What Delta County Property Owners Need to Know Now
The ordinary 2026 real-property and business-personal-property protest periods have ended.
Delta County accepted 2026 real-property valuation appeals through June 8 and business-personal-property appeals through June 30.
2026 is not a new general reappraisal
Colorado’s general reappraisal occurred for tax year 2025. Tax year 2026 is the second, intervening year of that same cycle.
2025 tax deadlines are over
Taxes collected during 2026 are generally the 2025 taxes. The February, April 30 and June 15 ordinary payment dates have passed.
2026 mill levies are not one fixed county rate
Taxing authorities set parcel-specific mill levies in the fall. The 2026 assessment becomes the basis for taxes payable in 2027.
New law effective today: Colorado SB26-046 takes effect August 12, 2026. It changes the standard real-property protest deadline from June 8 to June 1 for future cycles and aligns several senior/veteran exemption deadlines. It does not reopen Delta County’s already-completed 2026 real-property protest period.

How Delta County 2026 Real Property Values Were Built
Residential study starts
Normal 2025–26 residential/vacant-land data-gathering period begins.

Delta County states that residential property for the 2025–2026 cycle is valued using the market approach. Its residential and vacant-land sales period runs from July 1, 2022 through June 30, 2024. Commercial data collection began earlier, on January 1, 2022.

Market, cost and income approaches can be considered where appropriate.
Intervening-year changes
New construction, demolition, remodels, corrected characteristics, classification changes or certain ownership/use events can change an account in 2026.

Colorado changed residential assessment beginning with the 2025 property-tax year. Delta County’s own calculator now instructs owners to compute school taxes and non-school local-government taxes separately.
School assessment
The 2026 statutory framework uses a separate residential school-district assessment percentage. Current state law points to 7.05% unless a lower balancing/correction percentage applies through the statewide school-finance mechanism.
Other local governments
For 2026, current state law uses a 6.8% residential assessment percentage after applying the statutory residential actual-value reduction—the lesser of 10% of actual value, $70,000, or the amount necessary to preserve the statutory minimum assessed value.
Best calculation source: Delta County tells owners to open the current EagleWeb Account Summary, where the applicable assessment rates and mill levies needed for the parcel estimate are displayed. Use that live account rather than copying a rate from an older FAQ example.
Do not use Delta County’s old 2025 example as a 2026 calculator. Its educational page includes a 2025 example using a 6.25% non-school rate. The 2026 statutory framework is different.

For qualifying programs, Colorado exempts 50% of the first $200,000 of actual value of the qualifying primary residence. The state reimburses the property-tax revenue associated with the exempted portion when the program is funded.
Senior Citizen Exemption
Standard qualification generally requires age 65 by January 1 plus 10 consecutive years of ownership and primary-residence occupancy, subject to statutory exceptions.
Veteran with a Disability
Colorado’s program covers qualifying service-connected disability and, beginning with tax year 2025, qualifying individual-unemployability status under current state rules.
Gold Star surviving spouse
Qualifying surviving spouses can claim relief on an owner-occupied primary residence.
Qualified Senior Primary Residence classification: this special moved-senior benefit exists for tax years 2025 and 2026. Colorado SB26-116 ends the temporary classification beginning with tax year 2027.
Time-sensitive August 12 update: SB26-046 takes effect today and aligns the regular application date for senior, qualified-senior and qualifying veteran/spouse programs at July 15, with qualifying late applications allowed through August 15. If you missed the ordinary deadline and may qualify, contact the Delta County Assessor immediately.
County webpage timing is partially outdated as of this verification. Delta County’s exemption page still lists July 1 for several veteran programs and March 15 for the qualified-senior classification. The newly effective state law changes those administrative deadlines, so confirm the current late-filing route directly with the Assessor.

Delta County Agricultural Land Assessment
Agricultural land is not simply taxed from its open-market purchase price. Colorado uses special statutory agricultural valuation rules, and Delta County maintains an agricultural land information packet and agricultural-residence guidance.

Classification depends on statutory qualifying use—not merely acreage or a rural mailing address.

Delta County maintains separate records for qualifying severed mineral interests. This matters when surface ownership and mineral ownership do not match.
Start with the land’s legal description.

Business personal property is revalued every year
Delta County Business Personal Property
Unlike real estate, Colorado business personal property is valued annually. Machinery, equipment and other taxable business assets can require a yearly declaration when the statutory filing rules apply.
January 1 snapshot
Ownership/use and taxable business assets are generally considered as of the annual assessment date.
April 15 declarations
Colorado’s ordinary business-personal-property declaration deadline is April 15 when a filing is required.
2026 appeal period
Delta County accepted 2026 personal-property valuation protests June 15 through June 30.
August 2026: both the ordinary declaration date and Delta County’s 2026 personal-property protest period have passed. A business with an omitted or incorrect account should contact the Assessor now rather than waiting for the next tax bill.
2027 change already enacted: Colorado SB26-116 sets the statewide business-personal-property exemption at $58,000 beginning January 1, 2027. Do not apply the $58,000 figure retroactively to tax year 2026.

How to Search Delta County Property Taxes
Find the Assessor account first.
Save the parcel/account number and confirm the owner/property.

ACH/eCheck advantage: Delta County’s current online-payment page says there is no service fee for ACH/eCheck at this time. A separate service fee applies to online credit-card payments.
Payment authorization is not enough. The county warns that the liability remains unpaid if the transaction is not successfully authorized and accepted. Save the final confirmation and verify the account posts correctly.

7. Is there one Delta County Colorado property tax rate?
No. Property-tax mill levies vary by tax area and can include the county, school district, municipality and special districts such as fire, ambulance, water or other authorities. The Assessor says mill levies are established by each taxing authority in the fall, so use the parcel’s live EagleWeb/tax-area information instead of a countywide average.
8. What senior and veteran property-tax relief is available in Delta County?
Colorado provides qualifying senior, veteran-with-disability and surviving-spouse exemptions that generally exempt 50% of the first $200,000 of actual value of a qualifying primary residence. A temporary Qualified Senior Primary Residence classification also applies for tax year 2026 to some seniors who moved and lost their prior exemption. New deadline rules effective August 12, 2026 allow qualifying late applications through August 15.
