St. Clair County Illinois Property Assessment & Tax Guide
Search St. Clair County IL Parcel Values, PIN Records, Taxes and Appeals
St. Clair County property records are split across several offices. The County Assessor/Supervisor of Assessments determines real-estate value, maintains parcel records and administers many exemptions; the elected Treasurer bills and collects current real-estate taxes; the Board of Review hears assessment complaints; and the Recorder of Deeds maintains legal land records.
This 2026 guide shows how to search the live DEVNET property inquiry by PIN, owner, address or sales data, understand one-third assessment, identify the 2026 reassessment townships, check the July and September tax installments, avoid publication and tax sale, apply for homestead relief, file a Board of Review complaint, and find the recorded deed or lien when the parcel record is not enough.

First Installment Is Late; Second Installment Is Due September 1
The 2025 real-estate tax bills payable during 2026 were mailed May 26. The first installment was due July 1, 2026 and is now late if unpaid. The second installment remains due September 1, 2026.
First installment
Due July 1, 2026. Illinois late-payment penalty generally grows at 1.5% of the unpaid installment for each applicable 30-day period.
Second installment
Due September 1, 2026. Pay or verify escrow before this date.
Avoid publication
September 18, 2026 is the Treasurer’s current last day to pay before delinquent-tax publication.
Final pre-sale payment
October 30, 2026 is the current final day to pay before the annual tax sale.
2026 tax sale
Scheduled for November 2, 2026 at 9:00 a.m.
Assessment appeal
There is no safe countywide calendar date. The Board of Review complaint period is tied to assessment-list publication.
Assessment year versus payment year: The bill being paid in 2026 is primarily the 2025 assessment-year tax bill. The 2026 assessment cycle will generally affect taxes payable in 2027.

Senior Freeze and tax-deferral rules are different
2026 Senior Assessment Freeze and Real Estate Tax Deferral
Senior Assessment Freeze
Qualifying homeowner must generally be at least 65, occupy the property as the principal residence and meet the annual household-income rule.
2026 Freeze income limit
Illinois currently sets the 2026 assessment-year maximum household income at $75,000.
Freeze requires annual filing
Form PTAX-340 is filed each year with the county assessment office.
Freeze affects EAV
It freezes qualifying equalized assessed value, not the property-tax rate.
2026 tax-year deferral income
The Illinois Senior Citizens Real Estate Tax Deferral Program uses a $77,000 household-income limit for tax year 2026.
Deferral is a loan
The State pays qualifying taxes and records a lien that must later be repaid under program rules.
Do not confuse the numbers: The Senior Freeze and Senior Tax Deferral are different programs, have different forms and can use different income limits for the same calendar year.
2025 taxes payable in 2026: St. Clair County’s current senior-program page references the $75,000 limit applicable to the current payable bill/filing cycle. For tax year 2026, Illinois state guidance raises the deferral income ceiling to $77,000.

Assessment, tax and recorded-deed systems can update at different times.
Delinquent-tax protection
What Happens if St. Clair County Property Taxes Are Sold?
Tax sale does not immediately transfer the house
The tax buyer purchases the delinquent tax interest, not immediate possession of the property.
Redemption period
Residential owners generally retain a statutory redemption period before a tax deed can be pursued.
County Clerk handles redemption
After taxes are sold, obtain the exact redemption amount from the St. Clair County Clerk.
Full redemption required
The county states that sold delinquent taxes must be redeemed in full; partial redemption is not accepted.
Later unpaid taxes can be added
A tax buyer can add qualifying subsequent unpaid taxes under Illinois procedures.
Tax deed risk
Failure to redeem within the legal period can eventually lead to a tax-deed proceeding.
Do not estimate a redemption amount yourself. Fees, penalties, interest and subsequent taxes can change the total. Use the County Clerk’s Tax Redemption Search or contact the Clerk directly.
