Harris County Property Appraisal and Tax Records
Search Harris County Appraisal Accounts, Property Taxes, Exemptions and Deeds
Harris County property information is divided among three official systems. Harris Central Appraisal District maintains appraisal values, ownership information, exemptions, property characteristics, maps and protests. The Harris County Tax Assessor-Collector maintains tax statements, payments, receipts, delinquent balances, installment agreements and tax certificates. The County Clerk maintains deeds, liens, plats and recorded real-property documents.
This 2026 guide explains the exact search routes, HCAD’s 13-digit account format, address-search troubleshooting, value and cap fields, homestead filing, iFile and iSettle protests, MyHarrisCountyTax payments, delinquency dates, payment plans, tax certificates and deed-copy procedures.

Harris County Property-Tax and Protest Status in August 2026
The regular 2026 protest period and major 2025 payment-plan dates have passed. The ordinary 2026 HCAD protest deadline was May 15 or 30 days after delivery of the applicable appraisal notice, whichever was later. Real-property accounts remaining delinquent were generally referred for collection beginning July 1, and the final regular quarter-plan payment date was July 31.
2026 appraisal concern
Review the HCAD account, notice date, ARB status and correction options. Do not assume a regular market-value protest remains available.
Unpaid 2025 taxes
Search the live Tax Office account for every delinquent year, penalty, interest and collection charge before making payment.
Upcoming 2026 bills
Property values and rates move through certification and adoption during September. Tax statements normally begin arriving during October and November.
October 1 e-bill deadline: The Tax Office lists October 1, 2026 as the final day to enroll for electronic delivery of the 2026 tax-year bill. Electronic delivery generally replaces the mailed paper bill for the enrolled account.
Use the correct record custodian
HCAD, the Harris County Tax Office and the County Clerk Have Different Jobs
The phrase “Harris County property assessor search” often combines three separate user intents. Selecting the correct office first prevents unnecessary calls, incorrect forms and payments applied to the wrong account.
Harris Central Appraisal District
- Market and appraised values
- Owner and mailing information
- Property characteristics and maps
- Residence and other exemptions
- Business personal-property records
- Protests, ARB hearings and corrections
Tax Assessor-Collector
- Current and delinquent tax statements
- Payments and receipt history
- Full and partial online payments
- Quarter and installment agreements
- Tax certificates and e-bills
- Tax-sale and collection information
Harris County Clerk
- Deeds and deed restrictions
- Mortgages and releases
- Recorded liens and judgments
- Maps, plats and condominium records
- Certified and non-certified copies
- Official real-property documents
Critical distinction: HCAD determines whether property is taxable and establishes appraisal information, but it does not adopt tax rates, mail tax bills or collect payments. The Tax Office cannot approve a homestead exemption or reduce an appraisal value.

Official appraisal-account workflow
How to Search Harris County Property Records Through HCAD
Select the correct tax year.
A current account and a prior-year account can show different owners, values, exemptions, ARB status and jurisdictions.
Use the complete account number when available.
HCAD real-property accounts use 13 digits. Enter the number without hyphens or spaces.
Use the correct personal-property format.
Business personal-property accounts generally use seven digits and are searched through the separate personal-property interface.
Simplify address entries.
Enter the street number and main street name. Do not include words such as Street, Drive, Parkway or their abbreviations unless necessary.
Use short directional prefixes.
Enter N, S, E or W rather than North, South, East or West, and avoid periods in abbreviations.
Search partial owner names.
HCAD allows the beginning portion of an owner name. Try surname, company, trust or prior-owner variations.
Include zero-address properties when appropriate.
Select the option for properties with a site address beginning with zero when researching vacant land, rights-of-way or incomplete address records.
Open every plausible account.
One owner can have a residence, rental, commercial parcel, business personal-property account, mineral account or several adjoining tracts.
Save a dated copy.
Print the account page before filing an exemption, requesting a correction, preparing a protest or comparing a tax statement.
Real-property account
Enter all 13 digits without spaces or hyphens.
Personal-property account
Business personal-property accounts generally use seven digits.
Zero site address
Enable the zero-address option for properties without a known street number.
Data refresh
HCAD says online records normally refresh nightly; allow at least three days before reporting a recently corrected display.
Six Fields to Match Before Using a Harris County Property Record
HCAD account
Match all 13 digits.
Owner
Check current and prior names.
Site address
Confirm the physical property.
Legal description
Compare lot, block or tract.
Tax year
Use the correct appraisal year.
Property type
Real, personal or mineral.
Do not rely on the address alone: Condominiums, divided tracts, new subdivisions, business accounts and adjoining parcels can produce similar locations or several associated HCAD accounts.
Read the property card correctly

How Harris County Appraisal Values Become a Property-Tax Bill
Market value
HCAD’s estimate of the property’s market value as of January 1.
Use this number for market-value review.
Appraised value
Value after an applicable homestead cap or other appraisal limitation.
It can be lower than market value.
Taxable value
Value remaining for a taxing unit after exemptions and limitations.
It may differ by jurisdiction.
Tax levy
Each taxing unit applies its adopted rate to its taxable value.
Separate levies form the statement.
Homestead cap
A qualifying residence homestead may have appraised-value growth limited even when market value rises more sharply.
New improvement
New construction or qualifying improvements may be added outside the existing capped amount.
Ownership change
A new owner does not automatically inherit the prior owner’s capped appraised value or exemption.
Tax rate timing: As of August 6, 2026, the final 2026 rates may still be moving through the Truth-in-Taxation and adoption process. Use the official transparency database during August and September rather than estimating from a prior-year rate.
Prepare a property-specific review
How to Review a 2026 HCAD Appraisal Without Using Weak Comparables
Confirm property characteristics
Check land size, living area, year built, quality, condition, building type, pools, additions and demolition records.
Use the January 1 valuation date
Evidence should relate to the property’s condition and market position as of January 1, 2026.
Compare similar property
Match location, use, size, age, quality, condition and sale timing before treating another property as comparable.
Separate land from improvements
A land-value issue and an improvement-value issue may require different evidence.
Review unequal appraisal
Market value and unequal-appraisal arguments are related but legally distinct protest grounds.
Use income records when relevant
Commercial and rental property may require rent, occupancy, operating expense and capitalization evidence.
Evidence preparation checklist
- Current HCAD property account
- 2026 appraisal notice
- Photographs showing condition
- Repair estimates for major defects
- Survey or measured floor plan
- Permit and demolition records
- Comparable sales with adjustment notes
- Income and expense records when applicable

Harris County Homestead Exemption Filing and Verification
OWN
OCCUPY
TEXAS ID
FILE FREE
Basic qualification
You generally must own and occupy the property as your principal residence.
Identification match
The online filing route generally requires a Texas driver license or state ID showing the homestead address.
Regular filing period
The standard online filing period runs from January 1 through April 30 for the applicable tax year.
Late application
A qualifying general homestead application may generally be filed up to two years after the taxes for that year became delinquent.
Harris County benefit
HCAD states that Harris County currently provides a 20% optional homestead exemption to qualifying homeowners.
No five-year reapplication rule
HCAD says owners do not need to reapply every five years unless the district specifically requests requalification by mail.
Prepare before filing
- HCAD account number
- Property address and occupancy date
- Texas driver license or state ID
- Recorded deed or closing information
- Trust documents when applicable
- Heirship or probate records when relevant
- Veteran or disability documentation
- Prior residence and exemption information
Consumer warning: HCAD exemption applications are free. Be cautious with solicitations that charge a fee to file a standard homestead exemption or confuse an exemption application with a separate county-clerk homestead designation.
Ownership and mailing corrections
How to Correct a Name or Address on a Harris County Property Account
A recently recorded deed does not always appear immediately in every appraisal and tax system. Ownership correction normally begins with HCAD, while the recorded deed remains a County Clerk document.
Search the current HCAD account.
Confirm the account number, owner, mailing address, property address and tax year.
Search the recorded deed.
Confirm that the County Clerk accepted the correct conveyance and review the legal description.
Complete Form 25.25(b)RP.
Use HCAD’s Request to Correct Name or Address on a Real Property Account.
Attach title evidence when ownership is changing.
HCAD may require a recorded deed, signed closing statement, probated will or other evidence of title.
Submit through the official route.
Follow the form instructions for electronic submission, mail or delivery.
Allow the online record to refresh.
HCAD says data normally refreshes nightly and recommends allowing at least three days before reporting that a processed correction still displays incorrectly.
Check the Tax Office afterward.
A certified name or address change must also flow to the tax-roll and billing systems.
Mailing-address change is not title transfer: Changing where notices are sent does not convey ownership, release a lien or replace a recorded deed.
2026 protest and ARB route
HCAD iFile, iSettle and Appraisal Review Board Process
Review notice
Check values, exemptions, characteristics and deadline.
File through iFile
Select protest grounds and state an opinion of value.
Consider iSettle
Opt in when available and review any electronic offer.
Informal review
Exchange evidence and discuss the account with HCAD.
ARB hearing
Present evidence to the Appraisal Review Board if unresolved.
2026 regular deadline
May 15, 2026 or 30 days after the appraisal notice was delivered, whichever was later.
iFile number
The electronic filing number is generally printed near the upper-right area of the appraisal notice and related protest form.
iSettle selection
Filing online does not automatically opt the owner into iSettle. Select the option and provide an opinion of value when requesting electronic consideration.
Offer deadline
HCAD states that an available iSettle offer may be accepted until the day before the formal hearing.
August 2026 warning: The ordinary May 15 deadline has passed. A regular market-value disagreement does not automatically qualify for a post-deadline correction. Review the notice date and ask HCAD about any limited statutory route that may apply.
Protect the filing deadline: An informal conversation, missing iFile number, pending exemption question or request for evidence does not necessarily extend a statutory protest deadline.

How to Search Harris County Property Tax Statements and Receipts
Select account, owner name or property address.
The Tax Office supports all three search types.
Use the account number when possible.
Compare the Tax Office account with the HCAD account to avoid selecting a similar property.
Review every tax year displayed.
A current-year payment does not automatically resolve an older delinquent balance.
Check each taxing jurisdiction.
Review exemption, taxable value, rate and tax amount for every unit listed.
Open the receipt history.
Compare posted payments with mortgage escrow records, bank activity and saved confirmations.
Save the dated statement or receipt.
Online data is current as of the date printed and may later change through corrections or payment posting.
Request official verification when required.
The Tax Office states that an official account record may require contacting or visiting the office.
No statement received? You remain responsible for the property tax even when a paper or online statement is unavailable. The Tax Office advises owners to call
713-274-8000 or email tax.office@hctx.net for the payment amount.
Account not certified
HCAD may not yet have certified the property account for billing.
Online display opted out
The account may have an opt-out block that must be removed through the Tax Office.
Ownership change pending
The property may be under review because the appraisal and tax systems have not completed an ownership update.
