Fulton County 2026 Assessment and Tax-Bill Status
Fulton County is using a temporary tax-collection process for 2026 because completion of the tax digest was delayed. County planning documents targeted distribution of county tax bills around August 15 with an October 15 county-tax due date, subject to the temporary collection process, remaining appeals and final billing activity.
Assessment notices
Annual Notices of Assessment were mailed June 16, 2026 and became available online shortly afterward.
Appeal deadline
July 31, 2026 was the deadline for most owners. A different date printed on an individual notice controls that parcel.
Bill distribution target
Fulton’s temporary-collection plan was designed to allow 2026 property bills to begin going out around August 15.
County-tax target date
October 15 is the planned county-tax due date, but always follow the actual 2026 bill because taxing jurisdictions can have different schedules.
Do not rely on an old tax bill for the 2026 deadline: Fulton has multiple taxing jurisdictions, including county government, two school systems and several cities. The date printed on the current bill is the safest deadline.
2026 notice-format change: The annual notice now emphasizes Estimated Tax Savings from applicable exemptions and credits instead of presenting the older estimated rollback-rate or estimated-tax-liability format.
2027 electronic notice option: Fulton now allows owners to use the Registration ID printed on the 2026 notice to enroll for electronic delivery of the 2027 Annual Notice of Assessment.

How Fulton Fair Market Value Becomes Assessed Value
Fair market value
Price a knowledgeable buyer and willing seller would agree to in a bona fide arm’s-length transaction.
Fulton considers market, cost and income information where appropriate.

The 2026 guide lists a $30,000 assessed-value exemption for the Fulton County tax portion with no age or income requirement.
Fulton Schools basic exemption

2026 filing window is closed: April 1 was the standard deadline, and 2026 legislation allowed eligible owners who missed it to apply during the same 45-day assessment appeal period. For most properties, that second window ended July 31.
2027 applications can be filed now: Fulton accepts homestead applications year-round. Owners who did not qualify for 2026 can prepare the next tax year filing early.
Deed-change warning: Fulton states that a deed change can cause an existing homestead exemption to be removed, requiring the owner to re-file.

Fulton does not have one universal property-tax due date for every levy: County, school and municipal components can operate on different schedules. Always follow the live tax account and mailed bill.
Current plan: County documents describe an August 15 distribution target and October 15 county-tax due date. Treat those as the 2026 county plan until the Tax Commissioner posts the final bill for your parcel.

April 1 deadline
Real and personal-property returns are normally filed January 1 through April 1.
Freeport exemption
Qualifying manufacturer, wholesaler and distributor inventory requires an annual application.
No ordinary filing extension
The Board states that it cannot grant extensions or relieve penalties for late personal-property returns.
2026 return period has ended: Owners dealing with a missing return, forced value, business closure or asset disposal should contact Personal Property promptly rather than waiting for the next bill.
Freeport timing: Fulton’s FAQ states that filing after April 1 but by June 1 can result in reduced Freeport exemption rather than the maximum benefit.
