Larimer County Assessment, Appeal and Delinquent-Tax Status

The normal 2026 real-property protest and County Board scheduling windows have closed. Real-property Notices of Determination were mailed and posted June 30. CBOE scheduling closed July 15 for real property and July 20 for personal property. Scheduled hearings ran through August 3.
Waiting for a CBOE decision Decisions require final approval. The county directs owners who have not received a decision letter by August 17 to contact the CBOE office.
Disagree with the CBOE result Further appeal options generally must be started within 30 days after the postmark on the decision letter.
Tax account remains unpaid Delinquent statements were mailed in June and July. Current balances include 1% interest for each month or part of a month after the applicable delinquency date.
Tax-lien sale date: Larimer County has scheduled its 2026 tax-lien sale for November 19. Owners with unresolved delinquent real-property taxes should obtain a current payoff well before the sale.
New monthly-payment option: The Treasurer registered with EquaPay in 2026 to accept payments made on behalf of owners whose taxes are not escrowed through a mortgage. The vendor arrangement is separate from the county and should be reviewed carefully.

Important distinction: The Assessor does not collect tax payments or set mill levies. The Treasurer does not decide actual value. The Recorder preserves filed documents but does not guarantee clear title, and GIS parcel lines are not a certified survey.

Open the layer list. Turn on zoning districts, aerial imagery, roads, parcels and other relevant public layers.

Larimer County 2026 Residential Value and Assessment Flow

2026 is a non-reappraisal year, so most real-property actual values remain the same as 2025 unless a remodel, new construction, demolition, ownership-related change or corrected property fact affects the account. The 2025 and 2026 residential actual values are based on a June 30, 2024 appraisal date and market activity in the July 1, 2022 through June 30, 2024 data period.

Do not multiply actual value by one rate: The 2026 bifurcated system can produce one assessed value for schools and another for local governments.

How to Search and Pay Larimer County Property Taxes

Copy the property schedule number. Find it on the tax statement, Assessor record, payment coupon or prior receipt.

Duplicate mortgage payment: When both an owner and mortgage company pay, the Treasurer processes the first payment received and returns the later payment. The office does not hold the extra money for future taxes.
No ordinary partial payment: Current taxes are paid as two equal halves or one full payment. When the total tax is below $25, the half-payment option is not available.

Larimer County Property-Tax Deadlines

First half The statutory date fell on Saturday; March 2 payments were treated as timely.
Full payment Owners paying once had to submit the full amount.

The chart illustrates the cumulative monthly interest pattern at 1% for each month or portion of a month. The exact starting point depends on whether no payment was made or the first half was paid and only the second half became delinquent.

Different delinquency starting points: Accounts with no payment began accruing interest after the full-payment deadline. Owners who paid the first half but missed the second half began accruing interest on the unpaid installment after June 15.

Larimer County Property Valuation Appeals

Assessor protest Real-property protests ran from May 1 through June 8. Personal-property protests followed the June 15 notice and closed June 30.
Notice of Determination Real-property NODs were mailed and posted June 30. The NOD states whether the Assessor changed the value and explains the next step.
County Board of Equalization Real-property scheduling closed July 15 and personal-property scheduling closed July 20. Hearings ran July 13 through August 3.
Further appeal File within 30 days of the CBOE decision postmark with the state board, binding arbitration or district court.

How the CBOE hearing is divided

  • Approximately five minutes for the taxpayer.

An abatement petition can request cancellation of unpaid taxes or a refund of taxes already paid when a qualifying valuation or taxation error affected a prior year.

Senior Homestead Exemption A qualifying owner generally must be at least 65 before January 1 and must have owned and occupied the home as a primary residence for at least 10 consecutive years.

Gold Star Spouse A qualifying surviving spouse can apply under Colorado’s expanded property-tax exemption rules.

Business personal property includes taxable equipment, furniture, machinery and other assets used in a business. The assessment is tied to the January 1 assessment date.
