Many people search “Brevard County assessor,” but Florida calls the elected valuation office the Property Appraiser. That office does not collect the tax bill.

BCPAO’s published annual calendar places Truth in Millage / Notice of Proposed Property Taxes mailings in August. The exact value-appeal deadline is printed on each TRIM notice and is normally 25 days after mailing.
2026 Homestead timely filing The timely filing deadline was Monday, March 2, 2026 and has passed.
TRIM appeal deadline Do not guess a single September date. Read the date printed at the bottom of the 2026 TRIM.
2026 online VAB portal The Clerk currently says its 2026 online filing portal is under construction; mail and in-person filing alternatives are available.
Do not wait until the November tax bill. The normal opportunity to challenge the Property Appraiser’s value occurs during TRIM/VAB season before the Tax Collector’s annual bill is issued.

Florida formula: Assessed Value = Just Value − Assessment Limitations. Taxable Value = Assessed Value − Exemptions. Ad valorem tax is then based on taxable value × applicable millage.
There is no single Brevard County tax rate for every property. School, county, municipality and special-district levies differ by parcel, and non-ad valorem assessments can be added separately.

Why Brevard Market Value and Assessed Value Can Be Far Apart

A qualifying homestead receives Florida’s Save Our Homes assessment limitation. Annual increases in assessed value are limited to the lower of:

3% Three percent of the prior year’s assessed value.
Consumer Price Index change The applicable CPI change when it is lower than 3%.
The cap does not cap the tax bill. Millage rates, non-ad valorem assessments and property changes can affect the total amount due even when assessed-value growth is limited.
Homebuyer reset warning: after a property is sold, the prior owner’s Homestead and SOH cap are removed for the following January 1. If assessed value had been below market, it can reset toward market value before the new owner’s own exemptions and portability are applied.

Brevard Agricultural Classification Is Not the Same as Agricultural Zoning

BCPAO says agricultural classification is intended for commercial agricultural operations. Agricultural zoning by itself does not automatically qualify land for agricultural assessment.

First application period January 2 through March 1 of the tax year requested.
Valuation basis Qualifying land is valued according to agricultural use/income potential rather than unrestricted highest and best use.
Not transferable A buyer must file a new application after the agricultural property transfers.
BCPAO may request an agricultural business plan, income/expense evidence and, for leased agricultural property, a qualifying lease. Agricultural-classification parcels are field inspected.
Business tangible personal property

Brevard Tangible Personal Property Has Its Own Filing Rules

$25,000 threshold BCPAO says TPP valued at $25,000 or less can qualify for an exemption/filing waiver once properly established.
April 1 return If TPP value exceeds $25,000, the DR-405 return is generally due April 1.
Failure to file BCPAO warns the exemption can be lost and a 25% penalty can apply.
Real property search and tangible-property search are different. BCPAO’s tangible search includes Business/Owner Name, TPP Account, Business License and Parcel ID fields.

What Happens When Brevard Property Taxes Become Delinquent?

Unpaid annual property tax becomes delinquent April 1. The Tax Collector then follows Florida’s delinquent-tax and tax-certificate process.

April Delinquent balance should be obtained from the current Tax Collector account.
May Delinquent real-estate taxes are advertised before the certificate sale.
By June 1 Brevard’s standing calendar says tax-certificate sale begins on or before June 1.
Purchasing or paying a tax obligation does not automatically make someone the owner of the property. Florida tax certificates and later tax-deed proceedings are separate legal processes.

The Property Appraiser’s ownership display is a tax-administration record. For actual recorded conveyances and liens, use the Clerk’s Official Records system.
