Search Douglas County Property by Owner, Address & Parcel
Douglas County’s official Assessor database lets you find property by owner name, street address, account number or State Parcel Number. It is the best starting point for Castle Rock, Parker, Highlands Ranch, Lone Tree and unincorporated Douglas County property research.
After locating the correct property, switch to the County Treasurer when you need the live property-tax account, prior payment history, tax statement or delinquent balance. Recorded deeds and liens are maintained separately by the Clerk and Recorder.
How to Search Douglas County Property by Owner Name
The main Assessor search includes a dedicated Owner Name field, so you do not need to know the parcel number before starting.
Go directly to the official Douglas County Assessor property database.
Use the search-field menu and choose Owner Name instead of searching every field.
Enter the owner or entity name. The search interface gives an example such as “John Smith.”
Do not assume the first result is correct. Compare property address and account information.
Choose the matching account to review current ownership and valuation information.
Keep the Assessor Account Number and State Parcel Number for future tax, map and deed research.
Owner Name Search Tips That Save Time

| Property belongs to an LLC | Search the LLC name | Use advanced search if a broad owner search returns too much. |
| Recent purchase shows seller | Search by address or parcel | Verify the recorded deed with Clerk and Recorder. |

Douglas County 2025–2026 Property Valuation Explained

Assessment Value Is Not the Same as the Tax Bill

Taxing Authorities
Set mill levies and other tax-related amounts within Colorado law.
Treasurer

Douglas County Property Tax Lookup by Owner Name
The Treasurer’s Tax Account Search also supports owner-name searching, which is useful when you need tax information rather than assessment data.
Use the official Douglas County Treasurer Tax Search.
The Treasurer instructs users to enter the owner’s last name when searching by name.
Owner-name search may return several properties, so compare addresses carefully.
Select the matching account to view taxes and payment information.
The account can provide current and prior-year payment history and receipts.
The current-year tax statement can be printed from the property account.

Douglas County 2026 Property Assessment Appeals
Compare your current value with the 2025–2026 valuation basis.
Look for incorrect square footage, classification, improvements or other record issues.
Use sales from the statutory study period relevant to the reappraisal.
During the filing window, appeals may be submitted online or through another county-approved method.
The Assessor issues a determination on the protest.
A dissatisfied taxpayer may appeal the Assessor’s determination to the County Board of Equalization.
What Happens After the County Board of Equalization?
If a taxpayer remains dissatisfied after the County Board of Equalization decision, Douglas County lists three additional routes.
Binding Arbitration
Available under Colorado’s property-tax appeal framework for qualifying cases.
Board of Assessment Appeals
A state-level appeal route after the county process.
District Court
Property owners can choose court review when statutory requirements are met.
Missed the Regular Appeal? Understand Property Tax Abatement
Douglas County distinguishes valuation appeals from an abatement or refund petition.
Douglas County Senior Property Tax Exemption — August 2026
The standard senior exemption can reduce the taxable actual value of a qualifying primary residence by 50% of the first $200,000 of actual value.
Standard eligibility
- At least age 65 as of January 1.
- Owner of record for at least 10 consecutive years before January 1.
- Occupied the property as the primary residence for at least 10 consecutive years.
- Only one qualifying property per applicant/married couple.
Portable Senior Exemption
A Qualified Senior Primary Residential Exemption is available for tax years 2025 and 2026 for certain seniors who previously qualified for and received the exemption in tax year 2020 or later but are not currently receiving it.

Disabled Veteran & Gold Star Spouse Exemptions
Colorado provides a similar exemption structure for qualifying veterans with disabilities and eligible Gold Star spouses.
Veteran qualification
The county describes the program for eligible veterans with qualifying service-connected disability status and primary-residence ownership/occupancy requirements.
Gold Star spouse
Eligible surviving spouses of qualifying U.S. Armed Forces members who died in the line of duty may also qualify under Colorado’s exemption framework.
Colorado Property Tax Deferral in Douglas County
Property-tax deferral is different from an exemption. Instead of permanently removing part of the taxable value, qualifying property taxes are deferred under Colorado’s program and must later be repaid according to program rules.
Residential Sales Research Before an Appeal
The Assessor provides a sales-search tool designed around the statutory reappraisal study period.
Useful comparison points
- Neighborhood
- Property type
- Finished square footage
- Lot size
- Age
- Condition
- Sale timing
2025–26 limitation
For the current reappraisal cycle, the Assessor used sales from July 1, 2022 through June 30, 2024. Later market changes were not part of that reappraisal analysis.

Where Do Douglas County Property Taxes Go?
The County Treasurer distributes collected property tax to the individual taxing authorities associated with each parcel.
Douglas County provides a separate interactive map showing how taxes are distributed based on property location. Because the tax is location-specific, the tool is especially useful when comparing properties in Castle Rock, Parker, Highlands Ranch, Lone Tree and different metro districts.
