Brevard County Florida • 2026 Property Appraiser & Tax Guide
Search Brevard County Parcels, Market Values, Homestead, GIS & Tax Records
This guide covers Brevard County, Florida, where the correct valuation office is the Brevard County Property Appraiser—not a county “assessor.” Property Appraiser Dana Blickley’s office maintains the county’s real-property search, assessment records, exemption information, aerial mapping and parcel data.
The fastest workflow is to find the parcel through BCPAO first, save its seven-digit Account Number or full Parcel ID, verify market value, assessed value and exemptions, then move to the Tax Collector only when you need the tax bill, payment status or delinquent balance.
August 2026 is especially important because this is Brevard’s normal TRIM notice season. A value or exemption appeal deadline is tied to the notice itself, so owners should open the 2026 TRIM promptly rather than waiting for the November tax bill.

Florida terminology matters
Brevard County Uses a Property Appraiser—not a Tax Assessor
Many people search “Brevard County assessor,” but Florida calls the elected valuation office the Property Appraiser. That office does not collect the tax bill.
Property Appraiser
Market value, assessed value, exemptions, agricultural classification, parcel records, MapView and TRIM-value questions.
Tax Collector
Tax bills, payments, installment plans, delinquency, tax certificates and homestead tax deferral.
Clerk / VAB
Value Adjustment Board petitions, hearing administration and formal appeal filing.
Clerk Official Records
Deeds, mortgages, satisfactions, liens, legal descriptions and recorded-document images.
Quick rule: value or exemption problem → Property Appraiser. Amount owed → Tax Collector. Formal TRIM appeal → VAB Clerk. Legal deed or lien → Official Records.

2026 TRIM Season Is the Next Critical Property-Tax Stage
BCPAO’s published annual calendar places Truth in Millage / Notice of Proposed Property Taxes mailings in August. The exact value-appeal deadline is printed on each TRIM notice and is normally 25 days after mailing.
2026 Homestead timely filing
The timely filing deadline was Monday, March 2, 2026 and has passed.
TRIM appeal deadline
Do not guess a single September date. Read the date printed at the bottom of the 2026 TRIM.
2026 online VAB portal
The Clerk currently says its 2026 online filing portal is under construction; mail and in-person filing alternatives are available.
Do not wait until the November tax bill. The normal opportunity to challenge the Property Appraiser’s value occurs during TRIM/VAB season before the Tax Collector’s annual bill is issued.

How to Search Brevard County Property Appraiser Records
Use one strong identifier first.
If you know the seven-digit account number or full Parcel ID, use that before owner-name searching.
For an owner search, enter useful name keywords.
BCPAO searches for all entered owner-name keywords regardless of where they appear in the stored name.
For an address, start simple.
You can search a single address or use BCPAO’s detailed Number, Direction, Street Name, Type, Suffix, Unit, City and ZIP controls.
Open the correct result.
Compare owner, site location, account number and parcel identifier before using the property values.
Review the Details tab.
Check values, exemptions, ownership, building and land information.
Open the Maps tab / MapView.
Verify the parcel location and neighboring property context.
Save the Account Number.
Brevard County’s Planning/Code Enforcement system also recommends the Property Appraiser account number as the most accurate property identifier.

Brevard Property Search Fields Explained
| BCPAO field |
How it works |
Best use |
| Owner Name |
Keyword-based search; all entered keywords must occur in the stored owner name. |
People, trusts, LLCs and companies. |
| Site Address |
Basic or range search with Number, Direction, Name, Type, Suffix, Unit, City and ZIP. |
Homes and improved parcels. |
| Account Number |
Single seven-digit account number. |
Fastest exact lookup when known. |
| Parcel ID |
Full or partial township-range-section-subdivision-block-lot sequence. |
Legal/map-based parcel research. |
| Inactive Records |
Search page allows inactive records to be excluded. |
Avoid split/combined or retired parcel confusion. |
| Autocomplete |
Optional search assistance can be shown. |
Useful for uncertain spelling or address formatting. |
Vacant-land tip: BCPAO warns that not every parcel has a site address. Vacant land, especially corner parcels, may not receive an E-911 site address until development occurs. Search by Parcel ID or Account Number when address search fails.
Brevard Parcel ID Format Can Be More Useful Than an Address
BCPAO accepts full or partial Parcel IDs in township-range-section-subdivision-block-lot order.
Example short format
20G-35-03-XY-234-56.7
Long / CAMA formats
BCPAO also recognizes long and CAMA parcel formats.
Metes & bounds
BCPAO instructs users to enter “00” as subdivision and use the parcel number in the Block field for qualifying metes-and-bounds records.
How to Read a Brevard County Property Record
| Field |
What it means |
What to verify |
| Market / Just Value |
Property Appraiser’s estimate under Florida’s just-value standard. |
Recent sales, condition, land and building facts. |
| Assessed Value |
Value after applicable assessment limitations such as Save Our Homes. |
Do not confuse it with market value. |
| Taxable Value |
Assessment after applicable exemptions. |
School and non-school taxable values can differ. |
| Exemptions |
Homestead, veteran, disability, senior or other approved benefits. |
Check every year after ownership/residency changes. |
| Account Number |
Seven-digit BCPAO tax-account identifier. |
Use it across other county property systems. |
| Parcel ID |
Location/legal-map identifier. |
Useful for parcel, subdivision and map research. |
| Sales / Transfers |
Assessment-side transaction history. |
Read the actual recorded deed for legal title. |
| Non-Ad Valorem |
Charges not based on property value. |
These can make a tax bill higher than simple millage math suggests. |
Florida Save Our Homes
Why Brevard Market Value and Assessed Value Can Be Far Apart
A qualifying homestead receives Florida’s Save Our Homes assessment limitation. Annual increases in assessed value are limited to the lower of:
3%
Three percent of the prior year’s assessed value.
Consumer Price Index change
The applicable CPI change when it is lower than 3%.
The cap does not cap the tax bill. Millage rates, non-ad valorem assessments and property changes can affect the total amount due even when assessed-value growth is limited.
Homebuyer reset warning: after a property is sold, the prior owner’s Homestead and SOH cap are removed for the following January 1. If assessed value had been below market, it can reset toward market value before the new owner’s own exemptions and portability are applied.
2026 timely deadline was March 2
Brevard County Homestead Exemption in 2026
Original Homestead
Up to $25,000 reduction in taxable value for qualifying permanent residents.
Additional Homestead
BCPAO currently lists up to $25,722, adjusted annually for inflation and generally applying to non-school levies.
Qualification date
Owner generally must establish the property as the permanent residence by January 1.
Timely 2026 deadline
Monday, March 2, 2026.
BCPAO’s common documentation checklist
- Florida driver license or Florida ID
- Florida vehicle registration
- Brevard voter registration if registered
- Social Security documentation
- Permanent resident card when applicable
- Trust documents when property is held in trust
- Recorded deed / tax bill for property identification
- Manufactured-home registrations or titles when applicable
Missed the timely 2026 deadline? Do not assume the answer is automatically “no.” Contact BCPAO immediately about the current late-file/VAB procedure and preserve every deadline shown on your denial or TRIM notice.
BCPAO Online Homestead
Start the application, identify the parcel, complete ownership/residency questions, request portability when applicable, upload supporting documents and retain the completion confirmation.
Transfer accumulated SOH difference
Save Our Homes Portability for a New Brevard Homestead
Maximum transfer
Up to $500,000 of qualifying assessment difference.
Application
File DR-501T in addition to the Homestead application.
Timing
New Florida Homestead generally must be established by January 1 of the third tax year after abandoning the prior Homestead.
If your previous homestead was in another Florida county, tell BCPAO. Brevard sends the portability request to the prior county’s Property Appraiser for verification.

Challenge whether the Property Appraiser’s just/market value is correct.

- Independent appraisal when useful
- Photos of condition problems
- Repair estimates
- Correct building measurements
- Survey / land evidence
- Exemption or portability documentation
Commercial agricultural operations
Brevard Agricultural Classification Is Not the Same as Agricultural Zoning
BCPAO says agricultural classification is intended for commercial agricultural operations. Agricultural zoning by itself does not automatically qualify land for agricultural assessment.
First application period
January 2 through March 1 of the tax year requested.
Valuation basis
Qualifying land is valued according to agricultural use/income potential rather than unrestricted highest and best use.
Not transferable
A buyer must file a new application after the agricultural property transfers.
BCPAO may request an agricultural business plan, income/expense evidence and, for leased agricultural property, a qualifying lease. Agricultural-classification parcels are field inspected.
Business tangible personal property
Brevard Tangible Personal Property Has Its Own Filing Rules
$25,000 threshold
BCPAO says TPP valued at $25,000 or less can qualify for an exemption/filing waiver once properly established.
April 1 return
If TPP value exceeds $25,000, the DR-405 return is generally due April 1.
Failure to file
BCPAO warns the exemption can be lost and a 25% penalty can apply.
Real property search and tangible-property search are different. BCPAO’s tangible search includes Business/Owner Name, TPP Account, Business License and Parcel ID fields.

What Happens When Brevard Property Taxes Become Delinquent?
Unpaid annual property tax becomes delinquent April 1. The Tax Collector then follows Florida’s delinquent-tax and tax-certificate process.
April
Delinquent balance should be obtained from the current Tax Collector account.
May
Delinquent real-estate taxes are advertised before the certificate sale.
By June 1
Brevard’s standing calendar says tax-certificate sale begins on or before June 1.
Purchasing or paying a tax obligation does not automatically make someone the owner of the property. Florida tax certificates and later tax-deed proceedings are separate legal processes.
2026 aerial and parcel mapping
Brevard MapView: Parcels, Aerials, Sales and GIS Layers
BCPAO MapView can be searched by Account Number and provides parcel-centered mapping with current and historical sales/aerial context.
Parcel layer
View parcel geometry and neighboring property.
2026 aerial
Current MapView pages include a 2026 aerial layer where available.
Subdivision / block
Useful for identifying platted property.
Sales layers
MapView offers recent sales-year selections useful for market research.
BCPAO also publishes downloadable GIS data including parcels, condos, city boundaries, PLSS sections, subdivision boundaries, centroids and other reference layers.
GIS is not a boundary survey. A parcel outline is excellent for tax research but should not be used to determine a legal fence, easement or encroachment line.
Brevard Clerk Official Records
How to Search Brevard Deeds, Mortgages, Liens and Recorded Documents
The Property Appraiser’s ownership display is a tax-administration record. For actual recorded conveyances and liens, use the Clerk’s Official Records system.
Name
Grantor or grantee party-name search.
Book / Page
Useful when a deed or older instrument already supplies recording references.
Document Type
Narrow records to deeds, mortgages, satisfactions, liens and other instruments.
Legal Description
Search Official Records by indexed legal-description information.
Instrument / Clerk File Number
Exact-document lookup.
Record Date
Search a particular recording date.
Consideration
Search conveyance documents by a consideration/price range.
Find the BCPAO parcel first.
Save owner names, Account Number, Parcel ID and legal-description clues.
Select Name for most deed chains.
Search grantor/grantee names with less information first, then narrow by dates.
Separate conveyances from financing.
A deed transfers an interest; a mortgage and later satisfaction tell a different part of the record history.
Read the recorded image.
Verify parties, legal description, execution and recording data.
Use professional title/legal help when needed.
Online records are research tools and do not replace a title examination for disputed ownership or lien priority.
Do this before relying on the seller’s tax bill

Title-specific answers
Brevard County Property Assessor Search FAQs
1. Does Brevard County Florida have a Property Assessor?
Florida uses the title Property Appraiser rather than Property Assessor. In Brevard County, the elected Property Appraiser’s office establishes property values, maintains parcel records and administers exemptions, while the Tax Collector separately issues and collects property-tax bills.
2. How do I search Brevard County property records?
Use the official Brevard County Property Appraiser Property Search. The real-property search supports Owner Name, Site Address, a seven-digit Account Number and Parcel ID. The address tools can also search by street number, direction, name, type, suffix, unit, city and ZIP code.
3. Who is the Brevard County Property Appraiser in 2026?
Dana Blickley, CFA, is the Brevard County Property Appraiser. The main Property Appraiser contact number is 321-264-6700, and the office serves residents through locations in Titusville, Viera, Melbourne and Palm Bay.
4. What is the Brevard County 2026 Homestead Exemption amount?
BCPAO lists the original Homestead Exemption as up to $25,000. It also currently lists an inflation-adjusted Additional Homestead Exemption of up to $25,722. The additional exemption generally affects non-school taxable value and is automatically applied to qualifying properties receiving the original Homestead Exemption.
5. What was the Brevard County Homestead filing deadline for 2026?
The timely 2026 Homestead filing deadline was Monday, March 2, 2026. An owner who missed the timely deadline should contact the Brevard County Property Appraiser immediately about any current late-file or Value Adjustment Board procedure rather than assuming no remedy remains.
6. How does Save Our Homes work in Brevard County?
For qualifying Florida homestead property, Save Our Homes limits the annual increase in assessed value to the lower of 3% or the applicable Consumer Price Index change. The limitation applies to assessed value rather than directly capping the property-tax bill.
7. What is the Brevard County 2026 property assessment appeal deadline?
Brevard mails TRIM notices during the August cycle. The exact 2026 value-appeal deadline is printed on the property’s TRIM notice and is normally 25 days after the notice is mailed. Property owners should use the date on their own TRIM rather than relying on a guessed countywide September date.
8. How much does a Brevard Value Adjustment Board petition cost?
The Brevard Clerk currently lists a $45 filing fee for each separate parcel of real property or tangible personal property. Portability petitions have a $15 filing fee. Different fee rules apply to qualifying joint petitions.
9. When are Brevard County property taxes due?
Annual property-tax bills are mailed on or before November 1. A 4% discount normally applies in November, 3% in December, 2% in January and 1% in February. The full amount is due by March 31, and unpaid taxes become delinquent April 1.
10. Where can I search Brevard County deeds and liens?
Use the Brevard County Clerk’s Official Records search. It supports searches by grantor or grantee name, Book and Page, document type, Clerk File or instrument number, record date, case number, consideration range, legal description and simplified document-search options.
