The Assessor-level 2026 real-property protest period has closed, but the next appeal stage remains open. Adams County must mail real and personal property Notices of Determination by August 15. An owner who disagrees with the Assessor’s decision can file a written petition with the County Board of Equalization by September 15.

Personal-property warning: Unpaid business personal-property taxes can lead to distraint, seizure and sale. A closing or business sale does not erase an account created from property taxable on January 1.

Adams County 2026 Residential Value and Assessment Flow
Colorado county assessors revalue real property in odd-numbered years. The 2025 reappraisal established values using a June 30, 2024 appraisal date and the applicable market-analysis period. In 2026, most accounts continue from that valuation unless new construction, remodeling, demolition, classification changes or corrected property data require an update.

Standing requirement: Adams County states that the owner is the person legally recognized to appeal. An attorney, consultant, family member or other agent must submit a notarized letter of authorization with the initial appeal when required.
Commercial income property: Rent-producing commercial appeals should include the required income, tenant reimbursement, expense, rent-roll, vacancy and lease information for the applicable periods.

Senior Citizen Exemption
The applicant generally must be at least 65 before January 1 and must have owned and occupied the home as a primary residence for at least 10 consecutive years.
Veteran with a Disability
Qualification requires the applicable service-connected permanent disability status, honorable discharge, ownership and primary-residence conditions.
Gold Star or Surviving Spouse
Separate applications exist for qualifying surviving spouses under Colorado exemption law.
Senior benefit
Approved owners receive an exemption on 50% of the first $200,000 of qualifying actual value.
