York’s current property-record page says the database was updated May 1, 2026 and shows 2025 assessed values used for tax bills payable in 2026, including the DuPage Supervisor of Assessments equalization factor of 1.0786.

General Homestead
Up to $8,000 EAV for an eligible owner-occupied principal residence in DuPage County.
Senior Homestead
Additional $8,000 EAV for an eligible owner age 65 or older.
Disabled Persons
Annual $2,000 EAV reduction for qualifying persons with disabilities.
Home Improvement
Up to $25,000 assessed value, equivalent to up to $75,000 market value, for qualifying residential improvements for four years.
York says the General Homestead Exemption is automatically granted in many cases, but new owners should contact the Assessor after moving in so occupancy records can be verified.
Never assume the seller’s exemption belongs to the buyer. Verify the current exemption record after a transfer.

2026 York Township Senior Assessment Freeze: $75,000 Income Limit
The 2026 Low-Income Senior Citizens Assessment Freeze has a higher income limit than 2025.

65 or older and otherwise eligible for the Senior Homestead Exemption.

Own and occupy the home as the primary residence for the application year and applicable base-year requirements.

The Senior Freeze must be applied for each year.

The Senior Freeze does not “freeze the tax bill.” It freezes qualifying EAV subject to the program rules; the tax bill can still change because rates, new improvements and other tax components can change.

The first $250,000 of qualifying residential EAV is exempt from taxation.
Current Illinois law also extends eligibility to qualifying World War II veterans under the Standard Homestead Exemption for Veterans with Disabilities, regardless of disability percentage, beginning with the 2024 assessment year.

Senior Real Estate Tax Deferral: Use Current Illinois Income Limits
York’s local exemption page still mentions an older $55,000 income figure for the senior tax-deferral program. Current Illinois Department of Revenue guidance is newer and should control eligibility decisions.
2025 tax year
Maximum household income: $75,000. These are the taxes generally payable in 2026.
2026 tax year
Maximum household income: $77,000. These taxes will generally be payable in 2027.
Annual filing deadline
January 1 through March 1 with the county collector / Treasurer.
The state program functions like a loan against the property. Current Illinois guidance uses 3% simple annual interest for tax year 2023 and later, allows up to $7,500 to be deferred in a year, and caps total deferral including interest/lien fees at 80% of the taxpayer’s equity interest.
March 1, 2026 has passed. Anyone asking about the taxes currently payable in 2026 should contact DuPage Treasurer for status rather than assuming a new 2026 deferral application can still be filed.
