Cedar County Property Assessor 2026: Search & Tax Records

Cedar County Iowa Property & Tax Search • 2026

Search Cedar County Property Assessments, GIS Parcels & Tax Records

The official Cedar County assessor property search for Cedar County, Iowa now runs through Schneider Beacon/GIS. Cedar County permanently disabled its former Vanguard online assessment site on March 11, 2026, so older guides that still send property owners to Vanguard are outdated.

Use the current property system to research a parcel and assessment, then use the separate Cedar County Real Estate & Tax Inquiry when you need the tax statement, payment history or printable bill. This distinction matters because the Assessor values property, while the Treasurer collects taxes.

Do Not Use the Old Cedar County Vanguard Assessment Website

March 11, 2026: Cedar County disabled the Vanguard Assessor website that previously provided online assessment data.
Current route: all online assessment information is now available through Cedar County’s GIS / Schneider Beacon system.
Bookmark the new route: Cedar County Beacon Property Search.
Search-engine results, browser bookmarks and older articles may still contain the retired Vanguard link. If a search page no longer works, return to the official Cedar County Assessor or GIS page rather than searching for a third-party substitute.
Iowa’s 18-month property-tax cycle

A 2026 Assessment Is Not the Tax Bill Due in September 2026

Iowa’s property-tax cycle takes roughly 18 months. Property is assessed as of January 1, but the taxes associated with that assessment are not paid until the following fall and the next spring.

January 1, 2025 Assessment Generally feeds the property taxes payable in September 2026 and March 2027.
January 1, 2026 Assessment Generally feeds the property taxes payable in September 2027 and March 2028.
This distinction prevents a common mistake: the value you see in a current 2026 assessment search does not automatically equal the valuation behind the tax installment due next month.

How Cedar County Property Assessment Works

Cedar County’s Assessor is responsible for assessing real property throughout the jurisdiction, including residential, agricultural, commercial and industrial property. Real property is revalued every two years, while new construction and improvements are valued based on their state of completion as of January 1.

January 1 Effective date of the current assessment.
Every Two Years Cedar County’s official Assessor page states that real property is revalued every two years.
Value — Not Tax The Assessor establishes property value; local taxing jurisdictions adopt budgets that lead to levy rates.

Major Iowa law change signed May 18, 2026

2026 Homestead Benefit Changed from a Credit to a 10% Exemption

Iowa changed the general homestead program during 2026. Senate File 2472 replaces the former general homestead tax credit with an exemption equal to 10% of the taxable value of the homestead.

10% General exemption equals 10% of taxable homestead value.
$5,500 Minimum The 2026 exemption cannot be less than $5,500 of taxable value.
$20,000 Maximum The 2026 general homestead exemption is capped at $20,000 of taxable value.
Already had homestead on file? Iowa says claimants who received the homestead credit or exemption before July 1, 2026 will automatically receive the new 10% exemption if they remain eligible. They do not need to refile merely because the law changed.
Timing: this change is retroactive to the January 1, 2026 assessment year. Because of Iowa’s delayed property-tax cycle, it affects taxes paid in September 2027 and March 2028.
Cedar County’s local credits page may still contain older “Homestead Tax Credit” wording. For the general 2026 homestead calculation, use the updated Iowa Department of Revenue rule.
Official 2026 Iowa Homestead Update Review the new 10% exemption, minimum/maximum values and transition rules.

Additional Homestead Exemption for Owners Age 65+

The general 2026 homestead change does not eliminate Iowa’s additional exemption for qualifying older homeowners.

$6,500 Additional Exemption A qualifying claimant age 65 or older on or before January 1 of the assessment year receives an additional $6,500 taxable-value homestead exemption.
No Annual Refiling Once successfully claimed, the 65+ exemption continues in future years while the claimant remains eligible.

First Half Due First installment becomes due.
First Half Delinquent Unpaid first installment begins accruing delinquent interest.
Second Half Due Second installment is due the following spring.
Second Half Delinquent Unpaid second installment becomes delinquent.
Taxes may also be paid in full in September instead of using the two-installment schedule.
Delinquent interest accrues at 1.5% per month, rounded to the nearest dollar, with a minimum penalty of $1.

Online Payment Fees, Partial Payments & AutoPay

eCheck Cedar County currently lists a 25-cent online eCheck fee.
Debit / Credit Card Current county-listed convenience fee is 2.25% of the amount paid.
Partial Payments Cedar County accepts partial payments toward current property taxes.
Through the Iowa Treasurer’s payment system, owners can also establish scheduled payments—monthly, weekly, bi-weekly or on a selected date. An “auto amount” option can divide the required balance across scheduled payments.
Partial payments are not permitted on a tax-sale amount or special assessment. Also, choosing a fixed scheduled amount does not guarantee the entire tax will be paid before delinquency.

Use taxable value—not raw assessed value

Cedar County Property Tax Estimate Calculator

Iowa applies assessment limitations, exemptions and parcel-specific levy rates, so this calculator intentionally starts with the taxable value shown in your county tax record rather than guessing a residential rollback.

Estimated annual property tax
$0

Enter the parcel’s taxable value and actual consolidated levy.

Formula: Taxable Value ÷ 1,000 × Consolidated Levy = estimated property tax.
Do not calculate Iowa taxes by multiplying the current assessed value directly by a countywide percentage. Assessment limitations, homestead exemptions, credits, taxing districts and levy rates can materially change the final bill.
GIS replaced the former Vanguard route

Cedar County GIS, Parcel Maps & Real Estate Mapping

GIS is not a survey. Cedar County states that its real-estate maps are compiled from plats, surveys, deeds, contracts and other official records but do not represent a legal survey. Use recorded documents and a licensed surveyor when an exact boundary matters.

Why the Auditor Also Matters for Cedar County Ownership

The Cedar County Auditor maintains real-estate transfer records, plat maps and transfer books so the public can research property ownership. After a deed is recorded, ownership information moves through the county’s real-estate workflow and eventually appears in tax and assessment systems.

Mailing Address Change The Auditor provides a county request process for changing a real-estate mailing address.
Adding / Removing an Owner The Auditor does not prepare deeds. Cedar County recommends contacting an attorney or title company when a new deed must be prepared.

Search Cedar County Deeds, Mortgages, Liens & Surveys

The Cedar County Recorder records deeds, mortgages, contracts, plats, surveys, easements, assignments, releases, state and federal tax liens and other real-estate documents.

Identify the property in Beacon first. Save the owner’s name, parcel information and legal-description details.
Open the Recorder’s Real Estate Documents page. Cedar County provides both a local index inquiry and the statewide Iowa Land Records system.
Use Cedar County Recorder Inquiry for index research. The local online index covers records from 1984 through the previous business day.
Use IowaLandRecords.org for document images. Iowa Land Records is the official statewide system sponsored by Iowa’s elected county officials. A free account is required for access.
Match the legal description. A similar owner name is not enough when a person owns several tracts.
Deed Recording Current county fee table lists $7 for the first page and $5 for each additional page.
Transfer Fee Documents conveying real estate generally have an additional $5 transfer fee per separate parcel, up to $50.

Annual sale occurs in June

Cedar County Delinquent Property Tax Sale

Third Monday in June Cedar County conducts its regular annual property-tax sale electronically.
2% Monthly Redemption Interest Cedar County states that Iowa law requires 2% per month on tax-sale redemption.
Not an Immediate Deed The tax-sale purchaser receives a tax-sale interest; additional statutory steps and waiting periods apply before a possible tax deed.
2026 status: the regular third-Monday-in-June sale is already past as of August 12. If you are checking an individual property today, use the live Treasurer tax record to determine whether the delinquency was paid, sold or remains outstanding.
Cedar County says a tax-sale investor may begin the 90-day notice process after the certificate has remained unredeemed for at least one year and nine months. If the investor fails to obtain a deed within the applicable three-year period, the tax sale can be canceled under the county’s published explanation.
