Lamar County Georgia • 2026 Property Assessment & Tax Guide
Search Lamar County GA Parcels, Assessed Values, Tax Maps & Property Bills
This guide is for Lamar County, Georgia, including Barnesville, Milner, Aldora and surrounding unincorporated property. The Board of Tax Assessors maintains appraisal and parcel records, while the Tax Commissioner handles the separate property-tax bill and collection process.
The fastest workflow is simple: search the county-linked qPublic property database, copy the parcel number, verify the 100% fair market value and 40% assessed value, then use the Tax Commissioner site only when you need the actual bill, payment status or delinquent balance.
For 2026, do not rely on a guessed assessment-appeal date or an old November tax deadline. Lamar uses a 45-day appeal period from the Annual Notice of Assessment, while actual tax-bill dates can be changed for a particular year.

Use Your 2026 Assessment Notice for the Exact Appeal Deadline
Lamar County uses Georgia’s 45-day appeal rule. The Tax Commissioner explains that an owner who disagrees with the assessment must file with the Board of Tax Assessors within 45 days from the date of the assessment notice.
Have your notice?
Read the notice date and the stated last day to appeal. Save both before contacting the Assessor.
No notice available?
Call 770-358-5161 and request the current assessment information and notice date for the parcel.
Do not wait for taxes
The tax bill is a later collection document and is not the beginning of the normal assessment-appeal window.
No universal 2026 appeal cutoff is published here. Official Lamar information confirms the 45-day rule but this review did not verify a countywide 2026 bulk-mail date reliable enough to convert that rule into one deadline for every property.

How to Search Lamar County Tax Assessor Property Records
Open the property-record search.
Use the Search Records / property-search option rather than beginning with tax-payment pages.
Start with parcel number when available.
This is the cleanest way to separate adjoining lots, acreage and same-name owners.
Otherwise search owner or property address.
Use a short surname or the core street name if the full formatted search returns nothing.
Use legal information for rural land.
Vacant and agricultural parcels may be easier to identify from deed/legal or map information than from a street address.
Open every plausible result.
A single owner can have a residence, adjoining acreage, vacant tracts or separate business parcels.
Verify the property card.
Compare parcel number, owner, location, acreage, land/building data, fair market value and assessed value.
Save the parcel number.
Reuse it for property-tax, deed and GIS research.
Do not start with an owner-name search when legal certainty matters. Ownership displayed by the Assessor is useful for tax administration, while a recorded deed is the better source for legal-title research.

Current-year filing deadline: April 1
Lamar County Homestead Exemption
A homeowner generally must own and occupy the Lamar County property as the legal residence on January 1. Lamar’s local tax information uses April 1 as the normal deadline for an exemption to apply to that tax year.
S1 Regular Homestead
Lamar describes the standard exemption as $2,000 from the county and school portions of assessed value, subject to statutory exclusions.
Own January 1
The applicant must satisfy ownership/residency requirements for the year claimed.
April 1
The normal 2026 local filing period has passed.
Usually renews
Once approved, ordinary homestead generally continues unless ownership, residence or exemption type changes.
State law has recently expanded some late homestead opportunities. Georgia DOR now notes that qualifying homeowners may have a route to apply during their 45-day assessment-notice appeal window in circumstances permitted by current law. Contact Lamar’s Assessor before assuming the ordinary April 1 deadline is the end of every possible 2026 remedy.
Recently bought the home? Do not assume the seller’s exemption stays attached to the property for your future tax years. Verify your own qualification.
Age, income & disability exemptions
Lamar County Senior and Disabled Homestead Relief
Lamar’s Tax Commissioner publishes several local/state homestead codes. Income tests can depend on the exemption, and some published dollar limits contain exclusions for Social Security or retirement income, so applicants should verify the current 2026 calculation with the Assessor.
S3 — Age 62+
Lamar lists $2,000 county and $10,000 school/school-bond assessed-value exemptions for qualifying owners age 62+, subject to the program’s income test.
L4 — Age 65+
Lamar lists a $20,000 county exemption and $10,000 school/school-bond exemption for qualifying applicants, subject to its current income and eligibility rules.
Disabled programs
Lamar also publishes separate exemption codes for qualifying disabled homeowners, with different county/school amounts depending on age and program.
Do not use an old income ceiling blindly. Retirement/Social Security exclusions and indexed amounts can change. Bring your current tax-return/income documentation and ask which 2026 exemption code produces the best lawful result.
Deferral is not an exemption
Georgia Property Tax Deferral for Some Lamar County Owners
Lamar’s published guidance describes the Georgia property-tax deferral program for certain homeowners age 62 or older with qualifying household income.
Defers payment
It postpones qualifying property tax rather than permanently erasing it.
Income test
Lamar’s standing guidance describes a $15,000 gross-household-income qualification; verify the current statutory rule before applying.
Repayment event
Deferred tax generally becomes payable when ownership changes or another statutory termination event occurs.
Deferral creates a future obligation. It should not be confused with homestead, senior exemption or cancellation of tax.
Agricultural & current-use programs
Lamar County CUVA and Preferential Agricultural Assessment
Lamar County recognizes several Georgia preferential assessment programs, including Conservation Use, Residential Transitional Property, Preferential Agricultural Property and rehabilitated historic-property treatment.
Conservation Use / CUVA
Qualifying agricultural, forest and eligible conservation property can be valued according to current use rather than unrestricted market value.
Preferential Agriculture
Qualifying bona fide agricultural property can receive preferential assessment rather than ordinary 40%-of-market treatment.
10-year commitment
Lamar’s guidance states specialized/preferential programs generally require a covenant maintaining the qualifying use for at least 10 years.
Never judge CUVA land from the current tax bill alone. A sale, subdivision or use change can create covenant consequences. Contact the Assessor before signing the transaction.
Business assets & Freeport
Lamar County Business Personal Property
Taxable assets
Business inventory, equipment, furniture and fixtures can be taxable personal property.
Return period
Lamar’s tax information uses January 1 through April 1 as the normal property-return period.
Freeport
Qualifying business inventory may be eligible for a Freeport exemption when applicable local requirements and filing rules are met.
Georgia late-Freeport nuance: state guidance allows some partial Freeport treatment for applications filed after the normal deadline but within the statutory late-filing period. A business that missed April 1 should contact Lamar’s Assessor rather than assuming the entire exemption is lost.
Parcel map research
How to Use Lamar County GIS / Tax Maps
Search the assessment parcel first.
Save the parcel number from qPublic.
Open the map view.
Use the county-linked qPublic mapping tools associated with the selected parcel.
Identify adjoining parcels.
Useful for acreage property, subdivisions and ownership research.
Compare road and parcel context.
Map view can help explain why an address search produced several properties.
Use sale/map layers only as research aids.
They help with comparable-property preparation but do not independently prove value.
Use the deed and survey for exact boundaries.
Tax-map geometry is not a substitute for a recorded plat or licensed boundary survey.
Tax Commissioner Lesley Kilchriss
How to Search and Pay Lamar County Property Taxes
Verify the Assessor parcel first.
Copy parcel number, owner and physical location.
Choose the property-tax search/payment option.
Do not confuse motor-vehicle renewal with real-property tax.
Locate the correct account.
Match taxpayer, property, parcel and tax year.
Check whether the bill is current or delinquent.
Use the live balance rather than an old paper statement.
Review the checkout amount and convenience fee.
Processor charges can change; use the amount shown immediately before payment.
Save the payment confirmation.
Keep it until the account reflects the transaction.
Current officeholder wording: Lamar’s live Tax Commissioner website lists Lesley Kilchriss as Tax Commissioner, while an older county department page still labels the position “Interim Tax Commissioner.” For payment/contact purposes, the current tax website is the better live operational source.
2026 due-date caution
When Are Lamar County Property Taxes Due?
Standing schedule
Lamar’s general property-tax information says bills are normally mailed by about September 15 and real-estate/business-personal-property taxes are normally due November 15.
But annual dates can change
Lamar’s 2025 payment terms specifically said 2025 bills were mailed around October 15 and due December 15.
2026 rule
Use the date printed on the actual 2026 bill or current Tax Commissioner portal once the bill is issued.
This matters. A generic article that simply says “November 15 every year” would have been wrong for Lamar County’s 2025 billing cycle. This guide therefore does not invent a final 2026 due date before the current bill is available.
Interest, penalty & Fi.Fa.
What Happens When Lamar County Property Tax Is Late?
Interest
Lamar’s standing FAQ says delinquent real-estate/business-personal-property taxes accrue interest at 1% per month after the due date.
90-day penalty
The county’s published guidance states a 10% penalty applies to taxes unpaid within 90 days after the deadline.
Fi.Fa.
Lamar warns that unpaid taxes can become subject to a tax Fi.Fa. lien recorded with the Clerk of Superior Court.
Do not calculate a delinquent payoff from the original bill. Use the Tax Commissioner’s current account so interest, penalties and collection charges are included.
Separate April calendar
Lamar County Mobile and Manufactured Home Taxes
April 1 due date
Lamar’s current FAQ states annual mobile/manufactured-home tax is due April 1.
Location permit
The current-year mobile-home tax generally must be paid to obtain the required location permit/decal.
Homesteaded mobile home
Different treatment can apply when the same owner owns both the mobile home and qualifying homestead land.
Do not use the fall real-estate billing calendar for an ordinary non-homesteaded mobile-home account.
Clerk of Superior / Juvenile Court
How to Search Lamar County Deeds, Liens, Plats & UCC Records
The current county page identifies Caleb Tyson as Clerk of Superior/Juvenile Court. The Clerk records real-estate instruments, plats, liens and UCC records, while statewide online research is available through the Georgia Superior Court Clerks’ Cooperative Authority.
Start with the qPublic parcel.
Copy parcel number, owner name, legal-description clues and sale information.
Select Lamar County.
Keep your search limited to the correct county unless you are tracing ownership across jurisdictions.
Search grantor/grantee names.
Use buyer/seller names from the parcel card or closing documents.
Review deeds and security deeds separately.
A warranty deed conveys ownership; a security deed commonly reflects real-estate financing.
Check cancellations and liens.
Later releases/cancellations can affect how an older mortgage or lien should be interpreted.
Use plats for land configuration.
Recorded plats can be more relevant than tax-map lines when lot dimensions or subdivisions matter.
Request certified records when required.
Online research is useful, but legal proceedings and title work may require official certified copies.
Current Clerk contact: Caleb Tyson, 326 Thomaston Street, Barnesville, GA 30204; 770-358-5145; Monday–Friday, 8:00 a.m.–5:00 p.m.

Lamar County Property Assessor FAQs
1. How do I search Lamar County Georgia property records?
Use the Lamar County Tax Assessors qPublic system linked by the county government. Search using owner name, property address, parcel number or available legal/map information. Open the matching parcel and verify the parcel ID, physical location, owner, fair market value, assessed value, acreage and exemptions before using the record for tax or deed research.
2. Is this Lamar County Georgia or another Lamar County?
This guide is for Lamar County, Georgia, including Barnesville, Milner and Aldora. Other states including Texas, Mississippi and Alabama also have Lamar Counties, but they use different assessor, appraisal-district or revenue-office systems.
3. What percentage of fair market value is Lamar County property assessed at?
Most Lamar County, Georgia real property is assessed at 40% of fair market value. For example, a $300,000 fair market appraisal normally produces a $120,000 assessed value before applicable exemptions or special preferential assessment treatment.
4. What is the Lamar County 2026 property assessment appeal deadline?
Lamar County uses a 45-day appeal period measured from the date of the Annual Notice of Assessment. This guide did not verify a single countywide 2026 notice-mailing date that should be applied to every parcel, so owners should use the deadline on their actual notice and contact the Board of Tax Assessors if the notice is missing.
5. What is the Lamar County homestead exemption deadline?
Lamar County’s normal current-year homestead deadline is April 1. The homeowner generally must own and occupy the property as the legal residence on January 1. Georgia law now provides certain additional late-application opportunities tied to the assessment-notice appeal period, so an owner who missed April 1 should contact the Lamar County Board of Tax Assessors before assuming no remedy remains.
6. Does Lamar County offer senior property tax exemptions?
Yes. Lamar County publishes multiple age- and disability-based homestead programs, including exemptions for qualifying owners age 62 and 65 or older. The exemption amounts, income rules and treatment of Social Security or retirement income vary by program, so applicants should have the Assessor compare the current 2026 options.
7. Does Lamar County have Conservation Use agricultural assessment?
Yes. Lamar County recognizes Conservation Use and other Georgia preferential assessment programs. Qualifying property can receive current-use or preferential treatment, but the programs generally require a 10-year covenant. Owners should check covenant status before selling, subdividing or changing the property’s use.
8. When are Lamar County property taxes due in 2026?
Lamar County’s standing information says real-estate and business-personal-property taxes are normally due November 15, but the county changed the 2025 cycle and made those bills due December 15. Because the annual calendar can change, use the due date printed on the actual 2026 Tax Commissioner bill rather than assuming November 15 automatically applies.
9. Where do I search and pay Lamar County property taxes?
Use the official Lamar County Tax Commissioner website. First verify the correct parcel through qPublic, then open the tax system, match the taxpayer, parcel and tax year, review the current balance and any payment-processing fee, and save the confirmation after payment.
10. Where can I search Lamar County deeds and liens?
Use the Georgia Superior Court Clerks’ Cooperative Authority Real Estate Index and select Lamar County. The Lamar County Clerk of Superior Court records deeds, security deeds, plats, liens and UCC records. Use owner names and parcel/legal-description clues from the Assessor record, but review the actual recorded document when legal ownership or lien priority matters.
