2026 Assessment Appeals Are Closed, but Important Property Deadlines Remain

Loudoun’s 2026 assessments became available online in early February and represent fair market value as of January 1, 2026. Assessment notices began mailing February 6.

The ordinary 2026 administrative review deadline was March 16. The separate Board of Equalization filing deadline was June 1. Both have passed as of this August update.

The first-half real-estate tax was due June 5. The remaining 2026 second-half real-estate bill is due December 7, 2026, because the ordinary December 5 date falls on a Saturday.

Loudoun County 2026 Real Estate Property Tax Rate

$0.805 Regular Real Property Rate per $100 of assessed value for the regular county real-property district.
$0.105 Route 28 Highway Improvement Additional real-property rate applicable to qualifying parcels inside the Route 28 Highway Improvement District.
$0.20 Dulles Rail Service District Additional real-property rate for property inside the applicable rail service districts.
Basic county example: a $700,000 property in Regular District 1, before any special-district or town tax, produces an annual county real-estate tax estimate of $5,635: $700,000 ÷ 100 × $0.805.
Do not use $0.805 blindly for every Loudoun address. Special districts and incorporated-town taxes can add separate amounts.

Route 28, Dulles Rail and Other Tax Districts

Loudoun is not a one-rate county. A parcel’s location can place it inside additional special-service or transportation districts.

Route 28 Highway Improvement District Qualifying parcels carry the additional 2026 $0.105-per-$100 rate.
Dulles Rail Service District Qualifying parcels carry an additional $0.20-per-$100 rate.
Incorporated Town A town tax can be included as a separate line on the county-generated bill.

Loudoun Real Estate Tax Relief for Older Adults & Residents With Disabilities

Loudoun provides partial or complete real-estate tax exemption for qualifying homeowners age 65 or older or permanently and totally disabled.

Age / disability Applicant or qualifying spouse must be age 65+ or permanently and totally disabled as of December 31 of the prior year.
Ownership The applicant must hold qualifying title on January 1.
Residence The property must generally be the applicant’s only home, subject to program exceptions.
100% relief tier 2026 limits include household income up to $87,000 and net financial worth up to $498,000 for the full-relief tier.
Higher net-worth partial tiers Loudoun provides several 50% exemption tiers with progressively lower allowable income as financial net worth rises.

Loudoun County Land Use Assessment Program

This program can reduce the taxable assessment of qualifying land used for agriculture, horticulture, forestry or open space by assessing the land according to qualifying use rather than ordinary market development value.

Regular deadline November 1.
Late period November 2 through December 5.
Late fee $300 per parcel.
Application fee $125 per parcel plus $1 per acre.
Renewal cycle Full renewal is generally required every six years.
Taxes must be current All real-estate taxes due must be paid before applying.
December 5 is final. Loudoun says Land Use applications cannot be submitted after that date for the applicable cycle.

Loudoun Business Tangible Personal Property

Businesses with taxable equipment located in Loudoun County on January 1, 2026 were required to declare that equipment to the Commissioner of the Revenue.

How Incorporated-Town Property Taxes Work in Loudoun

Loudoun contains seven incorporated towns. County and town taxes can both apply to property located within a town.

Consolidated billing: Loudoun’s current system places county and applicable town real-estate taxes on the bill as separate line items, but a single payment is made to the County of Loudoun.
Use the Loudoun tax account number. The Treasurer instructs taxpayers to reference the county real-estate account number rather than a separate town tax account number for these consolidated payments.
