Jasper County Is Implementing New Countywide Reassessment Values in 2026
Check your property value even if nothing changed physically at your home or land.
Jasper County says the Assessor began the “2025 Reassessment” of all real property and that the new values would not be implemented until 2026. The office inspected property, updated photographs and verified measurements as part of that process.
Compare the new value

Look for the capped value
Periodic reassessment increases are generally limited by South Carolina’s 15% five-year cap unless an exception applies.
Read the notice date
When a property assessment notice is issued, the 90-day objection period runs from the date the Assessor mailed the notice.
Do not wait until the October tax bill to decide whether you agree with a 2026 reassessment. Your appeal clock is tied to the assessment notice. A tax bill arriving later does not restart the 90-day reassessment appeal period.

Understanding Jasper County’s 15% Reassessment Cap
For a normal countywide reassessment, South Carolina generally limits the increase in the taxable fair market value of an existing parcel to 15% within the five-year reassessment period.
Market Value Can Rise More
qPublic or your notice can show full fair market value separately from the capped property-tax value.
15% Is Not a Tax-Bill Cap
The limitation applies to qualifying property value. Millage, exemptions and other changes still affect the bill.
Exceptions Matter
Assessable transfers of interest, new construction, additions and other statutory events can change how the cap applies.
A purchase can reset the equation. South Carolina’s “assessable transfer of interest” rules can cause property to be reappraised after a qualifying ownership transfer without preserving the seller’s existing 15% capped value.

A qualifying owner-occupied primary residence can receive South Carolina’s 4% special assessment ratio after approval by the Jasper County Assessor.

The difference is larger than 2 percentage points suggest. A qualifying 4% legal residence also receives relief from school operating property taxes under South Carolina law, while a 6% property generally does not receive that same treatment.

How to Apply for Jasper County 4% Legal Residence
Jasper County recommends filing as soon as the deed or bond-for-title is recorded and the owner has moved into the property. The county says an application may generally be filed before the first property-tax penalty date.

Age 65+, disabled or legally blind
Jasper County $50,000 Homestead Exemption
This benefit is different from the Assessor’s 4% legal-residence ratio. South Carolina provides a homestead exemption on the first $50,000 of fair market value of a qualifying legal residence for homeowners who meet the age, disability or blindness requirements.
Age 65+
A qualifying homeowner can apply after meeting the state’s age and South Carolina residency requirements.
Permanent Disability
A qualifying totally and permanently disabled homeowner may also receive the exemption.
Legally Blind
South Carolina’s program also covers qualifying legally blind homeowners.

Once approved, the homestead exemption generally continues in later years while ownership and eligibility remain unchanged. Notify the Auditor when circumstances affecting qualification change.

Jasper County Agricultural Property Assessment
Qualifying agricultural real property can be valued according to its agricultural productive use instead of ordinary development-market value. This can produce a substantially different taxable value for qualifying farmland, timber-related acreage and other eligible agricultural property.
4% Agricultural Ratio
Qualifying individuals, partnerships and certain qualifying corporations can receive a 4% assessment ratio applied to agricultural use value.
6% Corporate Treatment
Other corporate agricultural ownership can be subject to the 6% ratio under South Carolina law.
Application Required
Agricultural classification is not automatic merely because a property contains acreage or trees.
Jasper County says the agricultural application deadline is generally January 15 of the following year. Once approved, it automatically renews until there is a qualifying change in property use or title.
