How McClain County Property Assessment Works

1. January Assessment Property is placed on the annual ad valorem roll under Oklahoma assessment law.
2. Market / Fair Cash Value Assessor analyzes taxable property and applicable valuation limitations.
3. Equalization Values are submitted through County and State equalization processes.
4. Millage Certified Applicable tax rates are certified after local budgets and levies are established.
5. Tax Roll Assessor prepares the roll used by Treasurer to bill and collect ad valorem taxes.
McClain County’s Assessor page specifically states that the office conducts a four-year visual inspection program. That does not mean values change only once every four years; the physical review program supports the annual assessment process.
Oklahoma constitutional valuation limitations

3% Homestead / Agricultural Cap and 5% General Real-Property Cap

3% limit Fair cash value of qualifying Homestead property and agricultural land generally cannot increase more than 3% in a taxable year under Oklahoma’s constitutional limitation.
5% limit Other locally assessed real property is generally subject to a 5% annual fair-cash-value increase limitation.
Important exceptions Transfer/change of title and physical improvements can cause additional valuation outside the ordinary limitation.
A 3% or 5% valuation limit is not a tax-bill cap. Millage, new bonds, taxing-district changes, improvements, exemptions and other factors can still change the amount due.

How McClain County Property Tax Is Calculated

Oklahoma real property is assessed using a locally adopted assessment percentage within the constitutional range. For real property, the Oklahoma Constitution permits an assessment ratio of not less than 11% and not more than 13.5% of fair cash value.

Fair Cash Value Assessor determines taxable property value subject to applicable limitations.
Assessment Percentage Apply McClain County’s legally adopted ratio. Verify the actual ratio rather than assuming one.
Exemptions Subtract applicable assessed-value exemptions to reach net assessed value.
Millage Net assessed value × combined mills ÷ 1,000 produces the basic ad valorem tax.
Illustration only: if a $250,000 property were assessed at a hypothetical 12%, gross assessed value would be $30,000. After a hypothetical $1,000 assessed-value exemption, $29,000 × a hypothetical 110 mills ÷ 1,000 would equal $3,190. The 12% ratio and 110 mills in this example are not asserted as the rate for your McClain parcel.

McClain County officially links its land-record search to OKCountyRecords. The current system states that indexed data and images are available from April 1981, with newly recorded records added in real time.

Use recording references for precision. Book/page, series, instrument number, instrument type and recorded-date ranges are supported.
