Greenbelt is not simply a “farm exemption.” Qualifying agricultural, forest and open-space land is valued according to its current qualifying use rather than the potentially higher market value associated with development.

$1,500 income presumption
Agricultural use can be presumed when gross agricultural income averages at least $1,500 per year over a three-year period.
Forest land
Generally requires at least 15 acres and qualifying sustained-yield forest management.
Open space
Can begin at three acres, but additional statutory designation/easement requirements apply.
March 15 deadline
First-time Greenbelt applications normally must reach the Assessor by March 15 for that tax year.
Use appraisal on parcel
A Greenbelt record can display both market appraisal and lower qualifying use appraisal.
Buyer warning: Greenbelt can create rollback-tax exposure when land stops qualifying or qualifying acreage is developed. Agricultural and forest rollback generally recaptures the preceding three years of saved taxes; open-space rollback generally uses five years.
Before closing: ask the Assessor whether the sale, planned subdivision, change in acreage or intended development will disqualify all or part of the tract and who will be responsible for any rollback tax.

Lincoln County Property Tax Relief for Elderly, Disabled and Veteran Homeowners
Tennessee Property Tax Relief is a state reimbursement program, not an exemption from receiving or paying the tax bill. Applications are handled locally through Trustee Mary Jane Porter and then reviewed by the Tennessee Comptroller’s Tax Relief section.

When to apply: Tennessee’s 2026 brochure says applications can be made when the 2026 property-tax bill is received. The deadline is 35 days after the delinquency date, and the taxes must also be paid by that date.
Prepare income documents: elderly and disabled applicants may need tax returns, 1099s, W-2s and documentation of all income sources. Disabled veteran applicants use VA consent forms such as F-16; qualifying surviving spouses use F-16S.
Does Lincoln County Offer the Tennessee Property Tax Freeze?
No countywide Lincoln County Tax Freeze is listed for tax year 2026. Tennessee publishes the jurisdictions that adopted the optional freeze program, and Lincoln County is not among the 28 participating counties.
This distinction matters because Tax Relief and Tax Freeze are different programs. Lincoln County homeowners can still pursue the statewide Tax Relief program if eligible, but they should not assume their county assessment can be frozen simply because the statewide 2026 freeze income chart lists a standard Lincoln County income figure.
