grayson County tells taxpayers using this option to mark the tax-statement coupon as “Quarter Payment.”
1-d-1 open-space productivity valuation
Grayson County Agricultural Property Valuation
Qualifying agricultural land can be appraised according to its productivity rather than ordinary market value. This can create a very large difference between the land’s market value and its appraised/taxable agricultural value.
Agricultural use
Qualification depends on Texas statutory history, degree-of-intensity and qualifying-use requirements rather than acreage alone.
Wildlife management
Qualifying land already in 1-d-1 use may transition to wildlife management when statutory requirements are met.
Beekeeping
GCAD provides a dedicated beekeeping report as part of its agricultural forms.
Regular 2026 application date has passed. Texas generally uses April 30 for many 1-d-1 and related special-appraisal applications.
GCAD late-application rule: its agricultural forms page says a late application filed before the ARB approves the appraisal records can receive approval with a 10% penalty on the tax difference. Because the 2026 appraisal roll is now in its certified stage, contact GCAD before assuming that late path remains available.
2026 agricultural capitalization rate: Texas requires appraisal districts to use a 10.00% cap rate for agricultural/open-space land in 2026.

Grayson County Business Personal Property in 2026
Businesses generally must render taxable tangible personal property they own, manage or control and use to produce income as of January 1.
$125,000 exemption
GCAD states that Texas House Bill 9 increased the business personal property exemption to $125,000 effective January 1, 2026.
April 15 deadline
Standard 2026 renditions were due April 15 by 11:59:59 p.m. Central Time.
May 15 extension
A timely written extension request could move the deadline to May 15.
10% late-rendition penalty
GCAD says failure to file a timely required rendition can trigger a penalty equal to 10% of the tax liability.

Late waiver request
GCAD provides a Late Rendition Penalty Waiver Request form for qualifying situations.
