Current 2026 action position
Dallas County Appraisal and Property-Tax Status in August 2026
The normal 2026 real-property protest deadline has passed, but many filed protests remain active. DCAD reports that the Dallas County Appraisal Review Board received more than 250,000 protests for 2026. Because of that volume, some hearings have not yet been scheduled and ARB hearings are expected to continue through September 2026.
Outstanding protest
Contact DCAD before the scheduled hearing to request an informal review with an appraiser. Keep the hearing appointment unless an official resolution is completed.
2026 certified information
DCAD completed its July certification system window, and appraisal data was updated on August 5, 2026. Protested accounts may still display disputed or ARB-related status.
Unpaid 2025 taxes
Accounts became delinquent after January 31, 2026. Real-property accounts were generally referred to the collection attorney beginning July 1.
Current-year billing: 2026 tax rates and final bills are not determined by DCAD alone. Taxing entities adopt rates after appraisal-roll certification, and property-tax statements are generally mailed in October.

Important distinction: DCAD does not collect property-tax payments, and the Tax Office does not decide appraisal value or approve exemptions. A recorded deed is maintained by the County Clerk, while DCAD maintains ownership information on the appraisal roll.

How to Search Dallas County Appraisal Records
DCAD provides separate searches for owners, account numbers, street addresses, business names and mapped parcels. Use the method that matches the information already available.
Owner search
Enter the full last name and at least two letters of the first name. DCAD uses the format Last Name, space, First Name.
Account search
Enter the complete 17-character DCAD account number using letters and numbers only.
Address search
Enter the street number, direction and street name. Do not add Street, Drive, Lane or another street type.
Map search
Search by account, property address or owner, or click directly on a mapped parcel.
Choose the account type.
Select Residential, Commercial or BPP when the search page provides those filters.
Enter less information first.
A broad owner or street-name search can reveal spelling, spacing and account differences.
Use the percent symbol as a wildcard.
DCAD allows % in owner and street searches when only part of a name is known.
Use a range search when needed.
The address page can search a range of street numbers when the exact number is uncertain.

Owner-name tip: Names such as McDonald may be stored with a space, such as Mc Donald. Remove punctuation and test name variations when the first search fails.

Boundary warning: The DCAD map is useful for identifying appraisal accounts, but it is not a legal boundary survey. Use a licensed surveyor for boundary, encroachment or acreage disputes.
How Dallas County Appraisal Values Become a Tax Bill
Market value
DCAD’s estimate of the property’s market value as of January 1.
Review sales and property characteristics.
Appraised value
Value after an applicable homestead cap or other appraisal limitation.
It may be lower than market value.
Taxable value
Value remaining for a taxing jurisdiction after exemptions and limitations.
It can differ by taxing unit.
Tax amount
Each jurisdiction applies its adopted rate to its taxable value.
Separate levies create the bill.
Residence-homestead cap
Qualifying appraised value generally cannot increase more than 10% annually, plus new improvements.
Non-homestead circuit breaker
Certain qualifying non-homestead real property may receive a temporary 20% appraisal-growth limitation under current state law.
Estimated-tax limitation
DCAD’s estimate is not a Tax Office payoff and may change after certification, protest, rate adoption or correction.
2026 exemption amounts: Texas school districts currently provide a $140,000 general residence-homestead exemption and an additional $60,000 school exemption for qualifying owners who are age 65 or older or disabled. Other local exemptions vary by taxing unit.

Own and occupy the property as your principal residence and do not claim another residence homestead.
Regular filing deadline
Most exemption applications are due by April 30.
Late homestead filing
A residence-homestead application may generally be filed up to two years after the tax delinquency date.
Midyear qualification
An owner who acquires and occupies the property after January 1 may qualify for a prorated exemption when the prior owner did not receive the same exemption.
Age 65 or disability
Qualifying owners can receive additional exemptions, school tax ceilings and possible payment or deferral options.
Manufactured home
DCAD may require the Statement of Ownership and Location plus purchase or payment evidence.

Do not email or fax the residence application: DCAD’s published exemption instructions state that applications cannot be received by email or fax. Use the official online, mail or delivery route.
Heir property: An heir who is not identified on the recorded deed may need an ownership affidavit, death certificate, recent utility bill and available court-record information. Other occupying heirs may need authorization affidavits.

How to Correct a Dallas County Owner Name or Address
Open the current DCAD account.
Confirm the 17-character account, owner name, mailing address, property location and deed-transfer date.
Search the County Clerk record.
Verify that the correct deed, probate instrument or other title document was recorded.
Identify the type of correction.
A mailing-address change, owner-name spelling correction and ownership transfer may require different evidence.
Gather supporting documents.
Use the recorded deed, signed closing statement, probated will, heirship record, trust document or other ownership evidence.
Contact DCAD Property Records.
Use the current DCAD contact process for ownership, exemptions and mailing-address inquiries.
Verify the tax account afterward.
Allow the change to move from DCAD’s appraisal roll to the Dallas County Tax Office billing record.
Address change is not a deed: Changing the mailing address does not transfer title, release a mortgage or alter the legal description.
Property sold midyear: Review the closing statement to understand the buyer-seller tax proration. Under Texas law, unpaid property taxes follow the property even when the private purchase agreement assigns payment responsibility between the parties.

2026 real-property deadline
The regular deadline was May 15, 2026. A mailed protest had to be postmarked by the applicable deadline.
Only electronic protest route
DCAD states that uFile is the only accepted way to file a protest electronically. An email or fax protest is not accepted.
PIN requirement
The annual PIN appears on the appraisal notice. An owner who did not receive the notice can request a PIN by email through uFile.
Initial evidence limits
The uFile instructions allow files up to 8 MB each and 15 MB total during the initial submission.
Outstanding protest: DCAD says an owner with an active protest may contact the district before the scheduled hearing to conduct an informal review with an appraiser.
Evidence submitted after uFile: The online instructions say later residential evidence can be sent to arbdocs@dcad.org and should identify the property address or account number. Submit it early enough for processing before the hearing.
August 2026 deadline warning: A regular market-value disagreement does not automatically qualify for a late protest. Review the notice date and obtain official guidance about any limited statutory correction or late-hearing route.
