Kane By County Property Assessor 2026: Search & Tax Records

Kane County Illinois Property Records 2026

Kane County Assessor Property Search by Address, PIN, Owner & Tax Records

Kane County does not use one elected countywide “Property Assessor” in the same way some states do. Initial real-property valuations are developed by the 16 township assessors, while the Kane County Supervisor of Assessments coordinates the countywide assessment system, applies exemptions, maintains parcel ownership information, equalizes assessments and serves as Clerk of the Board of Review.

For a fast Kane County property search by address, use the county-linked Property Tax Inquiry system. It accepts property address, owner name or Parcel Index Number and connects the parcel to assessment history, tax information and taxing districts.

2026 Has Two Different Property-Tax Timelines You Should Not Mix Together

The real-estate tax bill being collected during calendar year 2026 is the 2025 assessment payable in 2026. At the same time, township assessors and the County Supervisor of Assessments are processing the separate 2026 assessment year, payable in 2027.
2025 assessment → payable 2026 These are the real-estate tax bills mailed in spring 2026.
First installment passed The Treasurer lists June 1, 2026 as the first-installment due date.
Second installment approaching The Treasurer’s current site should be checked for the exact September date printed on your tax bill.
2026 assessment → payable 2027 Current township assessment work affects taxes collected next year.
Appeals are township-specific A 2026 complaint cannot be filed until that township’s assessment roll has been published.
Dundee deadline has passed Kane County published July 9, 2026 as Dundee Township’s final 2026 filing deadline.
Address-search users often confuse the tax year. When you open a parcel, confirm whether you are looking at a 2025 payable 2026 tax bill or a 2026 assessment payable 2027.

Parcel Index Number Unique tax-parcel identifier printed on assessment notices and property-tax bills.
Fair Cash Value Estimated market value used as the starting point for most non-farm assessments.
Assessed Value Most non-farm property is assessed at approximately one-third of fair cash value.
Equalization The Supervisor of Assessments applies equalization to help maintain uniform assessment levels.
Equalized Assessed Value The equalized assessment used before applicable homestead exemptions are deducted.
Exemptions General, senior, disability, veterans and other approved exemptions can reduce taxable EAV.
Tax Rate Aggregate local rate produced from the taxing districts applicable to the property.
Taxing Bodies Parcel records can show how much tax is allocated to schools, municipalities and other local governments.
Taxable Year Illinois collects property tax one year after the assessment year, so always confirm “assessment year” versus “payable year.”

How Kane County Property Assessment Works

Fair Cash Value For most non-farm property, the township assessor estimates fair cash value as of January 1 using applicable appraisal evidence.
33.33% Assessment Initial assessed value is generally developed at one-third of fair cash value.
Equalization County-level equalization is applied to promote uniform assessment among townships.
Exemptions + Tax Rate Applicable exemptions reduce EAV before the aggregate tax rate is applied.
Kane County explains that most non-farm values use the three prior years of sales. The relevant valuation date is January 1 of the assessment year.
Do not appeal simply because the tax bill increased. Kane County identifies physical-data error, valuation and lack of assessment equity as valid complaint theories; the percentage change in tax or assessment by itself is not a valid basis.
Initial valuation is local

Persons with Disabilities — $2,000 The current exemption reduces EAV by $2,000 for qualifying disabled residents.
