MapView checklist for Space Coast property

Open MapView. Use BCPAO MapView.
Search exact property. Use address, account number or Parcel ID. Use account/Parcel ID when multiple results appear.
Check useful layers. Review parcel lines, aerial imagery, FEMA flood zone, roads, water, wetlands context and neighboring parcels.
Do not use it as a survey. Use official records, title review or a registered surveyor for boundary, fence, easement or closing questions.
Coastal due-diligence note: for Cocoa Beach, Cape Canaveral, Satellite Beach, Melbourne Beach, Merritt Island and riverfront property, review flood zone, wetlands, permits, insurance risk, coastal construction limits and survey/title details before closing.

Homestead exemption and online filing prep

Official rule: BCPAO says homestead applications may be submitted throughout the year, but must be submitted by March 1 of the year the benefit will apply. The first $25,000 homestead exemption can reduce taxable value for qualified applicants.

You must have legal or equitable title and maintain the property as your permanent residence as of January 1.

Address change, review request and public-record caution

Check the current card. Confirm owner, site address, mailing address, account number, Parcel ID and exemptions.
For mailing address changes. Use BCPAO Address Change Request. If someone other than the owner presents the request, Power of Attorney or Letter of Authorization is required.
For wrong data. Use Review Request for storm damage, fire damage, property value, building, land, owner, map, photo, sketch, homestead or other exemption issues.
Prepare proof. Depending on issue, gather deed, closing statement, driver license, utility bill, survey, permit, inspection note or photo.
Remember public records. BCPAO states most information you send is public record under Florida law. Use phone or in-person help if you need privacy guidance.

TRIM notice, informal review and VAB evidence

Review TRIM as soon as it arrives. Check market value, assessed value, taxable value, exemptions and the VAB petition deadline.
