Campbell County Wyoming Property Records 2026
Campbell County WY Assessor Search, Parcel Maps, Valuation and Property Taxes
The Campbell County Assessor property search most users are looking for is the official Campbell County, Wyoming system in Gillette. Assessor Troy Clements’ office maintains ownership, legal descriptions, residential and commercial property information, subdivision records, valuation data and mapping/GIS resources.
The online parcel system is unusually useful because a single parcel record can lead to owner details, new-owner information, full legal descriptions, maps, current tax details and historical tax payments. For legal title work, however, move to County Clerk Cindy Lovelace’s land records. For payment and delinquency questions, use Treasurer Rachael Knust’s office rather than the Assessor.

2026 Assessment Appeals Are Closed; the First 2026 Property-Tax Installment Is Next
Campbell County’s annual valuation-review period occurs in the spring. Wyoming assessment schedules are mailed on or before the fourth Monday in April, and an owner generally has 30 days from the date on that assessment schedule to file a protest. That ordinary 2026 assessment-protest window has passed.
January 1
Wyoming property is listed, valued and assessed according to its January 1 status.
Spring 2026
Assessment schedules were issued; ordinary 30-day protest periods have expired.
August 17, 2026
Third Monday in August: Assessor’s annual roll is scheduled for delivery to the Treasurer.
September 1, 2026
First installment of 2026 property tax becomes due.
2026 tax timing: the first installment is due September 1 but is not considered delinquent until after November 10. A taxpayer may instead pay the full annual tax by December 31. The second installment is due March 1, 2027 and becomes delinquent after May 10.
Assessment notice ≠ tax bill. The spring Notice of Assessment shows valuation information and estimated tax context. The County Treasurer—not the Assessor—collects the actual tax.

Do not take a legal description directly from the Assessor website to prepare a deed. Campbell County’s Recording Department specifically warns that Assessor-site legal descriptions are not complete enough for recording and will not be accepted as the legal description copied from that source.

How to Search Campbell County WY Property Records
Read and accept the county disclaimer.
The search will not continue if the disclaimer is declined.
Use the simplest search possible.
Campbell County specifically recommends entering as little information as practical because the search can be particular about formatting.
Search by account/schedule number when available.
The Assessor’s older help terminology calls this the schedule number. It can be from one to eight digits and is different from the longer parcel PIN.
Search an owner using only the surname or part of the name.
A short search such as “Smith” or even the first few letters can work better than entering an entire formal owner name.
Simplify street addresses.
Avoid N, S, E or W directional prefixes and avoid unnecessary street suffixes when the first attempt fails.
For rural land, use legal-description fields.
Search lot/section, block/township, tract/range and subdivision information.
Select the correct result.
If several parcels appear, open each likely account and compare owner, legal description and physical location.
Use the links inside Parcel Details.
Owner Detail, Legal Detail, Map, Notes and Tax Detail provide information not visible in the search-results list.
Move to recorded land records for legal title.
An Assessor parcel is a valuation/assessment record, not a substitute for a deed search.
Partial owner names work. Campbell County says the search can find partial names, making it useful when the spelling of an individual, LLC or company is uncertain.
Search like the county recommends
Owner, Address, Parcel and Legal Description Search Tips
Account / Schedule
Search the shorter schedule/account identifier rather than confusing it with the 14-digit parcel PIN.
Owner Name
Use less information. “J Smith” can work better than a complete name. Partial surnames are supported.
Physical Address
Try “403 Gillette” instead of a fully formatted directional address such as “403 S Gillette Ave.”
Legal Description
Use section-township-range or lot-block-subdivision information.
Rural legal-description example
Section / Township / Range
Example county search guidance: Section 32, Township 49 North, Range 69 West. Enter 32 under Lot/Sec, 49 under Block/Township and 69 under Tract/Range.
Lot / Block / Subdivision
A platted parcel can instead be searched with lot, block and a subdivision selected from the list.
Wildcard: the county’s mapping/search instructions identify % as a wildcard that can help broaden certain searches.
The most useful screen is after the search
What to Open Inside Campbell County Parcel Details
View Owner Detail
Shows all owner names associated with the parcel, including additional/partial-interest owners and certain contract-for-deed information.
New Owner Detail
Can show ownership being processed for the next tax year before the official current-year owner field can legally be changed.
View Legal Detail
Shows the expanded legal information and assigned addresses connected with the account.
View Notes
Displays public notes when available. Some notes may require contacting the Assessor for details.
View Map
Opens the parcel in the county’s mapping environment for geographic research.
Tax Detail
Shows tax payments, amount owing, delinquency status and a path to historical taxes.
Recent buyer? A recently recorded deed can appear under New Owner Detail while the parcel’s official current owner still shows the prior tax-year owner. Do not assume the deed failed to record solely because the main owner field has not changed.

How to Find Campbell County Property Tax History

Accept the disclaimer.
Search the owner or physical address.
Use a shortened surname/address if needed.
Select the parcel number.
Confirm it is the correct account.
Open Tax Detail.
Review current-year payment, amount owing and delinquency fields.
Select Tax History.
The county says this opens payment dates and amounts for prior years while the parcel existed under that account.
Use the year actually paid for tax preparation.
Check the payment date—not simply the assessment year—when documenting deductible payments.
Parcel split or replat? If the parcel was created from another account, older history may remain under the prior parcel. Contact the Assessor if the online history stops earlier than expected.

Wyoming assessment level
Most Campbell County Property Is Assessed at 9.5% of Fair Market Value
Fair Market Value
Assessor estimates what a knowledgeable buyer and seller would agree to in an open-market transaction.
9.5% Level
Most non-industrial, non-mineral Wyoming property is assessed at 9.5% of market value.
Apply Exemptions
2026 owner-occupied, long-term-homeowner, veteran or other applicable relief can reduce taxable value.
Apply Mills
Levy district mill rates convert taxable assessed value into the annual property tax.
Most property
9.5% of fair market value.
Industrial property
Wyoming assessment level is 11.5%.
Producing minerals
Wyoming assessment level is 100%.
$400,000 example before exemptions: $400,000 × 9.5% = $38,000 assessed value.
Do not multiply market value by a random countywide mill rate. Campbell County has many levy districts, and improvement/service districts can add parcel-specific charges. Use the parcel’s actual levy district.

Major 2026 owner-occupied exemption
2026 Homeowner Property Tax Exemption: 25% on the First $1 Million of Market Value
Homeowner Property Tax Exemption
25%
For 2026, qualifying owner-occupied single-family residential property can receive a 25% assessed-value exemption corresponding to the first $1,000,000 of fair market value.
- Owner must occupy the residence at least 8 months of the year.
- Applies to qualifying single-family residence and associated improved land.
- 2026 required owner-occupancy notification/affidavit.
- Campbell County announced the 2026 filing deadline was extended to March 1.
$400,000 homeowner example
$28,500
$400,000 × 9.5% = $38,000 assessed value.
A 25% exemption reduces that example assessed value by $9,500, leaving $28,500 before any other applicable adjustment.
Illustration assumes the property is fully within the first $1 million market-value tier and meets program requirements.
The March 1, 2026 filing period is over. If an owner believes an affidavit was filed but the exemption is missing, contact the Assessor immediately. Do not simply subtract 25% from a tax bill without confirming the actual parcel record.
Cannot be stacked with the Long-Term Homeowner Exemption. Campbell County’s 2026 notice states the homeowner exemption is not available to someone qualifying for the long-term-homeowner program.
Temporary 2025–2026 program
Long-Term Homeowner Exemption: 50% of Assessed Value
Age
Owner or spouse must be at least 65.
Wyoming tax history
Owner must have paid residential property taxes in Wyoming for at least 25 years.
Occupancy
Primary residence must generally be occupied by the owner at least 8 months of the year.
Relief: the program provides a 50% assessed-value exemption on the primary residential structure and associated improved land up to 35 acres.
2026 filing: Campbell County’s February 2026 notice listed a filing period through May 26, 2026, subject to change. That period has passed as of August 12.
Temporary law: the county’s current exemption page says this program applies to tax years 2025 and 2026 and is repealed for the 2027 tax year unless future law changes that result.
Already qualified in 2025? Campbell County’s 2026 notice directs prior qualifiers with no ownership or residency changes to complete the required Long-Term Homeowners Affidavit with the Assessor.
Campbell County Exemptions & Legislation
Review current homeowner and long-term-homeowner rules.
Automatic valuation-increase relief
Residential Structure & Land Exemption for Certain Assessment Increases
Campbell County also lists a separate residential-property exemption under Wyoming legislation that can limit certain increases in assessed value.
No application
County guidance says the Assessor administers this relief automatically when the property qualifies.
General calculation
Relief is based on assessed-value growth above the prior-year protected amount plus 4%, according to the county’s current summary.
Important exclusions
County guidance excludes certain recently acquired property, new construction and additions from that calculation.
Do not manually recreate this exemption from a two-year value comparison. Transfers, new construction and previous exemptions affect the calculation. Use the actual 2026 Assessor record.
Wyoming veteran benefit
Veteran Property Tax Exemption
$6,000 assessed value
A qualifying veteran or eligible surviving spouse can apply the exemption against real or personal property.
Residency
County guidance states the applicant must currently reside in Wyoming and generally have lived in Wyoming for three years.
Gold Star expansion
Campbell County notes that Gold Star parents may be eligible under the program effective July 1, 2025.
Deadline: the property-tax version of the veteran exemption must be filed by the fourth Monday in May. That 2026 deadline has passed.
Alternative use: qualifying veterans can generally apply the benefit to a primary-residence property tax or qualifying motor-vehicle registration, subject to program rules.
Campbell County Tax Relief
Review current veteran eligibility and available county/state relief programs.
Treasurer Rachael Knust
Campbell County 2026 Property Tax Due Dates
| Tax event |
2026–2027 timing |
What it means |
| First installment due |
September 1, 2026 |
First half of current-year property tax becomes due. |
| Tax statements |
On or before October 10, 2026 |
Treasurer sends tax bills to the last known address. |
| First installment delinquency |
After November 10, 2026 |
First half becomes delinquent unless the annual-tax payment option applies. |
| Full-year payment |
December 31, 2026 |
Taxpayer may pay the full annual amount by year-end under Wyoming’s payment structure. |
| Second installment due |
March 1, 2027 |
Second half due when using installments. |
| Second installment delinquency |
After May 10, 2027 |
Unpaid second installment becomes delinquent. |
Why September 1 appears before the mailed-bill deadline: that sequence comes from Wyoming’s statutory calendar. Use the Assessor property search/Tax Detail or Treasurer’s online system rather than waiting for a paper bill if you want to review the account early.
Mailing address matters. The Treasurer sends the statement to the last known address, but failure to receive a paper bill does not remove the underlying property-tax obligation.
Business / agricultural equipment
Campbell County Personal Property Reporting
Wyoming does not generally tax ordinary household personal belongings, but business, commercial, industrial and agricultural personal property can be taxable.
Furniture & fixtures
Business furniture and fixtures can be taxable personal property.
Computers & equipment
Office and operational equipment can be reportable.
Construction equipment
Backhoes, dozers, excavators and similar business equipment may be taxable.
Agricultural equipment
Tractors, balers, skid steers and other operational agricultural equipment can be included.
March 1 deadline: Campbell County’s Important Dates page says taxpayers must file taxable personal-property listings by March 1. That 2026 deadline is past.
Mineral landowner deadline: March 1 is also the county’s deadline for qualifying landowners to file mineral-exemption forms.
Personal Property Valuation
Review taxable-business-property categories and the county declaration form.
County Clerk Cindy Lovelace
Search Campbell County Deeds, Mortgages, Liens and Plats
The Campbell County Clerk’s Recording Department keeps permanent real-property records including deeds, mortgages, releases, covenants, leases, contracts, mining claims, survey information and subdivision records.
Start with the Assessor parcel.
Save owner name, parcel/account, subdivision and legal-description clues.
Determine whether you need a deed, mortgage, release, covenant, plat or another document.
Assessment ownership alone does not identify every recorded interest.
Use the official county-linked document access option or Land Records Vault.
The county lists an online subscription service and provides public in-person access.
Match legal descriptions carefully.
Search the actual recorded instrument rather than relying on the abbreviated Assessor legal.
Obtain a copy when needed.
Verify the latest county fee schedule before ordering or recording documents.
Important recording warning: Campbell County says it will not accept legal descriptions copied from the Assessor website because those descriptions are not complete. Refer to the plat or existing recorded document when preparing a legal instrument.
Land Records Vault: the Recorder states that the public vault is open Monday–Friday from 8 a.m. to 4 p.m. The Recorder does not perform research on a customer’s behalf.
Powder River Basin due diligence
Rural, Ranch and Energy-Area Property Checks Beyond the Assessor Record
Section / Township / Range
Confirm the entire legal description rather than relying on the search-result snippet.
Surface vs minerals
Surface ownership does not automatically establish mineral ownership.
Oil / gas activity
Research producing wells, access, easements and recorded mineral-related instruments when applicable.
Coal / industrial context
Campbell County includes significant mineral and industrial property; assessment categories can differ materially from ordinary residential property.
Legal access
Confirm recorded access rights for rural parcels.
Water / well
Verify actual water source and any applicable rights or permits.
Zoning
Use county GIS and Planning resources before assuming a particular use is permitted.
Survey
Obtain professional boundary work when acreage, fences or encroachments matter.
GIS can help narrow the questions. Campbell County GIS integrates parcel polygons with roads, zoning and other layers, but recorded documents and professional field work remain necessary for legal conclusions.
