The real-estate tax bill being collected during calendar year 2026 is the 2025 assessment payable in 2026. At the same time, township assessors and the County Supervisor of Assessments are processing the separate 2026 assessment year, payable in 2027.

How Kane County Property Assessment Works
Fair Cash Value
For most non-farm property, the township assessor estimates fair cash value as of January 1 using applicable appraisal evidence.
33.33% Assessment
Initial assessed value is generally developed at one-third of fair cash value.
Equalization
County-level equalization is applied to promote uniform assessment among townships.
Exemptions + Tax Rate
Applicable exemptions reduce EAV before the aggregate tax rate is applied.
Kane County explains that most non-farm values use the three prior years of sales. The relevant valuation date is January 1 of the assessment year.
Do not appeal simply because the tax bill increased. Kane County identifies physical-data error, valuation and lack of assessment equity as valid complaint theories; the percentage change in tax or assessment by itself is not a valid basis.

Kane County 2026 Assessment Complaint Deadlines
1. Talk to Township Assessor
Correct factual errors or discuss comparable-property evidence before formal filing.
2. Wait for Publication
The 2026 township assessment roll must be published before that township’s complaint period begins.
3. 30-Day Window
Illinois law gives taxpayers up to 30 days after publication of the reassessment notice to file.
4. Kane County Board of Review
The Board reviews timely complaints and can correct the current year’s assessment.
There is no single countywide 2026 deadline. Kane County publishes separate deadlines for Aurora, Batavia, Big Rock, Blackberry, Burlington, Campton, Dundee, Elgin, Geneva, Hampshire, Kaneville, Plato, Rutland, St. Charles, Sugar Grove and Virgil townships.
Dundee example: 2026 assessment changes were published June 9 and the final filing deadline was July 9, 2026. Other township dates should be checked on the live county deadline page rather than copied from a prior year.
General Homestead — $8,000
Current Kane County guidance lists an $8,000 reduction in EAV for a qualifying principal residence.
Senior Citizen — $8,000
Qualifying homeowners age 65 or older can receive an additional $8,000 EAV reduction.
Senior Freeze — $75,000 income limit
For 2026 payable 2027, Kane County lists a maximum 2025 household income of $75,000 for the Low-Income Senior Citizen Assessment Freeze.
Persons with Disabilities — $2,000
The current exemption reduces EAV by $2,000 for qualifying disabled residents.
Disabled Veterans
Current reductions range from $2,500 or $5,000 of EAV to exemption of EAV up to $250,000 depending on certified service-connected disability.
Returning Veterans — $5,000
A qualifying returning veteran can receive a one-time $5,000 EAV reduction.
Online filing is available. Kane County’s assessment site currently links an exemption portal for General Homestead, Senior, Persons with Disabilities and multiple veterans exemptions.
The Senior Freeze does not freeze the tax bill. It freezes the qualifying assessment base; tax rates and other factors can still change the final amount.

No grace period: the Treasurer states that unpaid installments are delinquent after the due date and bear statutory penalties.
