Comal County property records are split between two offices. The Comal Appraisal District determines market value, exemptions, special agricultural appraisal and protest records, while Tax Assessor-Collector Stuart Hansmann handles tax statements, collections and payment history.
If your goal is to find a property, start with the CAD search and save its Property ID. If your goal is to see what was billed or paid, use the separate county Tax Office search, where account number, owner, mailing address and physical property location can be used.
As of August 12, 2026, the ordinary May appraisal-protest season has passed for most parcels, while final 2026 tax rates and tax statements have not yet reached their normal October billing stage.

Most Ordinary 2026 Protest Deadlines Have Passed
Comal Appraisal District’s normal deadline is May 15 or 30 days after the Notice of Appraised Value was mailed, whichever is later. By August 12, that ordinary spring filing period has passed for most parcels.
Did you receive a later notice?
Use the actual deadline printed on that notice rather than assuming May 15 applied.

Continue monitoring your informal offer, ARB hearing and certified final order.
Missed the deadline?
Texas provides limited late-protest and appraisal-roll correction remedies in specific circumstances. Contact CAD immediately rather than submitting a normal protest as though it were timely.
Do not protest the tax rate to CAD. Comal CAD says a value protest concerns market value or another appealable appraisal issue; the Appraisal District does not set the taxing units’ tax rates.

Comal County 2026 Tax Bills Are Not Yet in the Normal October Billing Stage
Comal County explains that the Tax Office receives the certified appraisal roll, loads the values, applies rates adopted by the applicable taxing jurisdictions and normally levies current taxes in October.

When will 2026 amounts settle?

How a Comal County Appraisal Becomes a Tax Bill
1. January 1
CAD appraises property based on its taxable status as of January 1.
2. Market Value
Full market value is established using legally accepted appraisal methods.
3. Limitations
Homestead cap, circuit breaker or special appraisal can reduce the appraised value used.
4. Exemptions
Homestead, over-65, disability, veteran and local options reduce taxable value as applicable.
5. Tax Rates
Each applicable taxing unit adopts a rate; the Tax Office uses those rates to create the bill.
There is no single Comal County “property tax rate” for every parcel. A property may be taxed by the county, school district, city, emergency-services district, MUD/WCID and other jurisdictions.

Why Market Value Can Be Higher Than Appraised Value
Residence Homestead Cap
After the cap becomes effective, appraised value generally cannot exceed the lesser of market value or the prior year’s appraised value plus 10%, plus the value of qualifying new improvements.
2026 Non-Homestead Circuit Breaker
Certain non-homestead real property valued at $5.32 million or less is subject to a temporary limitation that generally restricts annual appraised-value growth to 20%, plus qualifying new improvements, when statutory conditions are met.
The Texas non-homestead circuit-breaker provision currently expires after the 2026 tax year unless changed by law. Agricultural and several other specially appraised properties are excluded.

Texas now requires a $140,000 residence-homestead exemption for school district taxation.

A Texas owner who acquires and occupies a qualifying principal residence after January 1 may receive a prorated Homestead exemption during that year when statutory requirements are met and the prior owner did not receive the same exemption for that year.

April 30 is Comal CAD’s normal exemption-application target date, but Texas allows late Homestead filing in many cases. CAD says a residence Homestead application can generally be filed up to two years after the taxes become delinquent. Do not assume missing April 30 permanently eliminates the exemption.

Over-65 and Disabled Homeowner Relief
School additional exemption
Qualifying persons age 65 or older or disabled receive an additional $60,000 school-district Homestead exemption.
School tax ceiling
A qualifying over-65 or disabled Homestead receives a school-tax ceiling, subject to statutory adjustments such as new improvements.
Ceiling transfer
A qualifying homeowner who moves may be able to transfer the percentage benefit of the prior school-tax ceiling to another Texas Homestead.
Comal CAD says an over-65 exemption can be granted when the owner reaches age 65 during the year; the owner does not need to have been 65 on January 1.
A tax ceiling limits the applicable tax amount; it does not freeze market value and it does not necessarily freeze every tax on the bill.
Payment postponement—not tax forgiveness
Tax Deferral for an Over-65 or Disabled Homestead
Comal CAD states that qualifying owners age 65 or older or disabled may file a tax-deferral affidavit on the residence Homestead.
What it does
Postpones collection of qualifying current and delinquent Homestead property taxes while the owner meets the statutory conditions.
Interest
Comal’s current guidance says deferred tax accrues interest at 5% per year.
What it does not do
It does not cancel the tax. The accumulated obligation eventually becomes payable.

CAD says a written protest does not have to use its preprinted form, but it must provide the owner’s name, property identification number or address, and the reason for protesting.

Comal County Agricultural and Wildlife Special Appraisal
Qualified land can be appraised based on agricultural productivity rather than ordinary market value. For 2026, the Texas agricultural/open-space capitalization rate is 10.00%.
1-d-1 Open Space
Generally does not require a new application every year unless ownership, acreage, use or another qualifying circumstance changes or the Chief Appraiser requests one.
1-d Agriculture
Requires annual application under Comal’s published guidance.
Wildlife Management
Land generally must already have qualified for 1-d-1 open-space appraisal in the preceding year and satisfy wildlife-management requirements.
Comal CAD uses April 30 as the application deadline. A late approved agricultural application can be subject to a 10% penalty.
Check rollback exposure before changing use. Comal explains that a qualifying change from agricultural/wildlife use can trigger rollback tax consequences based on prior years.

2026 Comal County Business Personal Property
Businesses must render taxable tangible personal property used to produce income, such as furniture, fixtures, equipment and inventory.

Report taxable business property owned or controlled on January 1.
Rendition deadline
April 15.
Extension
A 30-day extension can be requested in writing by April 15.
Late penalty
CAD warns untimely filing can create a penalty equal to 10% of the tax liability.
Texas’ 2026 rules also include a new $125,000 exemption for qualifying income-producing tangible personal property. Businesses should still follow CAD rendition instructions rather than assuming the exemption means no filing action is ever required.

Select the search method.
The current portal supports Account Number, Owner Name, Owner Address and Property Location.
If using Account Number, include the dashes.
The county gives an example in the form 126-0586-00010.
For Owner Name, enter surname first.
The county example is “Doe John” or “Doe J.”
For Property Location, omit street type and direction.
The county recommends the number plus street name, such as “100 Weatherford,” without Ave., Ln., Dr. or directional wording.
Choose account and payment filters.
Current search includes account-type, inactive-account and Paid/Unpaid/Both controls.
Open the matching tax account.
Verify taxpayer, property, jurisdiction list, year and balance.
Save the receipt after payment.

January 31, 2027 falls on a Sunday. Texas Tax Code Section 1.06 generally treats an act as timely on the next regular business day when the last day falls on a Saturday, Sunday or legal holiday. Check Comal Tax Office’s final 2026-bill instructions before relying on a calendar calculation.
Do not confuse the current Tax Office homepage’s “January 31, 2026” notice with the deadline for 2026 taxes. That date applied to the prior tax year’s bill. Taxes imposed for tax year 2026 are billed later in 2026 and normally become delinquent in the following year.

What Happens When Comal Property Tax Is Delinquent?

County guidance says a normal unpaid balance begins with 7% combined penalty and interest when first delinquent.
Charges increase
Statutory penalty and interest continue to accumulate while the tax remains unpaid.
July collection cost
Taxes still delinquent on July 1 may incur an additional collection penalty of up to 20%.
Failure to receive a tax statement does not erase the tax, due date, lien, penalty or interest. If no bill appears by the normal billing period, search the property online or contact the Tax Office.

The Tax Office currently lists tentative 2026 online tax-sale dates of March 3, June 2, August 4 and November 3. The August 4 date has already passed as of this review; November 3 is the next listed tentative date.
A tax-sale schedule is not a guaranteed sale list. Verify the actual properties, registration deadline and auction status on the Tax Office’s current sale information before taking any action.

Property Damaged in the 2026 Comal County Flooding?
Comal County reported significant flooding and severe weather in July 2026. Comal CAD publishes a Texas Tax Code Section 11.35 temporary-disaster-exemption form for qualifying property.
Damage threshold
CAD states the improvement generally must have at least 15% qualifying physical damage from a declared disaster.
Document now
Keep dated photographs, repair estimates, insurance documentation and the date the property became unusable.
Confirm the event-specific deadline
Disaster filing periods depend on statutory and declaration details. Ask CAD which deadline applies to the July 2026 event instead of assuming the ordinary April exemption calendar controls.
Reporting flood damage to the state or county does not automatically apply a property-tax exemption. A qualifying owner must follow the Appraisal District’s exemption procedure.
