BayView GIS map checklist

Open BayView. Use Bay County BayView GIS.
Search by address or Parcel ID. If address is unclear, return to the property card and copy the Parcel ID.
Review useful layers. Check parcels, aerial imagery, roads, flood zones, evacuation zones and nearby property context where available.
Do not treat GIS as legal proof. The BayView disclaimer says the GIS data is not a legal representation of features shown.
Coastal due-diligence note: for Panama City Beach, Mexico Beach, waterfront parcels and rebuilding areas, check flood context, evacuation zone, permit history, access, storm damage and insurance risk before relying on value alone.

Homestead exemption: documents and filing path

Official benefit: BayPA explains that real property exemptions reduce taxable value, and homestead is the most common real property exemption. Initial applications can be made in person or online.

Eligibility base

Legal or beneficial title, permanent residence, January 1 status and recorded ownership evidence matter.

Deadline

Florida exemption applications are due by March 1; BayPA also explains late filing may be possible in limited circumstances.

Non-ad valorem charges: check before blaming the value

Non-ad valorem assessments are not based on property value. The Tax Collector explains they are prepared by local governments and can include paving, storm water, solid waste collection and disposal.

Mailing address change

Find your property. Open Bay County Property Search and select the property.
Open the Property Report Page. Click the Address & Forms link in the dark stripe at the top of the report page.
Choose Address Change Form. The official instructions say the form auto-fills part of the property information.
Complete and submit. Fill the remaining fields and click Submit.
Avoid the wrong button. BayPA says the separate menu button will not open the correct Address Change Form.

TRIM notice and VAB evidence

Read TRIM quickly. Check market value, assessed value, taxable value, exemptions, non-ad valorem assessments and filing deadline.
Talk to BayPA first. During the appeal window, try to resolve assessment or exemption questions informally when possible.
Collect evidence. Use comparable sales, photos, repair estimates, insurance/storm documents, appraisals, income records, exemption proof or classification records.
File if unresolved. Use the Bay County VAB page. Petitions must be received by the deadline printed on the TRIM notice.

Property fraud alert and deed checks

The Property Appraiser shows ownership and parcel data, but deeds, mortgages, liens and recorded document activity are Clerk/official-records matters.

Register name variations. Include personal name, business name, trust name, middle initial variations or LLC spelling.
Review alerts carefully. An alert means a matching document was recorded; it does not automatically prove fraud.
