Will County Property Assessor 2026: Search & Tax Records

Will County Illinois Assessment and Tax Navigator

Search Will County PINs, Assessments, Tax Bills, Maps and Recorded Property Documents

Will County property records move through several Illinois offices. Local Township Assessors develop property assessments and maintain detailed property characteristics. The county Supervisor of Assessments coordinates the assessment system, equalization, exemptions and Board of Review process. The Treasurer bills and collects taxes, while the Recorder of Deeds preserves deeds, mortgages, liens, releases and plats.

This 2026 guide connects those systems. Use it to search a PIN or address, estimate market value from assessed value, understand why a 2026 tax bill uses the 2025 assessment, prepare for the August 12–September 14 Board of Review complaint window, check the September 1 second-installment deadline and find the correct exemption, township or recorded document.

What Will County Property Owners Should Watch Right Now

The 2026 Board of Review filing window opens August 12. The official complaint portal will accept new 2026 Residential, Farm, Commercial and Industrial complaints from Wednesday, August 12, 2026 through Monday, September 14, 2026.
Assessment complaint Prepare the correct complaint form, township property record card, dated photographs, written argument and comparable-property evidence before the portal opens.
2025 taxes payable 2026 The June 1 first installment is already delinquent if unpaid. The second installment is due September 1, 2026.
2026 assessment year The 2026 assessment generally affects the tax bill payable in 2027—not the bill currently being paid in 2026.
2026 attorney rule: An attorney filing a Board of Review complaint for a taxpayer or owner must include the current notarized Verification of Authority to Represent Owners of Real Property signed by an owner of record.
September payment warning: Online Treasurer payments can take three to five business days to appear on the account, although the posted payment date reflects when the transaction was initiated.

Different state structure: Will County’s township-assessment system differs substantially from Oklahoma’s elected county-assessor model. See the Canadian County Assessor property-search guide for a practical comparison.

Will County Property Search Field Decoder

Property Index Number The county parcel identifier used across assessment, tax and recording systems. 11-04-04-321-002-0000
Property address Search the street number, street name and optional city or town. 1204 LOGAN

Subdivision Find parcels within a named recorded subdivision. Subdivision name
Property class Search residential, commercial, industrial, farm and other assessment classes. 0040 Residential
Address search detail: The county says an address search can use only the street number, only the street name or both. City is optional. Address data is maintained from Will County 9-1-1 information.
The PIN tells you more than parcel identity

How to Read a Will County Property Index Number

PIN component What it represents Why it matters
Computer code County indexing code used in the extended PIN. Helps distinguish township/account formats.
Township number Identifies the local assessment jurisdiction. Routes detailed questions to the correct Township Assessor.
Section number Public Land Survey section. Useful for maps, legal descriptions and rural parcels.
Parcel block A subdivision of the section used in parcel indexing. Narrows the geographic location.
Parcel number Individual parcel identifier within the block. Distinguishes adjoining property.
Condominium number Additional suffix used where applicable. Distinguishes condo units or related accounts.
Joliet Township PINs use township number 07; the extended computer code shown by the Recorder is 30.
Plainfield Township Township number 03; Recorder computer code 06.
Lockport Township Township number 04; Recorder computer code 11.
Recorder search tip: When using the Recorder’s land-record search, include the dashes in the PIN. The Recorder recommends leaving off trailing four zeros when they are merely a zero condominium suffix to broaden results.

Six Things to Confirm Before Trusting a Will County Parcel Record

PIN Exact parcel.
Township Correct assessor.
Owner Current deed.
Address Correct situs.
Property class Correct use.
Assessment year Correct tax cycle.
Property record card rule for a 2026 appeal: The Board of Review requires the front and back of the property record card from the local Township Assessor. A Supervisor of Assessments property record card is not accepted for this evidence requirement.
Map context for parcels, districts and land use

How to Use Will County GIS with the Assessor Search

Find the subject PIN first. Copy the full parcel number from the assessment search.
Open GIS Data Viewer. Search by location and turn on the layers useful to your question.
Review aerial imagery. Compare visible improvements, land use, access and nearby development.
Check jurisdiction layers. Municipal, school and other boundaries can help explain different tax rates.
Compare nearby parcels. Use GIS to locate possible comparables, then verify their assessment details separately.
Use a survey for boundaries. County GIS is an informational mapping system—not a substitute for a recorded plat or professional survey.
Illinois non-farm assessment standard

How Will County Assessed Value Relates to Fair Market Value

Fair market value Estimated amount for which the property would sell in an open, competitive market.
Market, cost and income approaches can be used.
33.33% assessment Non-farm property is generally assessed at one-third of fair market value.
2026 assessments use sales information from 2023, 2024 and 2025.
Equalized assessed value Assessment after township or state equalization factors when applicable.
Exemptions reduce EAV—not the market value.
Tax bill Taxing-district rates are applied to taxable EAV.
The Treasurer collects the result.
Estimate market value Divide assessed value by approximately 0.3333. An assessment of $100,000 represents roughly $300,000 in market value before equalization considerations.
Estimate assessment A $450,000 market value would correspond to roughly $150,000 assessed value at one-third.
Do not estimate tax from value alone Exemptions and the combined rates of local taxing districts materially affect the final tax.
Why 2026 assessments use three years of sales: Will County’s official FAQ states that the 2026 assessment study uses 2023, 2024 and 2025 sale data rather than only the most recent few transactions.
Assessment down, tax up? That can happen when local taxing districts increase their levies or tax rates. An assessment complaint challenges valuation or equity—not the spending decisions of taxing bodies.
Upcoming 2026 filing window

Will County Board of Review Complaint Dates for 2026

Talk to township Review local property data and value.
Build evidence Gather record card, photos and comparables.
August 12 2026 complaint portal opens.
September 14 Final published complaint date.
Board decision Review hearing result and next appeal route.
2026 filing window: Wednesday, August 12 through Monday, September 14, 2026. The official portal is currently closed to new submissions and is scheduled to open August 12.
Speak with the Township Assessor first. Correct factual mistakes and understand how the local assessment was developed.
Choose the correct complaint form. Residential, Farm, Commercial and Industrial complaints use different 2026 forms.
Complete the parcel information. Enter the PIN, property address, owner and requested assessment accurately.
Attach all ordinary evidence at filing. The 2026 rules require the evidence and written brief with the complaint, subject to narrow appraisal exceptions for commercial and industrial property.
Register for the complaint portal. Electronic filers need an account to submit and later retrieve evidence.
Monitor hearing information. Check the portal before the scheduled hearing because emergency procedures can affect whether a hearing remains live.
Avoid a no-evidence hearing

What to Include with a 2026 Will County Assessment Complaint

  • Completed 2026 complaint form
  • Full Property Index Number
  • Written argument explaining the complaint
  • Front and back Township property record card
  • Current-year front photograph of the subject
  • Current-year rear photograph of the subject
  • Front photos of comparable properties
  • Comparable-property assessment data
  • Relevant sales or appraisal evidence
  • Trust disclosure or representation form when required
Residential photo rule: The 2026 Board rules require camera-dated current-year front and rear photographs of the subject property and front-view photographs of comparable properties.
No evidence filed: The Board’s rules state that a complaint without evidence receives a short No Evidence Hearing, and late ordinary evidence is generally not treated as a replacement for evidence due with the complaint.
Commercial and industrial property: Leased property may require certified recent income and expense statements, current leases, rent rolls and vacancy information. Review the 2026 Board rules rather than using a residential evidence package.
“I am appealing PIN __________ for the 2026 assessment year. The current assessment is __________, which implies a market value of approximately __________. My requested assessment is __________ based on the attached property record, current photographs, comparable properties and market evidence.”
Owner-occupied property relief

Will County General Homestead and Improvement Exemptions

General Homestead Exemption Owner-occupied qualifying residences can receive a reduction in EAV of up to $8,000.
Who administers it? The General Homestead Exemption is applied through the local Township Assessor.
Check your tax bill Review the exemption section of the bill to confirm that the benefit was actually applied.
Homestead Improvement Exemption Qualifying new improvements to an existing homestead can receive temporary relief.
Improvement limit The county publishes a maximum of $75,000 in fair-cash-value improvement relief per year.
Four-year period The improvement exemption can continue for four years from completion and occupancy.
Repairs versus improvements: Ordinary work that merely maintains or prolongs the existing condition does not qualify as a Homestead Improvement Exemption.
Review Will County Exemptions Confirm current eligibility rules and the office responsible for each benefit.
2026 income limit changed

Will County Senior Homestead, Assessment Freeze and Tax Deferral

Senior Citizens Homestead A qualifying owner age 65 or older can receive an EAV reduction of up to $8,000.
2026 Senior Assessment Freeze Household income limit increased to $75,000 for the 2026 assessment year payable in 2027.
Freeze mechanics The benefit freezes qualifying EAV at a base-year amount rather than freezing the tax bill itself.
Annual freeze application State guidance used by the county provides a July 1 annual application date unless changed locally.
Senior Tax Deferral Separate Treasurer program operates as a state loan secured by a lien and currently charges 3% simple interest.
Maximum annual deferral The Treasurer lists a maximum annual deferral of $7,500, subject to the equity limitation.
2026 freeze qualification highlighted by Will County: age 65 or older, ownership and occupancy on or before January 1, 2025, and 2025 household income within the new $75,000 limit.
Freeze does not freeze taxes: Local tax rates and new improvements can still affect the amount due.
Deferral is different: The Senior Citizens Real Estate Tax Deferral Program postpones payment. The Treasurer says applicants must generally be 65 by June 1, have household income no greater than $75,000, meet ownership and occupancy requirements, have no delinquent property taxes and submit forms by March 1.
Veteran and disability property relief

Will County Disabled Person and Veteran Exemptions

Disabled Persons Homestead Qualifying residents receive an annual $2,000 reduction in EAV.
30%–49% service-connected disability Disabled Veterans Standard Homestead Exemption provides a $2,500 EAV reduction.
50%–69% disability The standard disabled-veteran benefit provides a $5,000 EAV reduction.
70% or greater Qualifying residential property can receive tax-exempt treatment subject to current statutory EAV rules.
2026 deadline Will County’s 2026 disabled-veteran application instructed applicants to return required materials by July 1, 2026.
100% permanent disability Veterans certified by the VA as 100% and totally and permanently disabled generally do not have to submit the annual renewal once the required documentation has been accepted.
2026 higher-EAV change: Will County’s current disabled-veteran application notes that a primary residence with assessed value above $250,000 may now qualify, with current statutory limits applied to the exempt portion.
Open Disability and Veteran Forms Find PTAX-343, PTAX-342, PTAX-342-R and Returning Veteran forms.
Farm valuation follows different Illinois rules

Will County Farmland, Farm Buildings and Forestry Records

Farmland Qualifying farmland is not simply assessed at one-third of ordinary residential market value. Illinois uses agricultural-use valuation procedures.
Farm dwelling and homesite A farm dwelling, appurtenant structures and the immediately surrounding tract are generally assessed at 33 1/3% of fair cash value.
Forestry management Land covered by an approved forestry-management plan can receive special statutory valuation treatment.
Use the Farm complaint form: A 2026 assessment complaint involving qualifying agricultural property should use the Board’s Farm Complaint Form rather than the standard residential form.
Business equipment is different in Illinois: Illinois abolished local ad valorem business-personal-property taxation and replaced that revenue with state Personal Property Replacement Taxes. Do not expect a Texas- or Oklahoma-style county business-equipment rendition account in the Will County real-estate search.
Review Farmland and Forestry Rules Read current county guidance for farmland, farm dwellings, forestry and conservation easements.

After an installment deadline

What Happens When Will County Property Taxes Are Late?

First installment late Request the live Treasurer balance because statutory penalty accrues on the unpaid installment.
Second installment still upcoming Paying the late first installment does not eliminate the September 1 second-installment obligation.
Monthly penalty County tax-sale guidance describes an additional 1.5% penalty per installment as delinquency progresses.
Partial payment A partial payment is applied under county rules and does not necessarily stop remaining balance from becoming delinquent.
Annual tax sale If taxes remain unpaid through the collection cycle, the unpaid tax can be sold to a tax buyer.
House is not sold at tax sale The Treasurer explains that the unpaid tax is sold—not immediate ownership of the house.
After tax sale: Redemption moves to the Will County Clerk process. Redemption periods vary by property classification, and additional statutory costs can accumulate.
“Please give me the current payoff for PIN __________ through today. Confirm the unpaid first installment, second installment, penalty, partial payments, tax-sale status and the payment method required for this account.”
Review Official Delinquent Tax Process Read tax-sale and redemption guidance before making assumptions about a seriously delinquent account.

Lien release preparation The Treasurer publishes a $10 fee for preparing a mobile-home lien release after taxes are paid.
Recorded lien release: Paying the mobile-home taxes and receiving a release from the Treasurer does not itself complete recording. The customer remains responsible for recording the release and paying Recorder fees.
Open Mobile Home Tax Guidance Review current billing, penalties, liens, titles, moving permits and service fees.

How to Search Will County Deeds, Mortgages, Liens and Plats

Open the Recorder’s Ways to Search page. Use Will County Recorder land-record search options.
Use Direct Search for free index research. Search basic recording data remotely without a search charge.
Search one method at a time. The Recorder recommends searching name, PIN or address separately rather than entering every field together.
Use a wildcard for uncertain names. Insert the percent symbol within a name when spelling is uncertain.
Use the correct PIN format. Recorder PIN searches require dashes; trailing four zeros can often be omitted for a broader search.
Review related documents. A deed, mortgage, assignment, lien and release can have separate document numbers and recording dates.
Use archives for older material. Online documents are typically available from 1965 forward; plats are available back to the county’s inception, while older records may require archive research.

Document availability: Newly recorded documents are typically searchable within several days rather than immediately after submission.

Find the Correct County Office

Property Appraiser, Tax Collector, Clerk, GIS, and VAB offices do different jobs. Pick your task below.

Official Property Search Helper

Use this when a county article tells you to search by owner, address, parcel number, folio, PCN, STRAP, or alternate key.

Search tip: If address search fails, try only the house number and main street name. Avoid typing Street, Avenue, Road, Drive, unit numbers, or punctuation unless the official portal requires it.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.

TRIM Notice & Value Review Helper

Use this to organize your questions before calling the Property Appraiser or preparing an appeal.

Your preparation checklist

Value term Simple meaning
Market value The appraiser’s estimate of the property’s value as of the assessment date.
Assessed value The value after limits or caps may be applied.
Exemptions Approved reductions such as homestead or other exemptions.
