Pasco County property records guide

Search Pasco property records, read the parcel card and avoid tax-bill surprises

Use this page as a practical task guide. Search by Parcel ID, owner, address, recent sales or OR book/page, check GIS, prepare homestead, review TRIM, handle VAB evidence and know which Pasco office to contact.

Parcel ID, name, address and OR search Property-card value and exemption checks GIS, FEMA flood and sinkhole due diligence Tax discounts, receipts and VAB timing
Parcel Card
Workflow: search record, copy Parcel ID, check GIS/flood layer, verify tax bill.

Start with the task you need

Find a property record

Use Parcel ID for the cleanest match. Address and owner search are useful when Parcel ID is not available.

Read the property card

Check owner, mailing address, physical address, legal description, values, sales and exemptions.

Use GIS correctly

Use GIS for parcel context, flood layers and zoning reference. Do not use map lines as survey proof.

File homestead

Confirm the property is your permanent residence on January 1 and file by March 1 if eligible.

Pay tax bill

Use the Tax Collector for bills, receipts, discounts, e-bill, installment plan and delinquency.

Dispute value

Use the TRIM notice, property card and evidence before the VAB deadline.

Office routing: Property Appraiser handles records, values, exemptions, GIS and TRIM questions. Tax Collector handles bills and payment. Clerk/VAB handles formal petitions.

Pasco property search micro-steps

The official search supports Parcel ID, name, recent sales, Official Record book/page, interactive maps and physical address. Use the method that fits your document.

Open records search. Click Pasco County Records Search.
Use Parcel ID if you have it. It connects search, GIS, tax bill, homestead, TRIM and VAB steps.
Use short address if Parcel ID is missing. Try house number and main street name. Remove unit, punctuation and street suffix if no result appears.
Use owner search carefully. Enter last name or exact company name, then verify physical address and Parcel ID.
Save the property card. Screenshot owner, Parcel ID, legal description, values, exemptions, sales and extra features.
Local search tip: in Wesley Chapel, Land O’ Lakes, Trinity, New Port Richey, Hudson, Zephyrhills and Dade City, address formats can vary. Parcel ID is safest when several results appear.

GIS, FEMA flood and sinkhole due diligence

Open the map. Use Pasco County Interactive Map.
Search by Parcel ID. Address is useful for quick lookup, but Parcel ID is better when multiple nearby parcels appear.
Turn on useful layers. Review parcel shape, aerial imagery, FEMA flood layer, zoning and nearby parcels.
Check sinkhole/subsidence context. Use official Pasco tools and records if the property is in an older or known subsidence-prone area.
Do not use GIS as a survey. Boundary, fence, setback, easement and closing questions may need survey or title review.
Local due-diligence note: for Hudson, Holiday, Port Richey, New Port Richey, Gulf Harbors, coastal Pasco and low-lying areas, review flood zone, insurance risk, permits, sinkhole/subsidence records and survey details before estimating ownership cost.

Homestead exemption: documents and risk checks

Official rule: the Pasco homestead page says the property must be your primary permanent residence on January 1, applications are accepted online, and the deadline for the current year is March 1.

Primary residence

The home must be your permanent residence on January 1 for the year you apply.

Online filing

Use online filing for standard homestead when you meet the requirements and have documents ready.

Special cases

Trust property and exemptions other than standard homestead may require office guidance instead of online filing.

Document checklist

  • Valid Florida driver license or identification card.
  • Social Security number for applicant and spouse when applicable.
  • Florida vehicle registration if vehicles are owned.
  • Florida voter registration card if a U.S. citizen and registered.
  • Permanent Resident Card or PRUCOL proof if not a U.S. citizen.
  • Recorded deed or tax bill proving ownership on or before January 1.
  • Name and address of owners not residing on the property.
  • Prior Florida homestead address or Parcel ID if you previously owned a Florida home.

Senior exemptionPasco notes new income-qualified senior exemption applications begin January 2026 and must be submitted in person.Verify current-year instructions before visiting.

Save Our Homes and portability

TopicMeaningWhat to do
Save Our HomesFlorida homestead assessment limitation that can protect assessed value after the base year.Compare just value and assessed value before selling or changing title.
PortabilityMay transfer part of prior Florida homestead benefit to a new Pasco homestead.Keep prior Florida address or Parcel ID ready when filing homestead.
Purchase resetA new buyer may not keep the previous owner’s low taxable value.Do not estimate future tax from the seller’s current bill only.
Title changesOwnership changes may affect exemptions and assessment limits.Ask before deed, trust, spouse or ownership changes.
Buyer example: a home can show a low current taxable value because the seller had homestead and Save Our Homes. After purchase, reassessment and missing homestead can change the new owner’s bill.

Property Appraiser, Tax Collector, Clerk, GIS, and VAB offices do different jobs. Pick your task below.

Official Property Search Helper

Use this when a county article tells you to search by owner, address, parcel number, folio, PCN, STRAP, or alternate key.

Search tip: If address search fails, try only the house number and main street name. Avoid typing Street, Avenue, Road, Drive, unit numbers, or punctuation unless the official portal requires it.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.

TRIM Notice & Value Review Helper

Use this to organize your questions before calling the Property Appraiser or preparing an appeal.

Your preparation checklist
