The Allen County Assessor determines market-value-in-use for taxable property throughout the county. The current elected Assessor is Stacey O’Day, a Level III Assessor-Appraiser.
Allen County provides several property tools, but they do different jobs. COMPS is the best current appraisal and comparable-sales tool and now displays 2026 assessments payable in 2027. PATI / LowTaxInfo displays the 2025 assessment payable in 2026, current tax bill, deductions, Form 11, property record card and payment information.
2026 assessment
COMPS now displays the January 1, 2026 assessment that will generally be used for taxes payable in 2027.

The tax bill being collected during 2026 is based on the 2025 assessment year.
2026 appeal status
Allen County mailed Form 11 notices April 24, 2026. The regular June 15 appeal deadline has passed.
Do not compare the 2026 COMPS value directly to the 2026 tax bill and assume something is wrong. They represent different assessment/payment years.
The spring 2026 tax installment was due May 11 and is now past. The fall installment is due November 10, 2026. Allen County mails one annual bill around April 10 containing both spring and fall coupons; there is no separate fall mailing.
Taxpayers with an already-filed 2026 appeal may still be in the review/PTABOA process. Upcoming 2026 PTABOA hearing dates include August 20, September 3, September 17, October 1 and later dates.

Address Search
Use fewer words when a full street name fails—for example, “101 Forest” instead of a long formatted address.
Parcel Number
Enter the complete parcel number with or without dashes.
PATI Name Format
LowTaxInfo recommends Last Name + First Initial.
PATI also supports searches using the Tax ID Number and the Billing Duplicate Number printed on the tax bill.

Indiana requires annual market adjustments. Allen County also physically reassesses roughly 25% of parcels each year so every parcel is reviewed during a four-year cyclical reassessment.
The 2026 value currently displayed in COMPS is payable in 2027. It is not the value behind the tax installment due November 10, 2026.

What Changed on Allen County’s 2026 Tax Bills?
Net assessed value
Allen County reports overall net assessed value increased about 4.34% for 2025 payable 2026.
Residential market
The county reports 2024 median residential sale price increased 5.6% from the prior year and those sales informed 2025-pay-2026 trending.
School tax rates differ
FWCS and SACS rates increased for 2026, while EACS and NACS were described by the county as essentially static.
Allen County notes that school corporations make up a major share of the overall property-tax levy. FWCS, SACS and NACS also have referendum taxes that can cause bills to exceed Indiana’s normal 1%/2%/3% property-tax caps.
Allen County mailed its 2026 Form 11 and Form 11A notices on April 24, 2026. Because the notices were mailed before May 1, the regular real-property appeal deadline was June 15, 2026.

August 12, 2026: the regular June 15 Form 130 deadline is closed. Do not submit a normal late appeal assuming it will preserve rights. Ask the Assessor whether a statutory limited-error remedy or another appeal provision fits your situation.
New for 2026: Allen County states that tax representatives must submit Power of Attorney forms with Form 130 and the authorization may not be effective for more than one year.
Allen County Cyclical Reassessment & Field Inspections
Assessing officials physically inspect approximately one-quarter of their jurisdiction each year so every parcel is reviewed during a four-year cycle.

Major Indiana changes for taxes payable 2026
Allen County Property Tax Deductions & Credits
The Allen County Auditor processes homeowner property-tax deductions and credits.
Homestead
Primary residence benefit for a qualifying owner or recorded-contract buyer.
Over 65 Credit
Indiana converted the prior Over 65 Deduction to a credit for taxes payable in 2026.
Blind / Disabled Credit
The prior deduction was also converted to a credit for taxes payable in 2026.
Disabled Veteran
Separate veteran deduction remains available when statutory requirements are met.
Allen County says owners who were already receiving the Over 65 or Blind/Disabled deduction are automatically converted to the corresponding credit and do not need to re-file solely because of that conversion.
Several other Indiana deductions were eliminated under Senate Enrolled Act 1 beginning with taxes payable in 2026. Do not assume a deduction appearing on an older tax bill still exists in the same form.
A qualifying homestead generally consists of the owner’s principal residence and up to one acre immediately surrounding the dwelling.
Open LowTaxInfo.
Search the primary residence.
Select the correct parcel.
Verify owner and property address.
Choose “File E-Forms.”
Select the Homestead application.
Complete identity fields.
The Auditor requires specified SSN or driver-license digits for the applicant and spouse where applicable.
Submit—not merely save—the form.
Allen County specifically warns that the form is not filed until Submit is selected.
Watch for confirmation.
If confirmation is not received within two business days, contact the Auditor.
Allen County’s general instruction states deduction applications must be completed and dated by January 15 of the calendar year in which taxes are first due and payable. For a late or newly acquired homestead, contact the Auditor rather than assuming eligibility for a particular tax year.
Over 65 Credit
For 2025-pay-2026, Allen County lists a $150 credit for qualifying taxpayers meeting the current income rules.
No assessed-value limit
Allen County’s current senior-benefit table no longer lists an assessed-value limitation for these benefits.
Over 65 Circuit Breaker
For qualifying taxpayers, the bill can be limited to a 2% increase from the prior year under the program’s rules.
For 2026-pay-2027, Allen County currently lists adjusted-gross-income limits of $61,680 for an individual and $71,960 for the Over 65 Circuit Breaker’s joint/shared-ownership category. Verify the current tax-year table before filing.
$2 million threshold
Indiana increased the Business Personal Property exemption threshold from $80,000 to $2,000,000 for 2026.
PPOP-IN discontinued
Indiana discontinued the Personal Property Online Portal beginning in 2026.
May 15 filing date
The 2026 Indiana business personal-property return deadline was May 15.
Business personal property can include income-producing equipment, machinery and other taxable tangible property. Inventory and many vehicles subject to excise tax are not treated the same way.

Allen County also supports recurring scheduled payments, but the county specifically states this is a way to pay taxes ahead; it does not extend statutory due dates and cannot be used to cure delinquency by creating a new due date.
What Happens When Allen County Property Taxes Are Late?
5% penalty
If paid within 30 days of the deadline and there are no prior delinquencies on the parcel, the penalty is generally 5% of the unpaid tax.
10% penalty
After 30 days—or when prior delinquency conditions apply—the penalty is generally 10% of the unpaid amount.
Tax-sale exposure
Allen County says parcels delinquent for three or more installments can become eligible for tax sale.

Allen County 2026 Property Tax Sale
Allen County has scheduled its 2026 Tax Sale for September 16, 2026.
Eligibility
The county states that property delinquent for three or more installments may become eligible.
Notice stage
Tax-sale notices are sent in the summer, with additional fees added during the sale process.
Redemption
A property sold at tax sale is subject to Indiana statutory redemption procedures rather than becoming an ordinary immediate deed transfer.
Owner action: if your parcel appears on the sale list, call the county for a current payoff immediately. Do not rely on an old online balance when sale fees or later payments may have changed the amount.
1% — Homestead
Owner-occupied residence homestead property generally receives the 1% cap category.
2% — Other Residential / Farmland
Other residential property and agricultural land generally fall under the 2% category.
3% — Other Property
Other real and personal property generally falls under the 3% category.
Caps do not necessarily equal your maximum final bill. Voter-approved referendum taxes can fall outside the normal caps. Allen County specifically notes referendum taxes affecting FWCS, SACS and NACS properties.

Look for releases, mortgages, plats, covenants or other instruments relevant to the transaction.
The Recorder says its online collection contains more than 3.1 million documents, with general online coverage from January 1, 1970 to present and some older records also available. Newly recorded documents usually appear online within about 24 hours.
The Recorder warns that court judgments, state tax liens and bankruptcies are among claims that are not necessarily filed in the Recorder’s Office. A complete lien/title investigation may therefore require additional sources.
The Recorder offers a free Property Fraud Alert that notifies registered users when a document is recorded using their subscribed name.
This alert does not prevent a document from being recorded and does not replace title monitoring, but it can provide early warning that a document using your name entered the Recorder’s system.
Buyer tax warning: the seller’s 2026 tax payment is based on the 2025 assessment. A buyer planning future ownership costs should also review the separate 2026 assessment in COMPS because that value generally affects taxes payable in 2027.
