First-Half 2026 Taxes Are Past Due if Unpaid — Second Half Is Due October 31
For a normal Clallam County property-tax account over $50, the first half was due April 30, 2026. If that installment remains unpaid, delinquent interest began May 1. The second-half deadline is October 31. Because October 31, 2026 falls on a Saturday, Washington’s weekend/holiday rule can move the effective deadline to the next business day; verify the exact payment deadline with the Treasurer before relying on a calendar assumption.

How to Search Clallam County Property Records
Choose the best search type.
The portal supports Owner Name, Street Number, Street Name, Property ID, Geographic ID and additional advanced criteria.
Start with less information.
A partial street name is often safer than a fully formatted address when county abbreviations differ from USPS formatting.
Use Property ID for exact parcel research.
The system describes the parcel number as a 16-character number arranged in a 6-6-4 structure.

Property Search Tips That Actually Help in Clallam County
Search a partial road name
If “Fairmont” fails because county data says “Fairmount,” entering only Fair can return both possible spellings.
Try county abbreviations
Clallam specifically notes that “Blue Mountain” may appear as Blue Mtn in Assessor records.
Highway addresses
Search Highway 101 and Highway 112 addresses as HWY 101 or HWY 112.
Leading zero matters
A Geographic ID beginning in zero must be entered with that zero. Dropping it can prevent a match.
Trailing zeros are less critical
The county says a 12-digit Geographic ID will often work because the system can append four zeros automatically.
Segregated tax parcels
If the first 12 digits fail, the county suggests checking whether a final suffix such as 1000 or 2001 applies to a separately taxed interest.
Search rule: remove information before adding information. A short street fragment, accurate leading digits or owner surname often works better than a long fully formatted entry.

Clallam County 16-Digit Property ID Explained
The public search describes Clallam parcel numbers in a 6-6-4 format. Understanding the parts makes rural searches, map searches and tax-record matching much easier.
6 digits
Township / Range / Section
The first six digits represent two digits each for township, range and section.
6 digits
X / Y map coordinates
The next six digits describe map-position coordinates using three digits for X and three for Y.
4 digits
Extra tax description
The final characters are used when a parcel requires further tax-record description.
Example search logic: if the parcel ends in zeros, the property-search instructions say you may only need to enter through the final non-zero digit to locate the parcel list.
Township/range/section shortcut: the first six digits of the parcel number can also be used as the Township/Range/Section search. Quarter and quarter-quarter selectors can narrow a section further.
Last four digits do not create a legal subdivision. The county explains that these suffixes may divide one lot of record into separate tax parcels because of different tax rates or ownership. That administrative tax split is not necessarily a legal land subdivision.

Better appeal evidence starts with sales
How to Use Clallam County Sales Search
The same official property system includes a separate Sales Search. Use this when comparing recent transactions instead of assuming a neighbor’s assessed value proves your parcel is overvalued.
Start near the valuation date
Sales closest to the relevant January 1 valuation date are generally more useful than much older transactions.
Compare similar property
Consider location, lot size, waterfront/view influence, building size, age, condition and improvements.
Verify unusual transactions
Family transfers, partial interests or other non-market transactions may not represent an arm’s-length market sale.
Board of Equalization rule: comparing only another property’s assessed value is not enough. Clallam’s Board says persuasive evidence includes actual sales of similar properties with sale dates near the valuation date.

Map research with a major accuracy warning
Clallam County Parcel Maps & GIS
Clallam’s public GIS provides useful parcel, ownership, acreage and location context, but the county’s own GIS metadata warns that parcel-line accuracy varies substantially.
Do not use the GIS line as a survey. The county states that parcel boundaries depict ownership to the best available accuracy and that there is no certainty every mapped tax parcel is itself a legal lot of record.
Shoreline property deserves extra caution. The county notes that parcels bounded by saltwater or freshwater shorelines may not match hydrologic map features exactly.

How Clallam County Assessed Value Works
Washington law requires county assessors to value taxable property at 100% of true and fair market value. Unlike states that multiply market value by a 10%, 11.5% or 25% assessment ratio, Clallam’s assessed value is intended to represent the property’s full market value unless a specific exemption or current-use program changes the taxable treatment.
1. Market appraisal
The Assessor estimates true and fair market value using accepted appraisal methods.
2. Taxable assessment
Applicable exemptions, current-use classifications or other statutory programs are considered.
3. Levy rates
Taxing districts calculate levies that are expressed as dollars per $1,000 of taxable assessed value.
4. Tax statement
The Treasurer bills and collects the property taxes for the applicable taxing districts.
Property value rising 10% does not automatically mean tax rises 10%. Washington is largely a budget-based levy system. Total district levies, voter-approved measures, new construction, state-school levies and the tax code area’s taxable value all affect the final rate.
Clallam values property annually. Washington requires county assessors to value property every year, using January 1 as the reference date for the year’s assessment.

Do not use a countywide average levy rate for an exact bill. A Port Angeles parcel, Sequim-area parcel, rural property and property in different fire, school, library or other taxing districts can have different combined rates.

Find the correct parcel.
Owner, street, Property ID or Geographic ID can be used.

Open Taxes and Assessment Details.
Review this year’s taxes separately from last year’s taxes and prior payment history.
Scroll to Pay Tax Due when paying online.
Select the specific years and installments you intend to pay.
Review the payment cart.
Check parcel, statement/owner ID, year and amount before sending the payment.
Confirm electronic convenience fees.
Clallam cannot absorb the payment processor’s fees, and vendor charges can change without notice.
Call for a delinquent balance when uncertain.
Treasurer staff will provide an accurate amount for the month.
Tax statement timing: annual statements are generally mailed during the second half of February. The Treasurer asks taxpayers who have not received a statement by March 1 to check their mailing address.
Not receiving the statement does not cancel the tax. Washington places responsibility on the property owner to pay by the statutory due dates.

Clallam County 2026 Property-Tax Deadlines
Statements mailed
Annual property-tax statements are generally mailed in the second half of February.
First half due
Taxes over $50 may be split; first half is normally due April 30.
Interest begins
Unpaid first-half taxes begin accruing statutory delinquent interest.
3% penalty
A 3% penalty applies to delinquent current-year tax under the Treasurer’s published schedule.
Second half due
Remaining second-half property taxes are normally due October 31.
8% penalty
The Treasurer lists an 8% penalty on delinquent current-year taxes beginning December 1.
Accounts under $50: Washington requires any tax or assessment under $50 to be paid in full by April 30 rather than split into two installments.
Interest calculation matters: when first-half tax is delinquent, the Treasurer states interest begins May 1 at 1% per month based on the full-year tax due. Call before paying a late installment if you need the exact current amount.

Mail on the deadline carefully. The Treasurer warns that mail deposited after a USPS collection has already occurred may receive the next business day’s postmark.

Clallam County Senior Citizen & Disabled Persons Property-Tax Exemption
Clallam County administers Washington’s property-tax exemption for qualifying senior citizens, people retired because of disability and qualifying disabled veterans who own and occupy their primary residence and meet combined disposable-income requirements.
$33,000
2026 Level 1
Combined disposable income of $33,000 or less receives the strongest current benefit level, including regular-levy value reduction and exemption from excess levies.
$40,000
2026 Level 2 ceiling
Income from $33,001 through $40,000 receives a smaller regular-levy value reduction plus excess-levy relief.
$46,000
2026 Level 3 ceiling
Income from $40,001 through $46,000 can qualify for exemption from 100% of excess levies even without the regular-levy value reduction.
Basic eligibility checkpoints
- At least age 61 by December 31 of the applicable assessment year, or qualifying disability status

- Include spouse/co-tenant income where required

Valuation freeze feature: qualifying recipients receive a frozen maximum taxable value. If fair market value later falls below that frozen amount, the lower value is used.
Program audits: state law requires periodic verification of income and residence requirements. Keep income and occupancy documentation rather than assuming an approval lasts without review.

Major Clallam Property-Tax Relief Expansion Begins in 2027
Clallam County is already telling homeowners about expanded senior/disabled exemption benefits beginning with taxes collected in 2027. Applications for 2027 use 2026 income, making these future thresholds relevant now.

Optional standard deduction
Beginning with 2027 applications, Clallam says qualifying applicants may choose a $7,500 standard deduction for a single person instead of itemizing certain deductions.
Married / domestic partners
The optional standard deduction becomes $15,000 for married couples or domestic partners.
State school levy
Beginning with 2027 taxes collected, qualifying senior/disabled exemption recipients are exempt from the entire state school levy.
Planning opportunity: a homeowner who is above the 2026 $46,000 ceiling could still qualify for 2027 because the highest Clallam income threshold rises to $63,000.
Senior / Disabled Property-Tax Deferral
Exemption reduces taxes
The senior/disabled exemption removes qualifying levies or taxable value under the applicable benefit level.
Deferral postpones taxes
A deferral does not erase the obligation. Deferred amounts become a lien on the property and are later repaid with applicable interest.
Current Clallam guidance: the county describes a full deferral program for qualifying senior citizens age 60 or older and people retired due to disability when income and equity requirements are satisfied.
Do not choose between exemption and deferral based only on age. The income calculation, equity, ownership and repayment consequences differ. Ask the Assessor which program applies to your situation.

BOE decisions can be appealed to the Washington State Board of Tax Appeals.
2026 status: Clallam’s Board of Equalization says the 2025-2026 petition period has ended. The next opportunity is expected in fall 2026 when 2026-2027 Notices of Value are mailed, and owners will have 30 days from the notice date to submit a petition.
General filing rule: file by July 1 of the assessment year or within 30 days after the Assessor mailed the latest Notice of Value, whichever date is later.
Evidence Clallam’s Board says can support an appeal

Arguments the Board cannot use: the total amount of tax, the assessed value of other properties by itself, percentage increase, personal hardship or unrelated matters are not substitutes for evidence of true and fair market value.
Evidence deadline: additional evidence for a scheduled hearing generally must reach both the Board of Equalization and the Assessor at least 21 business days before the hearing.

Current Use
Qualifying commercial agricultural and open-space land can receive reduced current-use assessment rather than ordinary highest-and-best-use treatment.
Forest Land
Clallam describes its forest classification for qualifying parcels greater than five acres devoted to growing and harvesting timber.
30% Home Improvement Exemption
A qualifying primary-residence improvement can receive a three-year exemption on qualifying added improvement value when the application is filed before project completion.
Destroyed Property
Owners whose property is destroyed or damaged may qualify for an adjustment to assessed value under Washington law.
Current-use timing: Clallam states that current-use classification or reclassification applications must be submitted by December 31 for consideration in the following year.
Current-use removal can be expensive. Voluntary or non-compliant removal can trigger additional tax, penalties and interest. Review the consequences before changing use or transferring classified land.
Clallam County Business Personal Property
Washington generally exempts ordinary household personal property, but business machinery, equipment, furnishings, fixtures, supplies and tools can be taxable personal property.
January 1 status
Business personal property is listed and valued with reference to assets owned, used or controlled as of January 1.
April 30 filing
Washington requires businesses and other owners of taxable personal property to file an annual listing with the County Assessor by April 30.

The state listing requires information such as acquisition date, acquisition cost and a description of taxable property.

Assessment ownership is not a title opinion. For a purchase, probate, boundary dispute or lien issue, use the recorded document and appropriate title or legal review.
Recording document requirements: Clallam requires the first page of most recorded instruments to identify items such as return address, instrument title, grantor/grantee names, abbreviated legal description and Assessor tax parcel number.
