Dane County Property Assessor 2026: Search & Tax Records

Dane County Wisconsin Property Records & Tax Guide

Search Dane County Property Assessments, Parcel Records and Tax Bills

Dane County does not have one countywide Property Assessor who values every parcel. Wisconsin assigns assessment work to the assessor for the city, village or town where the property is located. Dane County then combines parcel, assessment, tax, zoning and mapping information in AccessDane, making it the best countywide starting point for most property searches.

This 2026 guide shows exactly how to search AccessDane by owner, address, parcel number, township-range-section or plat; find the correct municipal assessor; understand Open Book and Board of Review appeals; check current property taxes; handle the special City of Madison assessment and four-installment system; and verify deeds, mortgages and liens through the Register of Deeds.

How to Find the Correct Dane County Municipal Assessor

The first line of the AccessDane parcel tells you the municipality. That municipality—not Dane County as a whole—is the assessment jurisdiction for locally assessed real estate.

Search the parcel in AccessDane. Confirm whether it is in a city, village or town.
Open the Dane County municipal directory. Use Dane County Municipalities.
Select the correct local government. Do not route the request based only on the postal mailing city.
Find assessment or assessor information. Cities, villages and towns may employ their own staff assessor or contract with an assessment firm.
For an appeal, also identify the municipal clerk. Board of Review objections are filed through the municipality’s Board of Review process.
Verify the 2026 Open Book/BOR schedule. Use Wisconsin DOR’s 2026 calendar rather than copying dates from a neighboring municipality.
Wisconsin 2026 Open Book / Board of Review Lookup Search by municipality to find current local assessor, clerk and assessment-review dates.

City of Madison Property Assessor Search

Properties inside the City of Madison have a dedicated City Assessor and City property database. Madison’s 2026 assessments were released in early May, and the city values locally assessed real estate annually as of January 1.

January 1 municipal assessment

How Dane County Property Assessments Work

1. January 1 Status Local municipal assessor values taxable real estate according to Wisconsin assessment law.
Assessment begins locally—not at the county Treasurer.
2. Assessment Roll Assessor lists property characteristics, classification and assessed value.
AccessDane later provides countywide parcel context.
3. Open Book / BOR Owners receive an opportunity to review the roll and object.
Exact dates vary by municipality.
4. Tax Bill Certified values, tax rates, credits and special charges produce the annual bill.
Collection shifts to municipal/county treasurers.
Manufacturing exception: Wisconsin manufacturing property is assessed by the Wisconsin Department of Revenue rather than an ordinary local municipal assessor.
Open Book first, Board of Review second

How to Appeal a 2026 Dane County Assessment

There is no single countywide appeal date. Each municipality holds its own Open Book and Board of Review. Wisconsin DOR says those sessions commonly occur from late May through mid-June, although some municipalities schedule them later.

Assessment Notice Review the assessment and municipality as soon as notice is received.
Informal Review Meet with the assessor, check property details and present value evidence.
Minimum Gap State rules require seven days between the end of Open Book and start of Board of Review.
Intent Notice Give written or oral notice of intent to object at least 48 hours before the first scheduled BOR meeting.
Formal Objection Complete Wisconsin’s real-property assessment objection form.
Hearing Present evidence showing why the assessment is incorrect.
48-hour rule matters. Wisconsin requires an owner to give the Board of Review clerk written or oral notice of intent to object at least 48 hours before the first scheduled Board meeting, unless the Board grants a waiver.
PA-115A deadline: the written Objection Form for Real Property Assessment generally must be received during the first two hours of the Board’s first meeting under the statutory filing procedure.

Dane County Property Tax Due Dates

Most Dane County Municipalities
  • January 31: first installment due to the local city, village or town Treasurer.
  • July 31: final installment due to Dane County Treasurer.
  • Full payment can also be made during the first collection period.
City of Madison
  • January 31
  • March 31
  • May 31
  • July 31
Current Madison real-estate taxes can be paid in four installments through the City Treasurer.
After July 31: Dane County’s Treasurer handles real-estate taxes after the final current-year collection period, including City of Madison balances routed to the county after Madison’s final due date.
Late-payment consequences

What Happens When Dane County Property Taxes Become Delinquent?

Entire Balance Accelerates If the required installment is not timely paid, the remaining tax can become immediately due under Wisconsin’s delinquency rules.
1.5% Per Month Dane County states that combined interest and penalty accrue at 1.5% of unpaid principal per month.
Calculated Back to February The county’s current August notice says delinquent charges are calculated back to February.
“I need the current payoff for Dane County parcel __________. AccessDane shows tax year __________. Please confirm unpaid principal, interest, penalty, any additional costs, and the amount needed for payment as of __________.”
Do not calculate a late payoff from the original tax bill. Open the live E-Statement or contact the Treasurer because the amount can change monthly.
Assessment is only the first number

How a Dane County Property Tax Bill Is Calculated

1. Assessment Local municipal assessor establishes the property’s assessed value.
Assessment is not the tax bill.
2. Mill Rate Taxing jurisdictions apply the applicable combined tax rate.
Assessment × mill rate = total tax before credits.
3. State Credits Applicable Lottery and First Dollar Credits reduce the tax.
Credit eligibility can differ by parcel.
4. Specials Special assessments and special charges are then added.
The result is the net bill collected.
Dane County’s published formula: Assessment × Mill Rate = Total Taxes; subtract Lottery Credit and First Dollar Credit; then add special assessments and special charges to reach the tax bill.

Agricultural, Forest and Rural Property in Dane County

Rural property can require more than a simple house-value search. Wisconsin classification rules can produce different assessment treatment for agricultural land, undeveloped land and forest land.

Agricultural Use Value Qualifying agricultural land can be valued under Wisconsin’s use-value system rather than ordinary development-market value.
Classification Matters A parcel containing a residence, agricultural acreage, woods and undeveloped areas can contain multiple classes.
Use TRS Search AccessDane’s township-range-section tools are especially useful for locating rural Dane County land.
Conversion warning: changing agricultural-use property to another use can create an agricultural-use conversion charge. Review the classification and potential conversion consequences before developing farmland.

Before Buying Property in Dane County

2. Local Assessor Determine assessment year, revaluation status and property-characteristic accuracy.
3. Treasurer Check current, prior and delinquent property-tax status.
4. Register of Deeds Review deeds, mortgages, satisfactions, liens, plats and survey maps.
  • Parcel identification number
  • Correct municipality
  • Current assessment
  • Assessment year
  • Property classification
  • Current tax amount
  • Payment history
  • Special assessments
  • Recorded deed
  • Mortgage satisfaction
  • Liens / judgments
  • Plat or CSM
Do not assume the seller’s tax equals your future tax. Municipal revaluations, levy rates, credits, special charges and property changes can all affect a later bill.

How to Search Dane County Deeds, Mortgages and Liens

The Dane County Register of Deeds maintains real-estate records for the entire county. The online index currently extends back to January 1975 as the office continues a long-term back-indexing project.

Search AccessDane first. Save the current owner, parcel number and legal-description clues.
Open Dane County Online Real Estate Records. Use Register of Deeds Online Search.
Choose TapestryEON for occasional research. Dane County recommends Tapestry for occasional users who understand basic real-estate documents.
Use Laredo Anywhere for professional/high-volume work. This route is designed more for title firms and other daily real-estate-record users.
Search deeds and mortgages together. Do not stop after identifying the current deed.
Search for satisfactions and releases. A mortgage or lien in the index may have a later document clearing it.
Review survey and plat records. The county says subdivision plats, condominium plats and certified survey map images are available through its online records.
Use title professionals for legal conclusions. Public-record lookup is useful due diligence but is not a legal title opinion.

Dane County Assessor Property Search FAQs

1. How do I search Dane County property records?

Use AccessDane, the Dane County Land Information system. The quick search supports owner name, property address and parcel number. The advanced search also supports township-range-section and plat or survey-map searches.

2. Who is the Dane County Property Assessor in 2026?

There is no single Dane County Property Assessor responsible for every parcel. Wisconsin real-estate assessments are performed by the assessor for the city, village or town where the property is located. Use AccessDane to identify the municipality and Wisconsin’s Open Book/Board of Review lookup to find the local assessor.

3. Can I search Dane County property by owner name?

Yes. AccessDane provides an owner-name search. Its quick search uses a contained-in search, so a partial owner name can be useful when you do not know the complete ownership format.

4. How do I search rural Dane County land?

Use AccessDane’s advanced search by township, range, section, quarter and quarter-quarter. It also provides plat and certified survey map search fields that are useful for rural and subdivided land.

5. How do I appeal a Dane County property assessment?

Appeals are handled by the municipality rather than by one countywide assessor. First use the municipality’s Open Book session, then use the local Board of Review if the dispute remains. Wisconsin normally requires at least 48 hours’ notice of intent to object before the first Board meeting and uses Form PA-115A for a real-property objection.

6. When are Dane County property taxes due?

For most non-Madison properties, the first installment is due January 31 to the local municipality and the final installment is due July 31 to Dane County. City of Madison real-estate taxes can be paid in four installments due January 31, March 31, May 31 and July 31.

7. What happens if Dane County property tax is paid late?

Dane County states that delinquent property tax accrues combined interest and penalty of 1.5% of unpaid principal per month. Missing the required installment can also cause the remaining unpaid tax to become due immediately.

8. Why is Dane County online property-tax payment unavailable in August 2026?

The Dane County Treasurer says online payment is temporarily suspended from 4:00 p.m. July 31 through 8:00 a.m. August 21, 2026 while the county balances and settles with taxing jurisdictions. During the shutdown, payments can be made in person, by drop box or by mail.

9. Where do I search City of Madison property assessments?

The City of Madison has its own Assessor Property Lookup. It allows searches by address, address range, owner’s last name and parcel number. AccessDane can still be used for countywide parcel and tax information.

10. Where can I search Dane County deeds and mortgages?

Use the Dane County Register of Deeds online real-estate-record system. The online index currently begins in January 1975. TapestryEON is intended for occasional users, while Laredo Anywhere is designed for professional and high-volume real-estate-record users.
