Chelan County Assessor Wes Cornelius determines the fair-market value of taxable real and personal property, maintains parcel and assessment information, calculates levy rates for most taxing districts and administers programs including senior/disabled relief and current-use land classification.

Washington requires property to be assessed at 100% of fair market value. Chelan County statistically updates every property each year from market sales and physically inspects every property on a four-year cycle.

This 2026 guide shows how to search the county’s live PACS database, decode its unusual 16-digit parcel number, find comparable sales, check the June 22 Notice of Value, understand the July/30-day appeal deadline, use parcel GIS, review 2026 taxes, prepare for the October 31 payment, apply for senior/disabled relief, research current-use orchard or timber property and locate deeds, liens, plats and surveys.

What Chelan County Property Owners Should Check Right Now

2026 Notices of Value were mailed June 22, 2026. Those values are for the 2026 assessment year and will be used for property taxes payable in 2027.
Standard appeal period has passed The county gives owners until July 1 or 30 days from the mailing date on the Notice of Value, whichever is later. For the countywide June 22 mailing, the 30-day period has passed.
2026 first-half tax is already due April 30 has passed. If it was not paid, obtain the live Treasurer balance because interest/penalty can change the amount.
October 31 is next Chelan County lists October 31, 2026 as the second-half property-tax deadline.
Late or special Notice of Value? A notice mailed later than the countywide June 22 mailing can carry its own 30-day appeal period. Use the mailing date printed on your actual notice rather than assuming every owner had the same final deadline.
2026 tax-statement delay: Chelan County announced that 2026 tax statements were running behind schedule and expected them in mailboxes around mid-March. The April 30 and October 31 statutory payment dates remained in place.
Three property offices, three different records

Assessor vs Treasurer vs Auditor

Assessor — Wes Cornelius Fair-market value, parcel data, property characteristics, levy calculations, senior/disabled exemptions, current use, personal property and valuation appeals.
Treasurer — David Griffiths Actual tax statement, tax-account balance, payment, delinquency, foreclosure, REET collection and mobile-home movement certificates.
Auditor — Brandt Cappell Deeds, liens, surveys, plats, mortgages, releases and other recorded public documents.
Do not send the wrong dispute to the wrong office. Assessed-value questions belong with the Assessor/BOE. Tax-payment questions belong with the Treasurer. Legal recorded ownership and liens belong with the Auditor.

Chelan’s parcel format contains geographic logic

How the 16-Digit Chelan County Parcel Number Works

Chelan County’s search documentation describes the parcel number as a 16-digit identifier in 6-6-4 format.

First 6 digits Township, Range and Section — two digits for each.
Next 6 digits X-Y map coordinates — three digits for each coordinate.
Last 4 characters Used when the parcel needs additional description.
Rural parcel shortcut: the first six parcel digits can also be used to search a Township/Range/Section area, with Quarter and Quarter-Quarter selections available to narrow the section further.
Geographic ID: county instructions also use “Geo ID” and “parcel number” terminology. Save exactly what the live record displays rather than reformatting it from memory.

Six Checks Before You Rely on a Chelan County Result

Property ID Match account
Geo ID Save parcel
Owner Compare deed
Situs Match location

Tax Area Check levies
Property lines: Chelan County specifically warns owners not to rely on GIS maps for exact boundaries. An on-site survey is the reliable way to identify actual property lines and corners.

What the Main Parcel Fields Mean

Field Meaning What to check
Property ID Internal county property-account identifier. Save for Assessor and Treasurer cross-reference.
Geographic ID Parcel/geographic identifier. Useful for land-location and Auditor research.
Market Value Assessor’s estimate at 100% of fair-market value. Primary valuation figure when reviewing a Notice of Value.
Current Use Special-use land value for qualifying farm, forest or open-space property. Can be far below ordinary market land value.
Taxable Value Value actually exposed to tax after qualifying exemptions/program treatment. Compare with Market Value when relief programs are involved.
Tax Area Combination of taxing jurisdictions applying to the parcel. Explains why nearby parcels can have different total rates.
Roll Value History Historical land, improvement, current-use, appraised and taxable values. Useful for spotting abrupt changes.
Deed / Sales History Recorded transfer information tied to the parcel. Use Auditor records for the controlling document.
Washington assessment standard

Chelan County Assesses Property at 100% of Fair Market Value

Washington State law requires taxable property to be assessed at 100% of fair market value. Chelan County statistically reviews every taxable real-property account each year using recent comparable market sales.

Market adjustment: if assessed values in a neighborhood differ significantly from observed sale prices, the Assessor can apply a market adjustment factor to bring the neighborhood closer to current market evidence.
A higher assessment does not automatically mean taxes rise by the same percentage. Your tax depends on levy budgets, tax-area rates, state and local levy limits, exemptions and other parcel-specific assessments.
Annual values + four-year field cycle

How Chelan’s Four-Year Physical Inspection Cycle Fits Annual Revaluation

Physical cycle One valuation region receives detailed field/physical inspection work.
Next region Another portion of the county moves through the inspection rotation.
Third region Building and land records continue through the countywide cycle.
Cycle completes Every property is intended to receive physical inspection over the four-year rotation.

Physical inspection is not the same thing as annual revaluation. Even when your parcel is not in the current field-inspection area, its value can still be statistically updated from market sales.

2026 sales-analysis regions: Chelan publishes separate analysis material covering Cashmere/Malaga/South Wenatchee; Lake Wenatchee/Leavenworth; Chelan/Manson; and North Wenatchee/Sunnyslope/Entiat.
Comparable-sale research before an appeal

Use Chelan County Sales Search Instead of Guessing Market Value

Open Sales Search. Go to Chelan County Sales Search.
Choose a property type. Available search types include All, Residential, Commercial, Mobile Home and Farm.
Filter physical characteristics. Options include improvement type, style, quality, living area and year built.
Set price and acreage ranges. These filters help remove obviously non-comparable properties.
Set a sale-date range. Focus on sales relevant to the Assessor’s market analysis rather than simply the newest listing on the internet.
Compare location carefully. Leavenworth, Lake Wenatchee, Manson, Cashmere, Entiat and Wenatchee neighborhoods can behave very differently.
Appeal evidence: a small group of genuinely comparable closed sales is usually more useful than a long list of unlike properties or asking prices.
June 22, 2026 countywide mailing

How the 2026 Chelan County Notice of Value Fits the Tax Calendar

Assessment date Real and personal property is valued for assessment purposes.
Personal property Annual personal-property listings due.
2026 NOV mailed Countywide Notice of Value mailing for taxes payable in 2027.
BOE protection Appeal period based on the notice mailing date.
New construction Last day Assessor can add new-construction value.
Taxes payable 2026 assessment feeds the next year’s property-tax bill.
Do not confuse your 2026 Notice of Value with your 2026 tax bill. The Notice of Value mailed in June 2026 concerns assessment year 2026 and taxes payable in 2027. The Treasurer’s current 2026 bill is based on the prior assessment cycle.
Board of Equalization is separate from the Assessor

How to Appeal a Chelan County Property Value

Review the property details first. Confirm land acreage, improvements, use, quality, sale history and other factual information.
Contact the Assessor’s Office. Chelan encourages owners to speak with an appraiser because manifest errors can sometimes be corrected without a hearing.
Protect the appeal deadline anyway. Filing a valuation-review request with the Assessor does not automatically preserve your BOE rights.
Use July 1 or 30 days from the Notice mailing, whichever is later. The county’s 2026 BOE rule applies that statutory deadline.
Support your claimed market value. Use comparable sales, an appraisal, factual property corrections or other evidence tied to market value.
Pay taxes while the appeal is pending. Chelan’s BOE warns that taxes must still be paid by their due date to avoid interest and penalties.
BOE: 400 Douglas Street, Suite 201, Wenatchee, WA 98801 · 509-667-6565 · BOE@co.chelan.wa.us.

Tax Area Code controls the levy stack

How Chelan County Property Tax Is Built

Chelan does not have one single property-tax rate that applies to every parcel. The property’s Tax Area determines which taxing jurisdictions and assessments appear on the statement.

Washington state school property-tax levy.
Chelan County general and, where applicable, road-district levies.
City, school district, library, port, fire, hospital and other local levies depending on location.
Conservation, flood-control, pest, irrigation or similar parcel-specific assessments can appear.
Each applicable levy/assessment is combined into the parcel’s annual statement.
Basic levy math: for a levy stated in dollars per $1,000 of taxable assessed value, divide Taxable Value by 1,000 and multiply by the levy rate. Repeat for each applicable taxing jurisdiction.
Do not use another property’s total rate. Current 2026 statements show different mixes of state school, county, library, road, port, fire, hospital, local school and special assessments.

Chelan County Senior & Disabled Property Tax Exemption

Chelan County’s current program page states that qualifying homeowners can receive property-tax reduction when the home is their Washington primary residence and they satisfy age/disability and income rules.

Age route At least 61 years old under the current exemption framework.
Disability route Owners unable to work because of disability can qualify at any age when the other requirements are met.
Veteran route Washington also includes qualifying veterans with sufficiently high service-connected disability evaluations.
2024–2026 Chelan threshold: the Assessor currently lists combined disposable income under $48,000 for its senior/disabled exemption program.
Income thresholds change by cycle. Washington has already published new county thresholds for tax years 2027–2029. Do not apply a future threshold retroactively to a 2026 eligibility question.

Senior/Disabled Exemption Review current Chelan County requirements and application information.
Important in an orchard, farm and timber county

Farm, Agricultural, Open Space & Designated Forest Land

Washington current-use law can value qualifying open space, commercial agricultural and forest land according to its current use rather than ordinary fair-market value.

Farm & Agriculture Qualifying commercial agricultural land can receive current-use valuation.
Designated Forest Land Forest property can qualify under the designated-forest program and associated management requirements.
Open Space / PBRS Open-space land can qualify under the Public Benefit Rating System when program criteria are met.
Land only: Chelan County states that current-use classification applies to the assessed value of qualifying land and does not extend the current-use valuation to buildings or other improvements.
Buyer warning: removing land from current use or failing continuation requirements can create additional-tax consequences. Verify the classification before buying, subdividing or changing orchard/timber use.

Chelan County Personal Property in 2026

Personal property generally means movable assets used to conduct business. Chelan County lists machinery, equipment, tools, non-inventory supplies, leased equipment, leasehold improvements, commercial vessels and agricultural/manufacturing/construction/logging equipment among potentially taxable assets.

January 1 Property is subject to taxation and valuation for assessment purposes as of this date.
April 30 Annual personal-property listing deadline.
Cost approach Chelan commonly uses taxpayer-supplied cost information, adjusted for age, cost and property type.
August 2026: the April 30 listing date has passed. A business that did not file should contact the Assessor instead of waiting for the next tax statement.
Valuation questions: 509-667-6365. Personal-property tax-bill questions: Treasurer at 509-667-6405.
Fire or other destruction can change current assessed value

Destroyed Property Relief

If property is destroyed in whole or in part by fire or another qualifying event, Chelan County provides a destroyed-property application process that can reduce the current assessed value.

Document the damage. Keep photographs, insurance information and other evidence of the destruction.
Contact the Assessor promptly. Chelan asks owners to submit the application as soon as possible and can arrange an on-site visit.
Wait for the Assessor determination. The office calculates the qualifying reduction and sends its decision.
Use the special 30-day appeal right if necessary. A disagreement with the destroyed-property determination carries a separate Board of Equalization route.
Destroyed Property Application Use the county’s current application and supporting-document guidance.
