GIS map checklist

Open HCPA GIS. Use HCPA GIS / Maps.
Search the exact folio. Folio or parcel number is cleaner than address when nearby parcels have similar names.
Use map tools. Review base maps, layers, sales, identify tools and print option.
Compare with permits. If you see a pool, addition, shed, garage conversion or new structure, check permitting jurisdiction.
Do not treat GIS as survey. For fence, easement, setback, title or closing issues, use survey/title review.

Homestead exemption: document kit and deadlines

Official benefit: Florida law allows up to $50,000 to be deducted from assessed value of a primary residence. HCPA explains the first $25,000 is entirely exempt, and the second $25,000 applies to value between $50,000 and $75,000 but not school tax.

January 1 rule

Owner must have legal or beneficial title by January 1 and live there as permanent residence.

March 1 deadline
