Why Memphis Property Values Still Reflect the 2025 Reappraisal
Shelby County operates on a four-year real-property reappraisal cycle. The most recent countywide reappraisal occurred in 2025, and the next scheduled full reappraisal is 2029.
That means 2026 is not another full reappraisal year. The Assessor can still update records between reappraisals for new construction, demolition, additions, subdivisions, corrections and other property changes.
