August 2026 Arapahoe County Property and Tax Status
All standard 2026 Assessor protest periods and normal 2025 property-tax payment deadlines have passed. Owners with an unpaid balance should use the Treasurer’s live tax search because statutory interest is now included in the displayed amount.
Real-property valuation appeals
The 2026 Assessor appeal period ran from May 1 through June 8. A property owner who filed should follow the deadline printed on the Notice of Determination or later County Board decision.
Business personal-property appeals
The 2026 filing window ran June 15 through June 30. Assessor determinations were due by July 10.
2025 taxes payable in 2026
First-half, full-payment and second-half deadlines have passed. Online payment remains available through September 30 with the applicable interest.
Upcoming tax-lien risk: The annual tax-lien sale is scheduled for November 5, 2026. Owners with unpaid taxes should resolve the complete live balance before tax-sale cutoff requirements become applicable.
Live-record rule: A printed statement, prior screenshot or saved balance can become outdated. Search the current Treasurer account before mailing money, paying online, refinancing or relying on a payoff.

Colorado comparison: Arapahoe and Jefferson counties use similar Assessor, Treasurer and Clerk structures, but their search systems and deadlines are separate. See the related

How to Search Arapahoe County Property Records
Choose the correct property category.
Use the real-property search for residential, commercial, agricultural and vacant parcels. Use the separate business personal-property search for taxable business equipment.
Start with the strongest identifier.
Use the complete PIN or AIN from a tax postcard, valuation notice, prior statement, closing file or recorded document.
Search an address with fewer words.
Begin with the house number and main street name. Remove direction, street type, unit, city and ZIP code if no result appears.
Search an owner broadly.
Start with the surname or main business name. Try a trust, estate, LLC, former owner or spelling variation when the exact name fails.
Open every plausible result.
One owner can have a residence, rental, vacant parcel, commercial account, mobile home or several adjoining tracts.
Match the complete identity.
Compare the owner, situs address, PIN, AIN, legal description, neighborhood, property class and municipality.
Review current and prior values.
Separate actual value from assessed value and check the valuation year before comparing figures.
Save the property page.
Print or save a dated copy showing the PIN, AIN, value, characteristics, tax districts and owner information.
Open the Treasurer account separately.
Use the saved PIN, AIN or address to retrieve the current tax statement, payment history and amount due.
Fastest search order: PIN → AIN → simplified address → owner surname.

Residential property
Houses, condominiums, townhomes, duplexes and residential land are searched through the real-property system.
Commercial property
Offices, retail, industrial, multifamily and other income-producing real estate use commercial valuation records.
Agricultural property
Qualification depends on Colorado agricultural-use rules rather than appearance or parcel size alone.
Vacant land
Review zoning, legal access, utilities, flood context and municipality separately from the Assessor’s value.
Business personal property
Machinery, equipment, furniture and leasehold improvements can have a separate taxable account.
Manufactured homes
Ownership, title, tax and transfer procedures may involve both the Assessor and Treasurer.
State-assessed property
Certain utility, transportation or centrally assessed accounts require PIN or AIN searching through the Treasurer.
Severed minerals
Mineral interests can be assessed separately from the surface parcel and may not appear under the expected address.
Colorado tax calculation
How Arapahoe County Actual Value Becomes a Tax Bill
Actual value
Assessor’s market-value estimate based on the applicable valuation date and permitted appraisal methods.
2026 appeals use a June 30, 2024 valuation date.
Exemption adjustment
A qualifying senior, veteran or other approved exemption can remove part of actual value before assessment.
Benefits must appear for the correct year.
Assessed value
Colorado assessment rates are applied to the applicable actual value.
Residential property uses separate school and local-government rates for 2025 taxes.
Tax calculation
Assessed value is multiplied by the mill levy for each applicable taxing jurisdiction.
Separate calculations are combined on the final statement.
Residential assessment rates used for 2025 taxes payable in 2026
Local-government assessment rate
6.25%
Used for county, city, fire, water and other applicable non-school local-government levies.
School assessment rate
7.05%
Used for applicable school-district tax calculations.
Why one property can show two assessed calculations: Colorado applies separate residential assessment rates to school and non-school taxing jurisdictions. The resulting tax calculations are combined on the statement.
Valuation evidence period: The Assessor’s 2025–2026 roll uses market, cost and income information collected from July 1, 2022, through June 30, 2024. Residential valuation must use the market approach.

| 5 |
Compare the estimate with the Treasurer’s live statement. |

How to Search Arapahoe County Property-Tax Records
Search by PIN, AIN or address.
Real estate and personal-property tax information can be searched with these identifiers. State-assessed accounts require a PIN or AIN.
Use only the street number and name when needed.
The Treasurer recommends leaving out direction and street type when an address search does not work.
Open the correct PIN.
Match the owner, property address and Assessor identifiers before reviewing payment information.
Open the Original Tax Statement.
Retrieve the complete downloadable statement rather than relying only on the mailed postcard.
Review every year and installment.
Confirm whether the account was paid in full, by halves, through escrow or remains delinquent.
Retrieve payment receipts.
Select Receipts for Current Year, then open the payment date to view and save the receipt.
Use Payment Options only after verification.
Confirm the amount, method, convenience fee and payer information before authorizing.
Save the confirmation.
Keep the transaction date, payment amount, method and confirmation number.
Verify the account before paying again.
Check the live record and bank activity to prevent duplicate payment.
No tax statement received: Failure to receive a postcard or statement does not remove the owner’s responsibility to pay on time or eliminate statutory interest.
Mortgage escrow: Arapahoe County does not maintain the private terms of your escrow account. Compare the lender’s disbursement with the live Treasurer record before making a second payment.

Split methods: The online system does not currently allow one payment to be divided between an electronic check and credit card.
Late-payment decision path
What Happens When Arapahoe County Property Taxes Are Unpaid?
Due date passes
Statutory interest is added according to the selected payment schedule.
July notice
The Treasurer normally sends a delinquent statement after the second-half deadline.
September 30
Online late-payment access ends for the applicable year.
Tax-lien sale
The lien may be sold at the annual November auction.
Later deed process
After the statutory period, a lien holder may begin a Treasurer’s Deed process.
A tax-lien sale is not an immediate property transfer: The investor purchases the tax lien, not immediate possession of the property. Colorado law generally requires the lien to be at least three years old before a Treasurer’s Deed application can begin.
After September 30: Cleared funds such as cash, cashier’s check, certified check or money order may be required for delinquent payments approaching the tax-lien sale.
“I need the complete payoff for Arapahoe County PIN __________ through __________. Please confirm every unpaid year, interest, fees, tax-lien status and the exact payment method required.”
2026 valuation challenge
Arapahoe County Real-Property Assessment Appeals
The Assessor mailed real-property Notices of Valuation by May 1. The 2026 protest window ran through June 8. Supporting evidence should address what the property was worth as of June 30, 2024.
Comparable sales
Use valid sales from the applicable data period and explain why the properties are similar in location, size, condition, design and use.
Incorrect property data
Identify wrong square footage, basement finish, quality grade, building condition, land size, property class or improvement details.
Condition evidence
Use dated photographs, inspection reports, repair estimates, damage reports and other factual evidence available on the valuation date.
After the Assessor decision
Read the Notice of Determination completely.
Verify the new value, decision date and next filing deadline.
Use the County Board of Equalization route when eligible.
Follow the instructions and filing date printed on the determination.
Prepare the same evidence in a clearer format.
Add a one-page explanation, property-data comparison, photographs and comparable-sales table.
Save proof of filing.
Keep the submission confirmation, postmark, fax report or stamped copy.
Read a County Board decision immediately.
Further options can include the Colorado Board of Assessment Appeals, District Court or arbitration.
Observe the 30-day post-decision deadline.
The next appeal route generally must be selected within 30 days after the County Board decision is mailed.
Missed the ordinary appeal period? A prior-year abatement, clerical correction or later notice can follow a different process, but it is not a general replacement for a missed market-value protest. Review the Assessor’s forms and ask which statutory route applies.

Arapahoe County Property Assessor Search FAQs
1. How do I search Arapahoe County property records?
Open the official Assessor property-search page and search by PIN, AIN, owner name or property address. Open the correct parcel and verify the owner, situs address, legal description, property class, actual value and assessed value.
2. What is the difference between an Arapahoe County PIN and AIN?
A PIN is a Property Identification Number, while an AIN is an Assessor Identification Number associated with the parcel or account. Both can help connect Assessor records with Treasurer tax information.
3. Where do I search and pay Arapahoe County property taxes?
Use the official Treasurer property-tax search. Search by PIN, AIN or address, open the correct account, review the Original Tax Statement and current balance, then select Payment Options after verifying the tax year and property.
4. What are the Arapahoe County online property-tax payment fees?
Electronic checking and savings payments currently have no convenience fee. Credit-card and most digital-wallet payments carry a 2.40% fee. Visa or MasterCard debit payments carry a published $3.95 fee, while other debit routing may use the percentage fee.
5. What happens if I did not receive an Arapahoe County tax statement?
Search the Treasurer’s live account immediately. Failure to receive the mailed postcard or statement does not remove responsibility for paying on time or eliminate statutory interest. The full statement is available online.
6. What was the 2026 Arapahoe County property appeal deadline?
The real-property Assessor appeal window ran from May 1 through June 8, 2026. Business personal-property appeals were due between June 15 and June 30, 2026. A later decision or notice can carry a separate deadline.
7. How are Arapahoe County residential property taxes calculated?
The applicable actual value is adjusted for approved exemptions, multiplied by Colorado assessment rates and then multiplied by the mill levies of the applicable taxing jurisdictions. For 2025 residential taxes payable in 2026, separate school and local-government assessment rates apply.
8. Where can I find Arapahoe County deeds and liens?
Use the Clerk and Recorder’s official legal-document search. Search current and prior party names, document number, recording date or legal-description information, and request a certified copy when required.
9. Is ArapaMAP a legal property survey?
No. ArapaMAP provides useful parcel, address, district and geographic context, but its displayed lines do not replace a recorded plat, deed legal description, title examination or licensed boundary survey.
10. What should I verify before relying on an Arapahoe County property record?
Verify the PIN, AIN, owner, situs address, legal description, property class, valuation year, actual value, assessed value and taxing jurisdictions. Check tax balances and recorded deeds through their separate official offices.
