The actual property-tax bill is separate. Broward County Tax Collector Abbey Ajayi bills and collects real-estate and tangible personal property taxes. In August 2026, the most important document is the TRIM Notice: it shows proposed taxes, current values, exemptions and taxing-authority hearing information before November’s final tax bill.

Your 2026 TRIM Notice Is the Record to Watch Right Now
Broward County’s annual assessment date was January 1, 2026. The Property Appraiser posts proposed values during the summer and mails TRIM Notices—officially Notices of Proposed Property Taxes—at the end of the second week of August.
The TRIM Notice compares current and prior values, shows exemptions and taxable values, estimates taxes using proposed millage rates, lists public budget hearings and explains how to challenge the assessment.
The 2026 value-petition deadline is September 18, 2026. This is also the absolute late-filing deadline for qualifying 2026 homestead and other exemption applications and agricultural classification applications.

The TRIM Notice is designed to separate property value from tax-rate decisions.
Just / Market Value
What BCPA believes the property was worth for the January 1, 2026 assessment.

2026 Save Our Homes: 2.7%
For qualifying homesteaded property, the 2026 annual Save Our Homes assessment increase is limited to 2.7%, reflecting the lower statutory CPI/3% rule.
Market value itself is not capped at 2.7%. The limitation applies to the qualifying assessed/SOH value.
Recapture can surprise owners: if assessed/SOH value is below market value, Florida rules can require assessed value to rise by the allowable cap even during a year when market value declines. BCPA says roughly 213,338 Broward homesteads were affected by this recapture rule in 2026.
Non-homestead property: many qualifying non-homestead properties are governed by Florida’s separate 10% assessment limitation rather than the Save Our Homes cap.

BCPA specifically warns buyers not to assume the prior owner’s property taxes will continue after the sale.

Broward County 2026 Homestead Exemption
A qualifying applicant generally must own the property and make it the permanent residence as of January 1 of the tax year.
Timely deadline
March 2, 2026 because March 1 fell on a weekend.
Absolute late deadline
September 18, 2026.
2027 pre-filing
Owners becoming eligible after January 1, 2026 can already pre-file many 2027 exemptions.
Do not give up because March 2 passed. If the property was your qualifying permanent residence by January 1, 2026, this August update is still within BCPA’s statutory late-filing window.
How the basic exemption works: the first portion applies broadly to taxing authorities. The additional homestead amount applies to the higher assessed-value band and does not apply to school taxes; beginning in 2025 that additional portion is adjusted for inflation.

Tax collection moved to Broward’s elected constitutional Tax Collector office. The current Tax Collector is Abbey Ajayi.
Start with the BCPA Property ID.
Copy the correct folio/property identifier from the appraisal record.
Choose Pay Online / property-tax search.
Find the intended parcel before entering payment information.
Verify the tax year.
During August 2026, the new 2026 annual bill has not yet been mailed; existing online bills can be prior-year or installment records.
Review ad valorem and non-ad valorem charges.
Fire, drainage, solid waste or other assessments can appear separately from millage-based property taxes.
Save the receipt after payment.

Installment plan: qualifying enrolled taxpayers can pay four installments. The ordinary application date for the 2026 installment plan was April 30, so a new taxpayer should contact the Tax Collector rather than assuming enrollment is still available.

Broward County Agricultural Classification
Florida agricultural classification can value qualifying land based on bona fide agricultural use rather than ordinary highest-and-best-use market valuation.
January 1 status
Agricultural eligibility is measured based on qualifying use at the annual assessment date.
