Owner name looks oldRecent deed, trust, estate or LLC update may not show yet.Check Clerk official records and call with Parcel ID.
Mailing address is wrongAddress change not submitted or not processed.Use official Address Change Request and save proof.
Building details look wrongSketch, permit, improvement or damage data may need review.Prepare photos, permits, survey, floor plan or repair proof.

Map boundary looks wrongMap layer or parcel display issue.Use map as reference only; legal boundary needs survey/title review.

Real property map checklist

Search by Parcel ID when possible. This is cleaner than address search for vacant land, water-area properties or similar nearby addresses.
Zoom before deciding. Check nearby parcels, roads, waterways, subdivision layout and access points.
Do not treat map as survey. Boundary, fence, easement, setback and closing questions need survey/title review.
Local due-diligence note: for Hobe Sound, Jensen Beach, Sewall’s Point, Hutchinson Island and waterfront property, also check flood risk, elevation, permits, survey, insurance and local development rules.

Homestead exemption: document kit and risk checks

Official rule: Martin County says you may qualify if you own property and make it your permanent residence as of January 1. Applications must be submitted online, by mail or in person by March 1.

Basic eligibility

Own or have legal/equitable interest and make the home your permanent residence as of January 1.

Filing options

Online, by mail or in person. Mailed applications need to be postmarked by March 1.

Buyer warning

Prior owner’s homestead or agricultural classification does not transfer to the new owner.

Prepare before filing

  • Florida driver license or Florida ID information.
  • Florida voter registration information or declaration of domicile if used.
  • Florida vehicle registration information if you own or drive a vehicle in Florida.
  • Social Security number for applicant and spouse if married.
  • Ownership details, Parcel ID and Account Number.
  • Trust Certificate if property interest has been transferred into a trust.
  • Permanent Resident Card information if not a U.S. citizen and eligible.
  • Evidence that any out-of-state residency-based benefit was cancelled if applicable.
Read homestead guidance. Open Homestead Exemption General Information.
Start online only when ready. Use Apply Online. The official page recommends completing the application once started.
Save proof. Keep email confirmation, uploaded documents and screenshots until exemption appears on the record.
Homestead loss risks: renting the home more than 30 days per calendar year for two consecutive years, keeping out-of-state residency benefits, another state driver license, failure to register a Florida vehicle if you drive here, or voter registration elsewhere may create problems.
