Travis County Property Assessor 2026: Search & Tax Records

Travis County Texas Property Search & Tax Guide

Search Travis County Appraisal Records, Parcel Maps, Tax Bills and Deeds

Texas does not use a traditional county property assessor for Travis County real estate. Property appraisal is handled by the Travis Central Appraisal District (TCAD), while the elected Travis County Tax Assessor-Collector collects property taxes for participating taxing units.

The TCAD database can be searched by owner name, property address, account number or doing-business-as name. Once you identify the correct account, you can review market value, net appraised value, taxable values, exemptions, Geographic ID, improvement details and the parcel map, then move to the Tax Office to check bills, receipts, delinquency, payment plans or tax certificates.

2026 Values Are Certified While Taxing Units Finalize Their Rates

Do not search for one final “2026 Travis County property tax rate.” Travis County parcels can be taxed by multiple entities, including the county, a city, school district, community college, health district, emergency-services district, municipal utility district or other special district. Proposed 2026 property-tax bill information is already available online, but taxing entities continue setting rates during August and September.
2026 appraisal roll
$482B
TCAD reported an overall 2026 appraisal roll of approximately $482 billion.
Roll change
+5.48%
Growth was driven primarily by healthcare, industrial and office commercial property.
Median homestead market value
$493,449
TCAD reported this countywide median for residential homestead market value.
Median homestead taxable value
$384,747
Exemptions and appraisal limitations can make taxable value lower than market value.
2026 notices TCAD began releasing 2026 market values and mailing more than 427,000 Notices of Appraised Value in late March.
Residential trend TCAD reported an average 1.8% decrease in single-family residential market values, but individual accounts can move very differently.
Proposed taxes are live TravisTaxes.com began showing proposed 2026 property-tax information on July 24 and is updated as local officials consider budgets and rates.
Current protest position: The normal May 15 protest deadline has passed for most 2026 property owners. A later Notice of Appraised Value can still create a later deadline because the rule is May 15 or 30 days after the notice was mailed, whichever is later.

Eight Travis County Property Fields Worth Saving

Account Number TCAD account identifier used to distinguish properties with similar owners or addresses.
Geographic ID Parcel-map identifier. TCAD uses the first six digits to identify its PDF appraisal map.
Owner Name carried in the appraisal record. Compare with a recent deed after a transfer.
Property Address Physical situs used to identify the tract or improvement.
Legal Description Lot, block, subdivision, acreage or other land-description information.
Market Value TCAD estimate of what the property would sell for as of January 1.

Geographic ID Match parcel mapping.
Owner Compare deed.
Address Match location.
Legal description Check tract.
Taxing units Review each jurisdiction.
Wrong-account risk: Austin mailing addresses can cover properties in different cities, school districts, utility districts and tax combinations. Verify the TCAD account and taxing-unit list rather than assuming every “Austin” address receives the same tax bill.

How Texas property tax is built

From TCAD Market Value to the Final Travis County Tax Bill

1. Market Value TCAD estimates the January 1 market value.
2. Appraisal Limitation A homestead cap or qualifying circuit breaker may reduce net appraised value.
3. Exemptions Taxing-unit exemptions reduce taxable value.
4. Adopted Tax Rates Local governing bodies apply their rates to their taxable value.
There is no single universal Travis County tax percentage. A property can include Travis County, City of Austin or another municipality, Austin ISD or another school district, Central Health, Austin Community College and one or more special districts.
2026 appraisal protections

Homestead Cap vs 20% Circuit Breaker Limitation

Residence Homestead Limitation
10%
After the qualifying ownership period, a residence homestead generally receives the standard Texas limitation on growth in net appraised value, plus value attributable to new improvements.
2026 Circuit Breaker
20%
Certain real property without a homestead exemption can receive a 20% limitation on net appraised value after the required ownership period.
Maximum Eligible Market Value
$5.16M
TCAD states that the current non-homestead circuit-breaker program applies to qualifying real property valued at $5.16 million or less.
2026 is currently the last authorized year of the circuit-breaker program. TCAD notes that the Legislature authorized this 20% limitation for the 2024, 2025 and 2026 tax years.
No application for the circuit breaker: TCAD automatically calculates the limitation when a property qualifies.
Review TCAD Circuit Breaker Rules Check ownership timing, value threshold, excluded homestead accounts and new-improvement treatment.

How to Check Your Proposed 2026 Travis County Tax Bill

TCAD announced on July 24, 2026 that proposed property-tax bill information is available online. This is especially useful now because local governments are still considering budgets and proposed tax rates.

Open TravisTaxes.com. Use Travis Taxes Truth-in-Taxation.
Search the correct property. Match it with the TCAD account and property address.
Review each taxing unit separately. Do not focus only on Travis County; the total bill can include multiple jurisdictions.
Compare proposed tax rates and estimated tax amounts. Look at what each entity would impose if it adopts the proposed rate.
Check public-meeting information. The database is intended to help taxpayers see hearings and opportunities to participate in rate-setting.
Register for notifications if useful. TCAD says property owners can select “Register for Notification” as proposed-rate information changes.
Recheck during August and September. Taxing entities update proposed and adopted-rate information as budgets are finalized.
Use the Tax Office bill for payment. A proposed amount is planning information, not the final payable tax statement.
Current calendar: The Tax Office identifies September 29 as the general deadline for local government entities to adopt their current-year tax rates. The 2026 collection period begins October 1, but final statements can be delayed while rates and election results are completed.

Condition Evidence Dated photos, repair bids and inspection reports can show deferred maintenance or damage.
Property-Data Errors Document incorrect square footage, features, acreage, quality or improvement information.

Save the Notice of Appraised Value. It shows market, net appraised and taxable values and provides the owner ID and PIN used for TCAD online access.
File online when possible. TCAD says online filing gives immediate confirmation and allows evidence upload, evidence review and settlement management.
Download TCAD’s evidence packet. Every property owner who files a protest receives access through the online portal.
Organize your own evidence before the informal meeting. Identify the exact value or factual issue and connect every document to that issue.
Review any informal settlement. Accept only after checking the resulting market, net appraised and taxable values.
Proceed to ARB if unresolved. The Travis Appraisal Review Board conducts the formal hearing.
Attend the hearing or use a permitted alternative. TCAD warns that a protest can be dismissed if the owner fails to appear through an authorized method.
August 2026 status: The normal May 15 deadline is over, but hearings for timely filed protests have continued into the summer. If you already filed, monitor the TCAD portal and hearing correspondence rather than filing a duplicate protest.
Missed a hearing? TCAD states that an owner may ask the ARB chair to reopen a dismissed hearing by sending a letter within four days of the scheduled hearing and showing good cause for the failure to appear.
Open TCAD Protest Process Review filing routes, evidence access, informal meetings, ARB hearings and current instructions.

What a Travis County Buyer Should Check Before Closing

TCAD account Match account number, Geographic ID, owner, address and legal description.
2026 market value Review the current appraisal rather than relying only on the seller’s prior-year tax bill.
Homestead cap reset A seller’s appraisal limitation does not automatically carry forward unchanged to a buyer.
Seller exemptions Personal exemptions such as over-65 or disabled benefits may not remain after transfer.
2026 proposed tax Use TravisTaxes.com to understand the current proposed-rate environment before final statements are issued.
Prior tax balance Search the Tax Office account and consider requesting a $10 tax certificate when formal proof is needed.
Agricultural appraisal Check rollback implications before changing agricultural or wildlife use.

Common Travis County Property Search Problems and Fixes

Problem Likely reason Practical fix
Address search finds nothing Street suffix, direction, unit or formatting mismatch. Use street number and main street name, then try account or owner.
Owner name is old Recent deed and appraisal-system update timing. Check the County Clerk deed and contact TCAD if the record needs updating.
Market and taxable values differ greatly Homestead cap, circuit breaker, exemptions or special appraisal. Review net appraised value and each exemption separately.
Tax estimate differs from neighbor Different exemptions, tax entities or value limitations. Compare taxing units and taxable values—not only market value.
2026 tax rate is not final Taxing entities are still adopting rates. Use TravisTaxes.com and recheck through September.
Protest deadline looks expired Normal May 15 period has passed. Read the actual Notice mailing date and ask TCAD whether another statutory filing route applies.
Homestead application was missed April 30 regular deadline passed. TCAD allows certain late homestead applications up to two years after taxes become delinquent.
Tax payment is not visible Processing delay, returned payment or wrong account. Use the confirmation or receipt and contact the Tax Office.
Map line conflicts with fence TCAD mapping is an appraisal tool, not a legal survey. Use recorded plats and a licensed survey.
Deed search does not show clear title Public records contain individual instruments, not an insured title conclusion. Use a title company or attorney for complete title analysis.
“I am reviewing TCAD account __________ and Geographic ID __________ at __________. The appraisal or tax record shows __________, but my deed, notice, survey, receipt or other evidence shows __________. Please confirm which office handles the correction and whether a filing deadline applies.”

The tax collection period begins October 1, 2026 after taxing units finalize rates. The normal penalty-free deadline is January 31 of the following year, but January 31, 2027 falls on Sunday, so under the Tax Office weekend rule the deadline moves to Monday, February 1, 2027.
