In Manatee County, the office most people call the “property assessor” is officially the Manatee County Property Appraiser. Its public search can find parcels by owner last/first name, street address or Parcel ID, and the underlying parcel data is updated nightly.

August 2026 is especially important because the county is entering its TRIM and Value Adjustment Board period. The March 1 homestead filing deadline has passed, but the published 2026 value-petition deadline is September 11. Meanwhile, ordinary 2026 tax bills have not yet reached the annual November collection cycle, so a current parcel’s estimated 2026 tax should not be confused with the final Tax Collector bill.

Valuation / TRIM: TRIM Notices are mailed in August. Manatee County has published September 11, 2026 as the deadline for 2026 value petitions and late-file petitions to the Value Adjustment Board.
Taxes: 2026 annual tax bills are part of the November collection cycle. The Property Appraiser’s current estimator is only an estimate and can use prior-year market value and adopted millage.
Do not treat an estimated 2026 parcel-tax figure as the certified 2026 bill. Manatee’s parcel estimator warns that current estimates may be based on 2025 market value and 2025 adopted millage; final 2026 value, rates and taxes can differ.
Still contesting value? The 2026 Value Adjustment Board value-petition deadline is September 11, 2026. Manatee’s Clerk also launched online VAB petition filing in July 2026.

Market Value, Assessed Value & Taxable Value Are Not the Same

Market Just / Market Value The Property Appraiser determines the property’s value as of January 1 using Florida appraisal requirements.
Assessed Assessment After Caps Save Our Homes or other assessment limitations can make assessed value lower than market value.
Taxable After Exemptions Exemptions are deducted as applicable to arrive at taxable value for each taxing authority.
New buyer warning: a seller’s low assessed value and tax bill can reflect years of Save Our Homes protection. After ownership changes, the next assessment can reset toward current market value, so the new owner’s tax can be materially different.

Manatee County Homestead Exemption & Save Our Homes

Basic Homestead Qualified permanent Florida residents can receive up to $25,000 of the constitutional homestead exemption.
Additional Homestead Property with assessed value above $50,000 can receive up to another $25,000, but that additional amount does not apply to school-board millage.
Save Our Homes Once established, annual assessed-value growth on homesteaded property is capped at the lower of 3% or the prior year’s CPI, subject to Florida law.
2026 regular filing deadline has passed. Manatee’s calendar lists March 1 for homestead, low-income senior, widow/widower, nonprofit and agricultural applications.

Portability When Moving to Another Florida Homestead

Portability allows an eligible owner to transfer some or all of the difference between the prior homestead’s market value and assessed value to a new Florida homestead.

Up to $500,000 Manatee’s current portability guidance uses a maximum transferable Save Our Homes benefit of $500,000.
Three tax years The new homestead generally must be established within the permitted three-tax-year portability window after abandoning the prior homestead.
DR-501T Apply for the new homestead and file the Transfer of Homestead Assessment Difference form by the applicable March 1 deadline.
You do not necessarily have to sell the old home. Manatee explains that an owner can abandon the prior homestead while continuing to own it, then establish homestead on another qualifying permanent residence.
