What Okaloosa County Property Owners Should Be Doing Now
August is the transition from appraisal to TRIM review. Okaloosa’s appraisal calendar places Truth in Millage notices in August and Value Adjustment Board filing in the following September period. The exact valuation-petition deadline is not a generic September date—it is 25 days after the Property Appraiser mails the TRIM notice.

2026 regular exemption deadline passed
March 1 was the ordinary deadline for homestead, senior and agricultural-classification applications. Late relief requires a qualifying statutory basis rather than an ordinary on-time filing.
2027 applications are already open
The Property Appraiser is currently accepting 2027 exemption applications. The regular 2027 deadline is March 1, 2027.
Do not wait until the November tax bill to question value. Okaloosa’s Property Appraiser warns that property owners generally have only 25 days from TRIM mailing to challenge the assessment through the Value Adjustment Board.
2026 Save Our Homes cap: Florida’s Department of Revenue set the 2026 homestead assessment-increase limitation at 2.7%, because the CPI change was lower than the constitutional 3% ceiling.

2026 SOH increase limit — 2.7%
For an established homestead, the annual assessed-value increase is limited to the lower of 3% or CPI. Florida’s 2026 statewide cap is 2.7%.
Just value can rise more
The market/just value can increase substantially even when the homestead assessed value is limited.
New improvements are different
Additions and renovations can be added at market value before becoming subject to future limitation.
Portability up to $500,000
A qualifying Florida homeowner can transfer up to $500,000 of accumulated Save Our Homes assessment difference to a new homestead.
Three-year portability window
Okaloosa states that the prior homestead generally must have been abandoned within the statutory three-year portability period.
Non-homestead cap — 10%
Certain non-homestead residential and nonresidential real property is generally protected by Florida’s separate 10% annual assessment limitation.
Sale reset: when ownership changes and homestead continuity does not apply, the prior owner’s Save Our Homes benefit can disappear and the property can reset to just value for the next January 1 assessment.

How to Appeal an Okaloosa County 2026 Property Assessment
Call the Property Appraiser first if possible.
Discuss the value, property characteristics or exemption issue with appraisal staff before filing.
Do not let an informal discussion consume the deadline.
A valuation petition must still reach the VAB Clerk within the statutory 25-day period.
File the correct petition.
Valuation disputes use the 25-day TRIM deadline; exemption or classification denial petitions are generally due within 30 days after the denial letter.
Include the filing fee.
Okaloosa currently requires a non-refundable $50 valuation-petition filing fee.
Submit by an accepted method.
The VAB accepts qualifying petitions by U.S. mail, FedEx, UPS or in person. The Clerk states VAB petitions are not accepted by email or fax.
Prepare evidence early.
Petitioners generally provide their evidence list, witness summary and copies of documents at least 15 days before the hearing.
Request electronic appearance early if needed.
Effective January 1, 2026, qualifying requests to appear electronically must be made in writing at least 10 calendar days before the hearing.
Evidence timing improved: Okaloosa’s current VAB guidance notes that the Property Appraiser must provide its evidence to the petitioner at least 15 days before the hearing under the rule effective September 1, 2025.
Taxes still matter during an appeal: a valuation petitioner generally must pay all non-ad valorem assessments and at least 75% of ad valorem taxes before delinquency unless the VAB has already entered a final decision. Failure can require denial of the petition.

Okaloosa County Homestead Exemption and 2027 Filing
Up to $50,000 homestead
The first $25,000 generally applies to all property taxes. The additional $25,000 applies to eligible assessed value above $50,000 and does not apply to school taxes.
January 1 status matters
The applicant must hold qualifying title and make the property the permanent residence as of January 1 for the applicable year.
Recorded ownership required
Okaloosa requires the deed or instrument granting ownership to be recorded in the county Official Records.

No Florida vehicle? Okaloosa says a voter registration card or Declaration of Domicile can be used as residency proof when the applicant has no vehicles registered in Florida.
Seller’s exemption does not become yours: a buyer may receive the practical benefit of the seller’s exemption for the remainder of the sale year, but the new owner must establish their own qualifying homestead for the following year.

Age 65+ Limited-Income Exemption
Okaloosa provides an additional homestead exemption for qualifying owners age 65 or older who meet the annual household-income limit.
2026 Income Limit
Florida’s statewide 2026 adjusted household-income ceiling used for the additional senior exemption is $38,686.
Widow / Widower
Qualified Florida residents who have not remarried may receive the applicable statutory widow/widower exemption.
Disability
Florida provides several disability exemptions with different medical, residency and income requirements.
Disabled Veteran
Benefits range from partial exemptions to full homestead exemption for qualifying total and permanent service-connected disability.
Combat-Disabled Veteran 65+
A qualifying veteran age 65 or older can receive a percentage tax discount tied to combat-related disability.
Senior application detail: the local Property Appraiser requires the applicant to already qualify for homestead, be age 65 by January 1 and provide household-income documentation for the initial application.

What is TPP?
Computers, furniture, machinery, tools, signs, equipment, leasehold improvements, supplies and leased equipment used in a business or rental property can be tangible personal property.
April 1 deadline
The standard 2026 TPP return filing deadline has passed.
$25,000 exemption
A timely initial return is required to establish the exemption on the first $25,000 of assessed tangible personal property value.
Later filing may be waived
In subsequent years, a taxpayer can be notified that filing is waived when the assessed TPP value remains below $25,000.
Late-return penalty
Okaloosa states that late returns can be penalized 5% per month or portion of a month, up to 25%.
Unreported / no return penalties
The office lists a 15% penalty for unreported property and 25% when no required return is filed.
Rental property owners: household goods, equipment or other assets used in a rental operation can create a TPP filing obligation even when the real estate itself has a separate parcel record.
Closed after January 1? If the business existed on January 1, Okaloosa says the return is still required for that tax year even if operations ended later.

3. What is the Okaloosa County 2026 Save Our Homes cap?
The Florida Department of Revenue established the 2026 Save Our Homes assessment-increase limitation at 2.7%. The limitation applies to qualifying homestead assessed value; it does not prevent the Property Appraiser from showing a higher just or market value.
4. When is the Okaloosa County 2026 property assessment appeal deadline?
A valuation petition to the Okaloosa Value Adjustment Board must generally be received within 25 days after the Property Appraiser mails the TRIM notice. Use the mailing date printed on the actual 2026 TRIM notice rather than assuming a fixed September date.
5. How much does it cost to file an Okaloosa VAB valuation petition?
The Okaloosa County Clerk currently lists a non-refundable $50 filing fee for a valuation petition. Different rules apply to certain exemption or classification petitions, and late petitions are subject to a good-cause review.
