Beach County Property Assessor 2026: Search & Tax Records

VIRGINIA BEACH, VIRGINIA • 2026 PROPERTY GUIDE

Search Virginia Beach Property Assessments, Sales & Tax Records

Virginia Beach is an independent Virginia city, so property owners do not use a separate “Beach County” assessor. Real-estate assessments are handled by the City of Virginia Beach Real Estate Assessor, while tax bills and payments are handled by the elected City Treasurer.

The official property database lets residents research public assessment records, sales and property characteristics. A separate Treasurer search provides owner, parcel, address, tax bill, payment and delinquency information.

Jurisdiction Virginia Beach, VA
Real Estate Assessor Sue Cunningham
Assessor Phone 757-385-4601
Current General Rate $0.97 per $100
Quick answer: Open the official Virginia Beach Property Assessment Search to review assessment records, sales and property characteristics. For the actual tax account, use the City Treasurer’s Real Estate Tax Search, which supports searches by primary owner name, parcel number or situs/property address.
Assessment vs tax bill: The Real Estate Assessor determines the property’s assessed value. City Council establishes the tax rate. The City Treasurer then creates, mails and collects the tax bill. A change to one does not automatically mean the other office caused it.

Virginia Beach Property Tax Search by Owner, Parcel or Address

The Treasurer’s real-estate search is better than the Assessor site when you need the actual amount owed.

Tax search method Best use
Primary Owner Name Use when you know the current taxpayer but not the parcel number.
Parcel Number Most precise option when copied from an assessment record or previous bill.
Situs / Property Address Useful for homes, condos and commercial properties when the parcel number is unknown.

What the Virginia Beach Tax Account Shows

The Treasurer’s public tax system provides several useful fields beyond simply showing whether tax has been paid.

Tax-account field What it tells you
Parcel ID Parcel identifier tied to the real-estate account.
Primary Owner Name Current primary owner carried on the tax account.
Owner Mailing Address Where city real-estate tax correspondence is directed.
Situs Address Physical address of the taxable property.
Legal Description Tax-account description used to help identify the real estate.
Original Due Date Shows when the selected bill was originally payable.
Base Tax Due Original real-estate tax before applicable late charges.
Penalty / Fee Due Late-payment charges added to the account.
Interest Due Interest accumulated on delinquent taxes.
Total Due Current total shown by the tax system.
Payment History Limited history of payments applied to the property-tax account.
Tax Bill Number Identifier for the specific real-estate tax billing.

Virginia Beach Property Maps, GIS & Zoning Research

The city’s Map Center is the next step when the property question involves geography rather than only assessed value.

Property Location

Use GIS to understand where the parcel sits relative to streets, neighboring properties and other mapped features.

Planning & Zoning

Use city planning and map layers for zoning and land-use research rather than treating the Assessor’s property classification as zoning approval.

Flood & Coastal Context

For oceanfront, Chesapeake Bay, Lynnhaven and low-lying parcels, use the city’s current mapping resources for additional flood and coastal research.

Open Virginia Beach Map Center →

Do not use GIS as a boundary survey. Online maps are research tools. Exact property lines, easements and title rights should be confirmed through recorded plats, deeds and professional survey/title work.

Virginia Beach FY 2027 Property Assessments

2026 reassessment update: The FY 2027 annual report shows a total taxable Virginia Beach real-estate assessment of approximately $92.3 billion, about 6% higher than the previous year. Median appreciation across property types was approximately 5.23%.

FY 2027 assessment notices were mailed in late February 2026. The assessments become effective for the fiscal year beginning July 1, 2026.

Residential

Detached residential property remains the largest part of Virginia Beach’s tax base.

New Construction

The city’s FY 2027 report identified roughly $719 million in new construction during 2025.

Most Homes

The city’s report states that roughly 70% of Virginia Beach homes are assessed below $500,000.

How Virginia Beach Determines Real Estate Value

The Real Estate Assessor is required to reassess real estate annually so that assessments remain consistent with fair market value.

1
Review Property Data

Characteristics of the land and improvements are checked.

2
Analyze Market Sales

Recent market transactions help indicate what comparable property is worth.

3
Apply Appraisal Methods

Appropriate mass-appraisal techniques are used for different property types.

4
Establish Annual Assessment

The new assessed value is communicated through the annual reassessment notice.

Virginia Beach Real Estate Tax Rate for 2026

Current general real-estate tax rate: $0.97 per $100 of assessed value.

A property assessed at $500,000 would produce a basic annual general real-estate tax calculation of approximately:

$500,000 ÷ 100 × $0.97 = $4,850

This simple example does not account for special service district rates, tax relief, exemptions, credits, penalties or other parcel-specific circumstances.

Special Service Districts: Some Virginia Beach parcels have rates that differ from the general $0.97 rate because they are inside an SSD such as Sandbridge or another defined district. Verify the applicable district before estimating the final tax.

Virginia Beach FY 2027 Real Estate Tax Due Dates

Virginia Beach’s fiscal year runs from July 1 through June 30. Real-estate tax is billed in two installments and taxes are paid in arrears.

July 1, 2026 FY 2027 begins
Dec. 5, 2026 First statutory installment date
Dec. 7, 2026 Observed deadline because Dec. 5 is Saturday
June 7, 2027 Observed second-installment deadline
Weekend rule: Virginia Beach states that when a real-estate tax due date falls on a weekend or city-recognized holiday, the payment deadline moves to the next business day. Both Dec. 5, 2026 and June 5, 2027 fall on Saturdays.

How to Pay Virginia Beach Real Estate Taxes

Online

Use the City Treasurer’s official online payment system after confirming the correct real-estate tax account.

Treasurer Payment Options →

By Mail / In Person

The Treasurer accepts common payment methods including check, money order and qualifying card payments. Review the current payment instructions before mailing.

Partial Payments

The Treasurer accepts and encourages partial or advance payments when taxpayers cannot pay the entire balance at once.

Escrow account? Many tax bills are sent to the mortgage company when taxes are escrowed. If you refinance, change lenders or pay off the mortgage, verify with the Treasurer that the correct billing destination is on file.

Virginia Beach Late Property Tax Penalties & Interest

Late-payment rule: Payments received or postmarked after the applicable grace period can receive a penalty equal to 10% of the tax or $10, whichever is greater, subject to the city’s statutory limit, plus interest at 9.6% per year.
An assessment appeal does not stop penalties. Even when the Assessor is reviewing a possible value reduction, property taxes must still be paid by the tax deadline to avoid penalty and interest.

When real-estate taxes remain delinquent, the City can eventually advertise the delinquency, record a lien, refer the balance for legal collection and pursue sale remedies authorized by Virginia law.

Virginia Beach 2026 Property Assessment Appeals

Current August 2026 status: The normal FY 2027 administrative appeal periods have passed. Requests for Reappraisal were accepted through April 30, 2026, and Board of Equalization applications were due by June 30, 2026.

Level 1: Assessor Review

Virginia Beach normally accepts Requests for Reappraisal from March through April 30.

This is usually the fastest place to discuss:

  • Incorrect property characteristics
  • Comparable sales
  • Condition problems
  • Market-value concerns

Level 2: Board of Equalization

Board applications are accepted through June 30 for the applicable tax year.

The Board may review whether an assessment is excessive, insufficient or not equitable compared with similar property.

Missed the 2026 deadline? You can still contact the Assessor about factual errors and ask what legal correction or later appeal route may apply. Do not send a standard late Board application and assume it will be accepted.

Horticultural / Forest

Qualifying horticultural or forest use may also receive special assessment under program rules.

Open Space

Buyer warning: Land-use assessment can carry rollback-tax consequences when qualifying property changes to a nonqualifying use. Verify enrollment and potential liability before purchasing acreage.

County Property Search, Homestead & Tax Help Toolkit

Use this free helper to find the right county office, prepare a property search, understand appraised value, review homestead exemption steps, and organize TRIM notice or tax bill questions before using official county websites.

Built for Florida county property guides
Helps users find official resources
No fake database or approval claim
Useful after every article

Find the Correct County Office

Property Appraiser, Tax Collector, Clerk, GIS, and VAB offices do different jobs. Pick your task below.

Quick rule: Property Appraiser = value, records, parcel details, exemptions. Tax Collector = bill and payment. Clerk/Recorder = deeds and recorded documents. VAB = formal value disputes.

Official Property Search Helper

Use this when a county article tells you to search by owner, address, parcel number, folio, PCN, STRAP, or alternate key.

Search tip: If address search fails, try only the house number and main street name. Avoid typing Street, Avenue, Road, Drive, unit numbers, or punctuation unless the official portal requires it.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.

TRIM Notice & Value Review Helper

Use this to organize your questions before calling the Property Appraiser or preparing an appeal.

Your preparation checklist

Value term Simple meaning
Market value The appraiser’s estimate of the property’s value as of the assessment date.
Assessed value The value after limits or caps may be applied.
Exemptions Approved reductions such as homestead or other exemptions.
Taxable value The value used by taxing authorities after exemptions.

Property Tax Bill Direction Helper

The Property Appraiser values property, but the Tax Collector usually handles the actual bill and payment.

Florida timing reminder: Many Florida tax bills are mailed around November and become delinquent if unpaid after March 31. Always verify exact dates, discounts, and payment fees with the official county Tax Collector.
