Find Your Fort Bend Parcel, Appraised Value & Tax Account Without Mixing the Two Offices

If you searched for a Fort Bend County assessor property lookup, the first thing to know is that Texas splits the job. The Fort Bend Central Appraisal District (FBCAD) maintains appraisal records, ownership, values, exemptions and protest information. The Fort Bend County Tax Assessor-Collector handles many tax statements, payments and collections.

This guide shows exactly which system to use, what each search result means, what has already happened in the 2026 appraisal cycle, and how to move from a parcel record to the correct tax account.

Important 2026 status — updated August 12, 2026: the regular FBCAD protest deadline was May 15, 2026, and the 2026 appraisal roll has already been certified. Meanwhile, local taxing units are moving through the tax-rate process, so a 2026 appraisal record is not the same thing as a finalized 2026 tax bill.

Which Fort Bend office do you actually need?

Fort Bend Central Appraisal District

Use FBCAD when your question is about the property itself or its appraised value.

  • Search by owner, address or property ID
  • Market and appraised value
  • Land and improvement values
  • Property characteristics and value history
  • Homestead and other exemptions
  • Appraisal protests / ARB hearings
  • Taxing jurisdictions assigned to the parcel

Fort Bend County Tax Assessor-Collector

Use the Tax Office when the question is about a tax statement, amount due or payment.

  • Property-tax statement lookup
  • Current or delinquent balance
  • Online tax payment
  • Receipts and payment history
  • Tax certificates and collection questions
  • Escrow-related payment questions
  • County tax-rate information
Common mistake: Carmen Turner is the elected Fort Bend County Tax Assessor-Collector, but the Tax Office does not perform the market-value appraisal function. FBCAD, led by Chief Appraiser Jordan T. Wise, determines appraisal values.
Record decoder

What the Fort Bend CAD property page is telling you

FieldMeaningWhat to verify
Quick Ref ID FBCAD’s short property-account reference. Save it for future searches and correspondence.
Geographic ID Location-based identifier used in appraisal records. Useful when owners or street addresses change.
January 1 Owner Owner associated with the appraisal record for the tax year’s January 1 snapshot. A recent sale may not instantly change every system.
Market Value FBCAD’s estimate of market value for appraisal purposes. Compare land and improvement components.
Appraised Value Value after applicable appraisal limitations are reflected. It can differ from market value when a cap applies.
HS Cap Loss Value excluded from the appraised value because of the residence-homestead appraisal limitation. Do not confuse it with a dollar-for-dollar tax credit.
CB Cap Loss A circuit-breaker appraisal limitation shown on qualifying non-homestead real property accounts. Review the account year and eligibility status.
Taxable Value The value a particular taxing entity uses after applicable exemptions or limitations. Different entities can show different taxable values on the same parcel.
Property Roll Value History Prior-year improvement, land and appraised values. Use it to spot unusual year-to-year changes.

Market value is not the same as your tax bill

FBCAD is required to appraise taxable property at market value. After appraisal, exemptions and appraisal limitations can change the taxable value used by individual jurisdictions. Those jurisdictions then adopt tax rates, and a tax collector applies the rates to the taxable values.

Step 1

FBCAD Value

Market value is developed for the January 1 appraisal date.

Step 2

Taxable Value

Exemptions and applicable appraisal limitations are applied by taxing entity.

Step 3

Tax Rate

Taxing units adopt rates and the collector calculates the amount due.

2026 appraisal cycle

What has already happened in Fort Bend County in 2026?

2026 appraisal notices

FBCAD began mailing 2026 Notices of Appraised Value in early April.

  • Residential preliminary market values were reported about 3.88% higher overall than 2025.
  • Commercial preliminary values increased about 2.99%.
  • Overall preliminary value, including other property categories, increased about 3.82%.

Countywide percentages do not predict the change on an individual parcel.

2026 certified roll

Chief Appraiser Jordan Wise certified the 2026 appraisal roll on July 1, 2026.

FBCAD reported that about 3.4% of total appraised value remained under appeal when the Appraisal Review Board approved the records.

FBCAD’s live property search now states that the 2026 appraisal roll is certified and that most displayed values are certified, although some values may still change.

Seeing “Total Tax Rate: 0.000000” on a 2026 FBCAD account? Do not interpret that as meaning the property owes no tax. FBCAD itself directs users to the tax system for estimated taxes and tax rates. During the 2026 rate-adoption period, appraisal values can be available before all final tax rates and bills are loaded.
Tax lookup

How to find the Fort Bend County tax statement and amount due

Tax-account workflow

  1. First open the FBCAD record and make sure you have the correct parcel.
  2. Write down the property identifier, owner and situs address.
  3. Open the Fort Bend County Property Taxes page.
  4. Select the county option to inquire/search property tax information.
  5. Open the matching tax account and check the tax year before reading the balance.
  6. Review the statement, taxing entities, payment status and amount due.
  7. If paying online, add the selected account to the payment process and verify the total before submitting.

As of August 2026

The county’s property-tax page is still prominently identifying 2025 Property Tax Statements as available while the 2026 tax-rate process develops.

The County explains that property-tax databases are updated during August and September as local elected officials propose and adopt rates.

Do not search a 2026 appraisal and expect a completed 2026 bill in August. Values are certified before the later rate and billing phase is finished.

Tax calculation

How a Fort Bend property-tax amount is built

Basic Texas property-tax formula:

Taxable Value × Tax Rate ÷ 100 = Tax

Tax rates are commonly expressed as an amount per $100 of taxable value. The important word is taxable: the market value displayed near the top of an appraisal record may not be the value actually taxed by every entity.

Why one parcel can have several taxable values

A Fort Bend property can fall within several jurisdictions, such as:

  • Fort Bend County General
  • Fort Bend Drainage District
  • A school district
  • A city
  • A MUD, LID, WCID or similar district
  • An emergency services district

Why rates should not be guessed

The exact combination of taxing entities is parcel-specific. Two homes with similar values can have different total tax burdens because they are in different school, utility, emergency-service or special districts.

2026 rate warning: do not insert a 2025 tax rate into a 2026 value and present the result as the final 2026 bill. Fort Bend County’s current tax-rate page still displays 2025 rate materials while 2026 rate information moves through the annual adoption process.
Appraisal appeal

Fort Bend County 2026 property-value protest status

Regular 2026 deadline

For most owners, FBCAD set the 2026 ARB protest deadline at:

May 15, 2026

or within 30 days after the Notice of Appraised Value was mailed, whichever was later.

As of August 12, 2026, the regular 2026 deadline has passed.

Late-protest issue

FBCAD explains that a late protest for good cause can be considered only before the ARB approves the appraisal records. The 2026 appraisal roll has now been certified.

If you discover a serious account error now, contact FBCAD instead of assuming an ordinary late protest is still available. Different correction remedies can depend on the facts and Texas Tax Code.

Condition evidence

  • Current property photos
  • Foundation or roof issues
  • Repair estimates
  • Contractor reports
  • Deferred maintenance

Market evidence

  • Comparable sales
  • Closing statement
  • Recent purchase documents
  • Location disadvantages
  • Size / quality differences

Account evidence

  • Wrong square footage
  • Incorrect improvement details
  • Incorrect land classification
  • Missing exemption issue
  • Incorrect ownership data
FBCAD says an online appeal is its fastest and most efficient filing route. Supporting documents such as photos, repair estimates, receipts and closing statements can be uploaded with the online appeal. If no informal settlement is reached, the owner can proceed toward an ARB hearing.
Tax relief

Fort Bend homestead and property-tax exemptions

Common exemption categories

  • General Residence Homestead
  • Age 65 or Older
  • Disabled Person
  • Disabled Veteran
  • 100% Disabled Veteran
  • Qualifying surviving-spouse exemptions
  • Donated residence homestead for certain disabled veterans

Basic homestead documents

FBCAD lists the following for a standard General Residence Homestead application:

  • Completed Texas Form 50-114
  • Current Texas driver’s license or Texas ID
  • Address on the ID must generally match the principal residence for the applicable homestead exemption
Apply / Review Requirements
Fort Bend County exemption amount: FBCAD states that Fort Bend County offers a 20% local homestead exemption. Do not assume that every school district, MUD, LID, city or ESD gives the same exemption. Exemptions are entity-specific.
Very local 2026 change: FBCAD announced that Harris-Fort Bend Emergency Services District No. 100 changed its exemptions for tax year 2026. The district’s 20% homestead exemption and $100,000 over-65 exemption were eliminated, while the $100,000 disability exemption remains. This does not mean other taxing entities on the same property removed their exemptions.

What to check after filing a homestead exemption

  1. Return to the official FBCAD Property Search.
  2. Search by Quick Ref ID, owner name or property address.
  3. Open your property record.
  4. Look at the exemption area and taxable values.
  5. If you filed online, also watch for status emails from the exemption application system.
  6. Contact FBCAD at 281-344-8623 if the application is still requesting evidence or the account does not match what you expected.
Payment deadline

When will 2026 Fort Bend County property taxes be due?

Texas property-tax bills are generally due upon receipt, with January 31 normally being the last day to pay before delinquency for bills mailed on time.

That means the taxes based on the 2026 appraisal year will generally move toward the January 2027 payment deadline after 2026 tax rates are adopted and statements are issued.

Always follow the delinquency date printed on your actual tax statement. Texas law can move the deadline when a bill is mailed late or when the normal deadline falls on a weekend or qualifying holiday.

Already delinquent? Do not calculate the payoff yourself

Texas delinquent property taxes can accumulate statutory penalty and interest, and additional collection charges can apply in qualifying cases. The safest payoff amount is the live amount shown by the tax collector for the date you intend to pay.

Ownership proof

Need the deed, mortgage or lien instead of the appraisal record?

Use the Fort Bend County Clerk

The County Clerk’s Official Public Records can include:

  • Deeds
  • Mortgage documents
  • Easements
  • Liens
  • Plats
  • Powers of attorney
  • Other recorded property documents
Official Public Records Search

Why the CAD page is not enough for title research

An appraisal record is excellent for finding an owner name, parcel identifier and legal-description reference, but it is not a substitute for examining recorded instruments.

For a sale, lien, ownership dispute, refinance or title investigation, match the FBCAD parcel to the County Clerk’s recorded documents.

The County Clerk warns that its online database does not itself constitute the official repository of real property records.

Best due-diligence order for a Fort Bend property

  1. FBCAD: confirm parcel, owner, situs address and legal description.
  2. FBCAD: review current market value, appraised value, taxable values and exemption codes.
  3. Value history: compare multiple years for sudden changes.
  4. Tax jurisdictions: identify school, county, city, MUD/LID/ESD and other entities.
  5. Tax Office: check the actual tax account, payment status and delinquent balance.
  6. County Clerk: review deeds, liens, easements and other recorded instruments when ownership/title matters.

Fort Bend FAQ

Fort Bend County Assessor Property Search FAQs

1. How do I search Fort Bend County property records by owner name?
Open the official FBCAD Property Search and choose the Owner search. If the complete name produces no result, FBCAD recommends trying a simpler search such as only the first or last name. Confirm the correct parcel by checking the situs address and legal description.
2. Can I search Fort Bend County property by address?
Yes. FBCAD supports address searches. If an exact address fails, simplify the entry by removing unnecessary words or searching the street name. Once you find the parcel, save its Quick Ref ID for easier future searches.
3. Is Fort Bend CAD the same as the Fort Bend Tax Assessor-Collector?
No. Fort Bend Central Appraisal District appraises property, maintains appraisal records, administers exemptions and handles the appraisal protest process. The Fort Bend County Tax Assessor-Collector handles tax collection functions, statements and payments for the entities it collects for.
4. Who is the Fort Bend County Tax Assessor-Collector in 2026?
Carmen P. Turner, MPA, is the elected Fort Bend County Tax Assessor-Collector. The Tax Office property-tax phone number is 281-341-3710.
5. Who is the Fort Bend CAD Chief Appraiser in 2026?
Jordan T. Wise is the Chief Appraiser of the Fort Bend Central Appraisal District. FBCAD can be reached at 281-344-8623 or info@fbcad.org.
6. What was the Fort Bend County property-value protest deadline for 2026?
The regular FBCAD protest deadline was May 15, 2026, or within 30 days after the Notice of Appraised Value was mailed, whichever was later. The 2026 appraisal roll has since been certified.
7. Why does my 2026 FBCAD property page show a 0.000000 tax rate?
Do not assume that means the property has no tax liability. FBCAD’s search system is primarily an appraisal-value database and directs tax-rate and estimated-tax questions to the tax system. During the annual rate-adoption cycle, values can be certified before all current tax rates and bills are finalized.
8. How do I pay Fort Bend County property taxes online?
Start at the official Fort Bend County Property Taxes page, use the property-tax inquiry/search option, open the correct account and follow the payment prompts. The county currently publishes no convenience fee for e-check payments and a 2.29% fee with a $2.75 minimum for consumer credit/debit payments without a PIN.
9. Where can I find Fort Bend County deeds and liens?
Use the Fort Bend County Clerk’s Official Public Records search. Recorded public documents can include deeds, mortgages, easements, liens, plats and other property instruments. Use the FBCAD parcel record to help identify the correct property before researching recorded documents.
10. What should I do if the Fort Bend property record is wrong?
First determine what is wrong. Contact FBCAD for appraisal-record issues such as property characteristics, appraisal value, exemptions or ownership information shown in the appraisal database. For a deed or recorded-document issue, use the County Clerk. For tax-bill or payment errors, contact the Fort Bend County Tax Assessor-Collector.

Bottom line for a Fort Bend property lookup

Search FBCAD first. That gives you the parcel, appraisal value, owner record, property identifiers, exemptions and taxing jurisdictions. Then move to the Fort Bend County Tax Office when you need the tax statement, live balance or payment.

For title history, deeds, liens or other recorded instruments, move to the Fort Bend County Clerk. Keeping those three jobs separate prevents most of the confusion surrounding a “Fort Bend County tax assessor property search.”
