Market value is not the same as your tax bill
FBCAD is required to appraise taxable property at market value. After appraisal, exemptions and appraisal limitations can change the taxable value used by individual jurisdictions. Those jurisdictions then adopt tax rates, and a tax collector applies the rates to the taxable values.

What has already happened in Fort Bend County in 2026?
2026 appraisal notices
FBCAD began mailing 2026 Notices of Appraised Value in early April.
- Residential preliminary market values were reported about 3.88% higher overall than 2025.
- Commercial preliminary values increased about 2.99%.
- Overall preliminary value, including other property categories, increased about 3.82%.
Countywide percentages do not predict the change on an individual parcel.
2026 certified roll
Chief Appraiser Jordan Wise certified the 2026 appraisal roll on July 1, 2026.
FBCAD reported that about 3.4% of total appraised value remained under appeal when the Appraisal Review Board approved the records.
FBCAD’s live property search now states that the 2026 appraisal roll is certified and that most displayed values are certified, although some values may still change.

As of August 12, 2026, the regular 2026 deadline has passed.
Late-protest issue
FBCAD explains that a late protest for good cause can be considered only before the ARB approves the appraisal records. The 2026 appraisal roll has now been certified.

When will 2026 Fort Bend County property taxes be due?

Why the CAD page is not enough for title research
