Open the official search. Click VCPA Real Property Search.
Choose the best field. Use address for normal lookup, owner name for people/company research, Alt Key for fastest exact match and Parcel ID when you already have the official parcel number.
Keep the address simple. If the portal does not match, remove unit numbers, punctuation and extra street words. Try the house number plus main street name.

Map search checklist

Open the official map. Use VCPA Map Search.
Search with Alt Key or Parcel ID. This avoids confusion on condos, subdivisions, similar addresses and coastal properties.
Review parcel context. Check road access, nearby parcels, water, aerial imagery, flood context and surrounding land use.
Do not use it as a legal survey. VCPA states its data and maps should not replace an attorney, title company or registered surveyor.
Coastal due-diligence note: for Daytona Beach, Ormond Beach, New Smyrna Beach, Ponce Inlet, Port Orange and Edgewater properties, check flood context, insurance risk, coastal permitting, building history and survey/title documents before closing.

Homestead, documents and portability

Key rule: Volusia homeowners applying for homestead should own and occupy the property as permanent residence before January 1. Applications must be submitted no later than March 1 for the year the exemption begins.

Homestead value

The original homestead exemption is $25,000. VCPA also explains an additional homestead exemption can apply based on assessed value, with a maximum additional amount listed on the official page.
